ABOUT SPRINGWOODS VILLAGE
Springwoods Village is a 1,800-acre, mixed-use community 20 miles north of downtown Houston designed
to combine preservation of the existing ecosystem and a walkable, urban environment, with easy access
to jobs, retail, entertainment and nature, while instituting high sustainability standards on all residential
and commercial construction – an approach never before used in master-planned communities located in
and around the Houston area. The community will serve up to 50,000 workers and residents through
diverse housing options and amenities that balance nature and urbanism.
The existing forest and Spring Creek ecosystems are protected and preserved throughout the construction
phase, using best practices in sustainable design and infrastructure. The community is directly connected
through the Springwoods Village Nature Preserve to the Spring Creek Greenway, Houston’s premier
regional greenway system, providing the Springwoods Village community with access to 46 miles of
continuous trails, recreation and natural ecosystems.
The community is a short drive to Bush Intercontinental Airport. Bordering the east side of the property,
I-45 provides convenient access to The Woodlands and downtown Houston. The Grand Parkway, due to
be completed in late 2015, will create a new Springwoods Village interchange on the southern edge of the
community to provide access to destinations west and east of Springwoods Village.
CURRENT STATUS OF SPRINGWOODS VILLAGE
Infrastructure
With the initial road network complete, Springwoods Village opened to the public in spring 2014. CityPlace
infrastructure construction is continuing with additional roads and underground utilities. Streetscapes and
parks are also under way and the community’s initial walking network is expected to be complete by fall
2015. The bridge on Holzwarth Rd along with the expansion of Holzwarth Road to Spring Stuebner Road
are completed, connecting Springwoods Village with FM 2920. Grand Parkway construction will continue
through the end of 2015, with the Grand Parkway frontage roads from Holzwarth Rd to Interstate 45
already opened to traffic in April 2015.
Residential
Phase 1 homebuilders began selling and leasing apartments and homes (The Belvedere - 342-unit
apartment building, Harper Woods - 88 single family homes and townhomes, Audubon Grove - 51 single
family homes) in spring 2014.
The first residents moved into The Belvedere in Springwoods Village, a luxury apartment community in
April 2014, while Harper Woods and Audubon Grove, the single-family subdivisions of Springwoods
Village, welcomed their first residents in the summer of 2014. Currently, more than 200 people are living
in The Belvedere and 50 families in Harper Woods and Audubon Grove. An additional 20 homes are
completed or currently under construction and model homes are open for visitors. By the end of 2015,
the number of residents in all subdivisions could reach 500.
CityPlace
In July 2014, detailed plans for CityPlace were announced. The development will include more than 4
million square feet of office space, 400,000 square feet of retail, a high-end apartment community, dining,
and other entertainment options. Construction on the first building, CityPlace 1, is planned to begin in late
2015. Fein began construction on its second multifamily community in Springwoods Village, The Mark at
CityPlace, in Springwoods Village in July 2015, with completion scheduled for end of 2016. Plans also call
for a full-service hotel, with the groundbreaking expected for Q1 2016 and completion in 2017. Details on
retailers and restaurants in CityPlace will be announced as they become available.
Retail
Construction on The Market at Springwoods Village is expected to start in early 2016. The grocery-
anchored 300,000-square-foot retail project will be located at the northeast corner of Spring Stuebner
and Holzwarth Roads within the community’s urban district. Dallas-based Regency Centers will develop
the project.
Hotels
Marriott Residence Inn hotel on Holzwarth Road between E. Mossy Oaks Road and Springwoods Village
Parkway is nearing completion and is slated to open in September 2015. The developer, Woodbine
Corporation, also started the construction of the Courtyard by Marriott hotel just south of the Residence
Inn in June 2015, with the expected opening in summer of 2016.
Employment
Construction at the Southwestern Energy headquarters was completed in 2014, and approximately 1,500
employees relocated to the new headquarters in December 2014. Moreover, the ExxonMobil campus is
complete, with nearly 10,000 employees currently working in Springwoods Village.
Medical facilities
CHI St. Luke’s Health purchased 23 acres in Springwoods Village and in June 2014 broke ground on its
medical campus. Phase I of the project is expected to be completed by the end of 2015. In the interim,
the Springwoods Village Primary Care Clinic operated by St. Luke’s Medical Group opened in May 2015.
Comprehensive primary care services include non-emergency care; wellness exams for infants, children
and adults; minor skin issue treatment; in-house EKG/lab collection; and more.
Construction of a joint Fire and EMS Station on Springwoods Village Parkway kicked off in October 2014
and should be complete in October 2015. The station will be home to Spring Fire Department and Cypress
Creek EMT and will complement CHI St. Luke’s medical campus.

Planned Amenities
Springwoods Village offers a wide range of residential product types and price points in small scale
neighborhoods to support community walkability, diversity and to maximize choice for our residents
depending upon their life stage needs, including luxury apartments, urban-style compact housing and
single-family homes with yards. The community will have 4,500 to 5,000 residential units at build-out
accommodating 12,000 to 15,000 residents.
Springwoods Village will be a walkable community with easy access to workplaces, lodging, shopping,
dining, parks and other natural gathering places.
The Springwoods Village Nature Preserve - a 150-acre ecologically-rich nature preserve featuring a forest
habitat, wetlands and a pond all connected to the 46-mile Spring Creek Greenway will contribute to the
beauty of the greenway and offer the Springwoods Village community environmental education,
recreational hard and soft trail access and a boat launch onto Spring Creek for kayaks and canoes.
The new Springwoods Village Parkway Interchange, a planned thoroughfare for the community, will offer
ease of access to the community’s commercial and residential destinations from the Grand Parkway once
the frontage roads are completed in early 2015.
Springwoods Village will also provide recreational facilities and emergency services, with the joint EMT
and Fire station currently underway.
EXECUTIVE BIOGRAPHIES
Keith Simon
Keith is Executive Vice President of CDC Houston, Inc. and the Community Development Director for
Springwoods Village. He previously worked for Design Workshop, Inc. in Denver and Caudill Rowlett Scott
in Houston, where he specialized in community planning projects ranging from 20,000-acre new
developments to 20-acre infill neighborhoods.
Keith also is the Community Development Director for the 3,500 acre RidgeGate community in Lone Tree,
CO. He serves on the boards of numerous improvement districts, residential associations, economic
development agencies and transit management associations. Keith is an honors graduate of Michigan
State University.
Darryl Jones
Darryl has more than 25 years of experience working on a variety of mixed-use projects in the public and
private sectors. He is the development manager for Springwoods Village and RidgeGate, a 3,500 acre
mixed-use master planned community in Lone Tree, CO. He oversees marketing, design review, works
with land buyers on purchase agreements and project entitlements, monitors and maintains timelines
toward land purchase closings and engages in government relations as needed.
Darryl is a certified City Planner by the American Institute of Certified Planners (AICP) and has extensive
experience in real estate development and regulation, urban design, and planning processes. He has
served as Director for the Metro Housing Coalition in Denver and past president of the Home Builders
Association of Metro Denver, and currently serves as chairman of the Lone Tree Chamber of Commerce
board.
Darryl earned his Bachelor of Arts degree in landscape architecture from the University of California at
Berkeley and a master’s degree in city planning from the Massachusetts Institute of Technology.
Leo Denslow
With more than 20 years of experience in the construction and development industry, Leo is the
construction manager for Springwoods Village. He manages all design efforts, coordinates project
agreements with outside agencies and oversees budgets and schedules of partnering contractors.
Leo’s career started in industrial construction, but has evolved into nearly every segment of the
development industry, including single- and multi-family residential, commercial, industrial and mixed-
use. Prior to working with CDC Houston, Inc. he worked with CAS Partners, Trammell Crow Residential,
Corotech and Gallegos.
Leo has a Bachelor of Science in construction management and a Master of Business Administration from
the University of Denver.
Bill Walker
With more than 15 years of experience, Bill Walker is a project manager for Springwoods Village. He assists
the team in the management and coordination of all construction projects for the master-planned
community.
Prior to joining the CDC Houston team, he was a project manager for Talbert and Bright, Inc.; senior
engineer and client service manager for Post, Buckley, Schuh & Jernigan; aviation department manager
for Prime Engineering Inc.; project engineer for IMDC, Inc. and KB Technologies; and a civil engineer for
Argus Consulting and Barge Waggoner Sumner & Cannon, Inc.
Bill earned a Bachelor of Science in civil engineering from the University of Tennessee at Chattanooga.
Clayton Benedict
Clayton Benedict is a project manager for Springwoods Village. In this role, he assists the Springwoods
Village development team in the management and coordination of all construction projects for the
master-planned community.
Prior to joining the CDC Houston team, he specialized in landlord and tenant improvement construction
during his time as a project manager for a third-party asset management company with a portfolio
including well-known projects such as the Houston Center and Wells Fargo Plaza.
Clayton earned a Master of Science in land and real estate development from Texas A&M University.

population and resulting commute times continue to grow. Current and future residents of the city

Q. How many homes and what type will be built?
A. A range of homes are already available, with many more planned, from luxury apartment rentals and

A. Taylor Morrison is developing a 51-home Audubon Grove community, Sullivan Brothers Builders are
building 88 single-family homes and townhomes in Harper Woods, and Fein has completed The
Belvedere Springwoods Village multifamily community and has broken ground on its second luxury
rental property – The Mark at CityPlace Springwoods Village, in July 2015.
Q. What is the status of the corporate and residential move-ins?
A. The first ExxonMobil employees moved to the new campus in May 2014. With the construction
completed, approximately 10,000 employees currently work in Springwoods Village. Southwestern
Energy employees have also moved to their new headquarters, with approximately 1,500 employees
working in Springwoods Village since late December 2014.
Springwoods Village welcomed its first residents in May 2014 with the opening of the multifamily
community, The Belvedere. The single-family communities of Audubon Grove and Harper Woods have
seen their first move-ins in late summer 2014. More than 200 apartment residents and more than 50
families now call Springwoods Village home.
Q. What is the current status of CityPlace?
A. The initial office component phase of CityPlace development will include two Class A office buildings
with a combined total of 420,000 square feet of office space for single or multi-tenant users, shopping
and dining. The first building will be delivered in 2017. Some of the retail and restaurant tenants in
CityPlace will be ready for public announcement in 2016, with move-ins by 2017.
Q. How many square feet of office and retail space will be built?
A. Preliminary projections indicate about nine million square feet of commercial space (office, retail,
medical, civic) at build-out.
Q. Which companies/employers and retail (shopping and dining) partners have been secured?
A. We will announce those agreements when they are formalized. The first phase of retail will be located
on the ground levels of The Mark at CityPlace and the two initial Class A office buildings. Additional
retail will be constructed within The Market at Springwoods Village.
Q. What is the current status of the planned medical facilities?
A. In May 2014, CHI St. Luke’s Health purchased 23 acres to develop a medical campus in Springwoods
Village. Phase 1 of CHI St. Luke’s Heath campus which includes 180,000 square feet of emergency
services, diagnostic imaging, ambulatory surgery and a medical office building, is currently under
construction and is expected to be completed in 2015. The overall size, scope and timing of the medical
facilities are still to be determined, depending on the needs of the growing community, but the
project’s long-term master plan includes a 300-bed hospital and more than 600,000 square feet of
medical office space.
Q. Which hotel brands have been secured for development on the property?
A. Woodbine Development and Intermountain Management are developing a Marriott Residence Inn
and a Courtyard by Marriott. Woodbine will develop an additional three hotels in Springwoods Village.
Additional agreements will be announced when they are formalized.
Q. What types of recreation will the development include?
A. Forty-six miles of trails plus recreation facilities including a boat launch and natural ecosystems in the
Spring Creek Greenway will be accessible to the Springwoods Village community and its visitors. In
addition to the 150-acre Springwoods Village Nature Preserve, over 290 acres of publicly accessible
parks with six park corridors will be available. Spring Grove Park will be the primary amenity park for
the community and will include a dog park and walking trails.
Q. What makes Springwoods Village sustainable?
A. Springwoods Village is a mixed-use community designed to combine preservation of the existing
ecosystem and a walkable, urban environment with easy access to jobs, retail, entertainment and
nature, while instituting high sustainability standards on all residential and commercial construction –
an approach never before used in master-planned communities located in and around the Houston
area.
A network of bike paths and walking trails will connect all areas of Springwoods Village with its
neighbors, helping reduce traffic and fostering a sense of community. In addition, all development
within Springwoods Village is required to comply with a rigorous set of design standards aimed at
maximizing energy and resource conservation.
The master plan uses a holistic environmental approach that identifies environmentally sensitive
habitats as well as preserves and enhances open spaces. CDC Houston, in partnership with Trees for
Houston and Clark Condon Associates, has created a comprehensive sustainable landscaping program
for Springwoods Village including a 14-acre tree farm to supplement park and roadway plantings, LED
street lighting, reclaimed water from the Springwoods Village Wastewater Plant for non-potable uses
and native plants and soils to create regenerative landscaping for parks and streetscapes capable of
self-maintenance and low-water consumption.
Q. What is the expected cost of the development?
A. The cost is estimated at $10 billion.
Q. How many jobs will this development create?
A. The local economy will benefit due to job creation. The community is expected to serve a workforce
of 35,000 to 50,000 employees at build-out. Further, continued construction over the next 15 to 20
years is expected to provide tens of thousands of jobs.
Q. How does the 381 agreement between CDC Houston and Harris County Improvement District 18
work?
A. Springwoods Village is owned by Springwoods Realty, with CDC Houston managing and developing the
land on the firm’s behalf. Springwoods Realty will front the cost of infrastructure improvements in the
area, funneling that money through Harris County Improvement District 18. The district is an
independent entity capable of issuing bonds and levying taxes. As the area within the district develops,
those buildings will generate property tax revenue for the county. Under the 381 agreement, the
county will reimburse 65 percent of the new tax revenue each year back to the improvement district.
Springwoods Realty will then be reimbursed through a financing agreement it has with the
improvement district.
HOME BUILDERS
FEIN - THE BELVEDERE
Opened in May 2014, The Belvedere at Springwoods Village is a four-story luxury multifamily community
located just a short walk from the ExxonMobil campus. It occupies just over six acres. The community
has achieved a National Association of Home Builders’ Green “Bronze Level” certification, thanks to
features such as dual-pane low-emissive glass windows, energy efficient AC/heating systems and door
step recycling collection. Residents enjoy convenient access to their cars as the project surrounds a
multi-level cast in place concrete parking garage.
The Belvedere offers a variety of homes, from efficiencies to three-bedroom apartments, and common
amenities such as a two-level clubhouse including fitness facilities with yoga and Pilates studio, library,
conference rooms and game rooms. In addition, residents enjoy a nature inspired courtyard with large
pond, willow trees, and seating areas; a resort style heated pool and spa with poolside cabanas; and a
boardwalk overlooking the adjacent natural wetlands. Interior unit amenities include wood-style flooring,
hard-surface countertops, designer tile backsplashes, custom cabinets, under-cabinet lighting, GE
stainless steel appliances, and full-size washers and dryers.
The community was recently recognized with the 2015 Honor Award by the Houston Apartment
Association.
SULLIVAN BROTHERS BUILDERS - HARPER WOODS
Houston-based Sullivan Brothers Builders (SBB) is building Harper Woods, is a 16-acre community located
in the heart of Springwoods Village that will feature 88 homes - townhomes and small single-family homes
priced from 400,000s to 600,000s for floor plans ranging from 1,600 square feet to 3,000 square feet.
Harper Woods features front porch living at its finest and beautifully blends classic craftsmanship and
architectural details with the modern conveniences including operable exterior shutters, antique brick,
beaded porch ceilings along with efficient LEED Gold certified building practices that feature tankless
water heaters, reclaimed oak flooring and EnergyGuard spray foam insulation.
Harper Woods namesake – Bob Harper – served to protect and manage the timberlands of what is now
Springwoods Village for decades. It was his dedication to the land and its natural beauty that made the
community possible and ensures a lush, natural surrounding will live on while progress abounds.
Construction of homes overlooking Springwoods Village’s future Spring Grove Park and community trails
began in early 2014. More than 25 homes have already been constructed, with more than 20 families
living in the subdivision. Model homes are open to visitors.
TAYLOR MORRISON - AUDUBON GROVE
Taylor Morrison was selected to build Audubon Grove, a secluded collection of 51 single family luxury
homes starting in the high $400s on large lots, nestled in the forest near the Springwoods Village Nature
Preserve, with the ExxonMobil campus located to the northeast and CityPlace to the east.
Every home Taylor Morrison builds within Springwoods Village is LEED certified. Seven floor plans, ranging
from approximately 3,190 square feet to 5,473 square feet, offer plenty of living space, with up to seven
bedrooms and five baths available.
The Maplebrook model home in Springwoods Village is open to visitors daily. The two-story home offers
approximately 5,149 square feet of living space with five bedrooms and 3.5 baths as well as a large family
room, formal living room and dining room.
With more than 100 years in business, Taylor Morrison is currently constructing communities in Arizona,
California, Colorado, Florida, and Texas.
Audubon Grove’s construction began in late 2013, with model homes open since Spring 2014 and close to
30 families now living in the community.

Woodbine and Intermountain Management Break Ground
on a Courtyard by Marriott in Springwoods Village
Master-Planned Community Adds Second Hotel, Grows New Submarket in North Houston
HOUSTON (June 4, 2015) – Woodbine Development Corporation and InterMountain Management
recently finalized the purchase of nearly three acres in Springwoods Village from CDC Houston to develop
the second hotel in the master-planned community. Construction on the Courtyard by Marriott hotel
began on June 1 and the property is scheduled to open in second quarter 2016.
Situated on Holzwarth Road just south of the Residence Inn by Marriott - slated to open in September
2015 - the Courtyard by Marriott will serve the ExxonMobil campus, Southwestern Energy headquarters,
CHI St. Luke’s medical campus and other employers in the North Houston area. The hotel is being
developed to meet LEED Certification design and construction criteria and will feature 125 guestrooms,
including suites; 1,200 square feet of meeting space; a spacious 1,000-square-foot fitness center; and
6,300 square feet of outdoor space with a swimming pool, patio, a fire pit and an open lawn as well as The
Bistro – Courtyard by Marriott brand’s signature casual-fast restaurant and a bar.
“We’re pleased to break ground on our second project in Springwoods Village,” said King Scovell,
Woodbine’s vice president of development. “It’s been exciting to be a part of the dynamic growth of this
unique community.”
The new hotel is being co-developed by Woodbine and InterMountain Management (IMM), who will also
manage the hotel, in partnership with USAA Realco. Woodbine, known for its extensive hospitality and
mixed-use projects, is also planning to develop a full-service hotel in CityPlace Springwoods Village. Other
members of the Courtyard by Marriott development team include GH2 Hospitality Architects, Walter P.
Moore, Precision Engineering, DCI Engineers and Clark Contractors.
“With ExxonMobil’s campus and Southwestern Energy’s headquarters now open for business,
Springwoods Village has stimulated a new hotel submarket to serve the expanding employment center in
north Harris County,” said Keith Simon, executive vice president of CDC Houston. “The development of
the Courtyard by Marriott hotel is just the next step in our strategy to provide a range of hotel properties
at different price points, all within walking distance of work centers, dining, retail and recreation facilities.”

gives visitors a chance to better experience the unique blend of nature and urbanism offered by this new, mixed-
use development, and see the community as it evolves and comes to life.
Updated and easier-to-navigate, the website includes holistic and detailed views of the community’s evolving
master plan. Highlights include new maps and navigation tools that provide easy driving directions; social media
integration; as well as community updates, photos, renderings, and other resources of interest for current and
future residents, businesses, employees, the media and others seeking information about Springwoods Village.
The website also features homebuilder profiles and information regarding residential options in Springwoods
Village, including photography and easy contact links, better views of the commercial and residential districts, as
well as the community’s vast natural assets. Visitors can check out plans for CityPlace, the walkable, bikeable urban
district with prime retail and office space, hotels and residential development to get a glimpse of the very near

Plans Announced for CityPlace in Springwoods Village
JLL Selected to Lease Office Space
Houston, June 19, 2014 — A development venture comprising Patrinely Group, CDC Houston and USAA
Real Estate Company, today announced project details for the new CityPlace, formerly known as
Springwoods Village Town Center. The 60 acre fully integrated, mixed use development will provide the
Houston community with a new destination of choice that integrates working, shopping and living, with
over four million square feet of Class A office space located above ground floor retail, a luxury urban
multifamily community, and a full-service luxury hotel.
“CityPlace is an innovative development located at the nexus of Interstate-45, Grand Parkway and the
Hardy Toll Road. We anticipate that the new project will make a lasting mark and will help shape Houston
for future generations,” said Dean Patrinely, managing principal of Patrinely Group, the venture’s
managing general partner. “CDC Houston, USAA Realco and Patrinely Group are committed to making
CityPlace the most accessible, premier 18-hour destination in Houston.”
Designed with a diverse mix of offerings, CityPlace will complement other Springwoods Village
developments including the new 10,000-person ExxonMobil corporate campus, which now has its first
occupants; the 1,500-person Southwestern Energy (SWN) headquarters, which completes in December
2014; and the recently announced CHI St. Luke’s Health medical campus.
The initial office component phase of CityPlace development will include two Class A office buildings with
a combined total of 420,000 square feet of office space for single or multi-tenant users, shopping and
dining. The first office building, a five-story structure, will offer a total of 147,000 square feet with flexible
28,000-square-foot floor plates. The second structure is a 10-story office building will have nearly 295,000
square feet of leasable space and efficient floor plates that total 29,200 square feet.
Designed by Gensler and built by Harvey Builders, both buildings will be located at the eastern end of
CityPlace, near the full service luxury hotel and CityPlace Plaza and lake and park system, just west of I-
45. Each structure will have 9’6” ceilings with floor-to-ceiling glass, private elevated terrace garden areas,
ground floor dining and shopping and an adjacent covered parking structure and will achieve LEED Gold
certification. The first building will be delivered in the fourth quarter of 2015.
Patrinely Group has selected JLL as the exclusive office leasing agent for CityPlace. JLL’s Ronnie Deyo,
Chrissy Wilson and Chris Dekker will lead the leasing and marketing efforts. Transwestern Retail has been
selected as the leasing agent for the retail space in CityPlace. Transwestern’s Nick Hernandez, Chace
Henke and Crystal Allen will lead the retail leasing efforts.

HOUSTON, May 9, 2014 – CHI St. Luke’s Health has purchased 23 acres of land at the corner of the new
Grand Parkway and Holzwarth Road in Springwoods Village.
The medical campus will include an ambulatory medical center and medical office building which is
expected to be complete in the late 2015. The facility will provide emergency services, diagnostic imaging
and outpatient surgery to the residents and employee population in Springwoods Village and surrounding
areas.
“Springwoods Village exemplifies sustainable, healthy living – a goal we share – promoting work-life
balance, prevention and community health,” said Debra Sukin, President, CHI St. Luke’s The Woodlands
Hospital and Lakeside Hospital. “St. Luke’s has been providing compassionate healthcare to Southwest
Texas for nearly 60 years, and we have been honored to serve North Houston for more than a decade. We
are excited to continue our strong legacy within the region by expanding our clinical programs, new
models of care and cost-effective treatment options.”
With an initial investment of $110 million, the new campus will include a 55,000-square-foot ambulatory
medical center and a 100,000-square-foot medical office building with space for more than 30 physicians.
Additionally, CHI St. Luke’s is committed to investing as much as $70 million over the next five years for
future developments, including a master plan for future hospital and campus expansion that will enable
the organization to continue to provide high-quality care with the continued growth of Springwoods
Village. CHI St. Luke’s has hospitals in The Woodlands and in The Vintage, a development east of
Springwoods Village. The new facility will be more convenient to an estimated 300,000 individuals living
and moving to the area.

Extended Stay Hotel Will Help Establish a New Hotel Submarket in North Houston
HOUSTON (March 12, 2014) – Woodbine Development Corporation and InterMountain Management
(IMM) announced today they have purchased 3.25 acres in Springwoods Village to develop an extended-
stay hotel. The new hotel, a 128-room Residence Inn, is scheduled to open in summer 2015 and is the first
of three select-service hotels Woodbine will develop in Springwoods Village.
Currently in the design phase, Residence Inn will serve the ExxonMobil campus, Southwestern Energy
headquarters and other employers in the area, and will be the third project developed by Woodbine and
IMM since the companies joined forces in 2012. Woodbine, known for its extensive hospitality and mixed-
use projects, also plans to develop a full-service hotel in Springwoods Village’s Town Center.
“Since teaming with IMM two years ago, we’ve discovered incredible synergies for the projects we’ve
taken on together,” said King Scovell, Woodbine’s vice president of development. “We’re glad to be
involved in Springwoods Village’s evolution into a vibrant, mixed-use hub, where these hotels will play an
