Fall is in the air. Well, maybe just a little bit… evenings are cooling off but the hot summer we have experienced in Calgary continues. And it looks like fall will bring us a few more warm evenings to enjoy!
Our Calgary Connection team has decided to establish a newsletter format for our client updates. In this newsletter, we will offer our insight into current market conditions, upcoming events and real estate subjects, keeping you informed about all aspects of real estate ownership.
September offers a lot of promise as children head back to school and summer holidays end for both home buyers and Realtors. We often find September to be a time when activity picks up and buyers find homes they are interested in. This year should
follow the same pattern, and with interest rate increases upon us, we could find more buyers looking to lock into current low interest rates before they rise too far.
The market continues to show signs of recovery. The spring market brought detached and attached homes into a more balanced market. While the apartment and row townhouses all showed signs of improvement, this market still has some ways to go before moving away from the current buyers’ market.
The chart on the back page illustrates the total sales to active inventory for all residential sales in Calgary. The average selling price as you can see has stalled out after the spring market but this is a very common pattern in our market.

Aging In Place As Canada’s population continues to skew older, more and more seniors want to remain in their homes rather than move into a retirement residence or long-term care facility. Here are some of
the top aging-in-place renovations that improve livability::
Widen doorwaysDoorways and hallways need to measure at least 32 inches across to accommodate a wheelchair or other mobility aid. Add a wheelchair rampThis modification is a must to make a home accessible for individuals that require any type of wheeled mobility aid.Install lever-style doorknobsThis is an inexpensive do-it-yourself fix that can make a big difference in terms of accessibility.Install slip-resistant flooringVinyl, linoleum, bamboo and cork are popular flooring options that provide a bit more traction, while the softer materials are also less damaging in the case of a fall.Improve lightingUse task lighting to increase the amount of light in spaces used for reading, grooming and other activities.Grab bars in bathroomsGrab bars are a must to prevent dangerous falls caused by hard and slippery bathroom surfaces, especially in the bathtub or shower.Make your shower or bathtub more accessibleA walk-in bathtub or curbless shower makes the process easier and lowers the risk of falls.
