Modern conveniences in a homeare meant to be enjoyed. However, items such as televisions, appliancesand furniture can prove quite danger-ous when they are involved in tip-overaccidents.
The Consumer Product SafetyCommission says between the yearsof 2008 and 2010, 43,400 Americanswere treated in hospital emergencyrooms for injuries related to the in-stability of televisions, furniture andappliances. Between the years of2000 and 2010, 293 fatalities werereported, the highest percentage ofwhich were among children ages oneto eight. Fifty-two percent of injuriesinvolved only furniture falling. Datafrom the Brookes Angel Wings, an or-
ganization that hopes to raise aware-ness about the dangers of unsecuredfurniture and televisions, says everytwo weeks a child loses his or her lifeto an accident involving unsecuredfurniture or televisions in the home.
Fortunately, tip-over deaths andinjuries are preventable. Individualsmaking improvements around theirhomes may want to give special at-tention to renovations that can im-prove safety in and around the house. One of the rst steps to take is secur-ing furniture and televisions to pre-vent tip-over accidents.
One of the single easiest methodsto preventing tip-over injuries is toanchor furniture, televisions and ap-pliances to the wall. All furniture withshelves, drawers and doors -- any-thing that can be climbed or pulledover by curious children -- should beanchored into a stud with an appro-priate device. Even if an item seemsstable or heavy, some simple precau-
tionary measures can help prevent aninjury and possibly save a life.
Many different safety devices thatcan prevent tip-over accidents arenow available. Products from SafetyFirst to Kidco to Hangman all of-fer furniture straps to secure items. However, do-it-yourselfers can useL brackets as well as other boltsand hardware that are sturdy enoughto hold the weight of a fully loadedpiece of furniture. Remember, wallscan always be repaired should dam-age occur from bolts and straps. Butlives cannot be replaced.
Flat screen televisions are saferwhen mounted on a wall than they arewhen placed atop a piece of furniture. If televisions are on a TV stand, theyshould be secured to the surface.
Homeowners hoping to prevent tip-over accidents can follow these tips.
When loading dresser drawers, put the heaviest items at the bot-tom and the lightest items in the
top drawers. Do not put things on top of
dressers that may entice chil-dren to climb up the dresser.
Keep items you do not wantchildren to have out of sight.
Do not assume children willremember the dangers associ-ated with climbing or alwaysfollow the rules.
Dont forget to also secure com-puter monitors.
Check safety straps frequentlyto be sure they are still secure.
Think about other items aroundthe house that can present adanger were they to fall. Secureeverything and anything that islarge and could cause injury if itfell down onto a person.
Homeowners should not put offsecuring items around the house.Spending ve minutes now can pre-vent a tragedy later on.

Create a Lighting Scheme That WorksWW For The KitchenWhen designing a kitchen, hom-eowners typically give substantialconsideration to many elements oftheir dream design, including cabinetand countertop materials and whichbrand of appliances they most prefer. But few may consider the lighting forthe room as thoroughly.
Lighting is an important considerationin any room, but most especially in thekitchen, where people tend to gravitateand spend a good portion of their time. The right lighting can have a dra-matic effectff on the functionality of thekitchen, including how the space feelswhen you enter it. The right blend oflights can create a vibrant mood in thekitchen, while light can be adjustedaccording to what needs to get done inthe space.
Establishing a lighting plan in akitchen requires a combination ofdifferentff lights. The main focus shouldbe on three distinct lighting types: tasklighting, ambient lighting and accentlighting.
TaskTT LightingTaskTT light is benecial anywhere aperson will need to perform tasks thatrequire close concentration, such aschopping vegetables. TaskTT lightingshines direct light onto a surface, il-luminating it thoroughly, and it can beturned offff when it is not needed.
TaskTT lighting is generally placedabove counters and islands where onewill be slicing vegetables and prepar-ing food. There may be lighting overthe sink to illuminate dirty dishes. If akitchen has a desk area, lighting abovethe desk will make that area morefunctional. Many task lighting designsinclude lights under cabinetry to shinedown onto counters and eliminateshadowed recesses. Under-cabinetlighting is a relatively inexpensiveadd-on for existing kitchens. Hom-eowners can add lighting afterward tofocus more light onto countertops.
Ambient LightingAmbient lighting is another namefor all-over lighting that lls a room.
During the day, ambient light maystream in from windows and skylights.kkHowever, at night, ambient lighting is
room. In the kitchen, overhead xturesare a popular choice for ambientlighting. A blend of hanging pendantlamps, chandeliers and recessed
lighting can create the amount oflight needed. Homeowners shouldpay special attention to the bulbs andxtures they choose, as not all pro-duce the same amount of light. Thoseconcerned about energy efciencyalso must give mind to whether thebulbs will use a lot of energy or last along time. Compact uorescent bulbsas well as LED lighting are long-lasting and do not use as much energyas incandescent bulbs.
Indirect ambient lighting softensshadows in a room, creating a warm, invitingnn glow. It is an important layerof light that is often overlooked in thekitchen. Setting ambient lighting on adimmer enables homeowners to cast amood that is desired when the kitchenisnt being used for prep work.
Accent LightingIf there are key elements around thekitchen that a person would like tohighlight, such as a china set, accentlighting can do the trick. Spotlightscan be used to show off collectibles, while a subtle strip of lighting can
illuminate a wall of artwork. Manypeople like to install accent lightinginside of cabinetry to create dramaticfocal points.
Some homeowners may want toincorporate decorative lighting in theirkitchens. This is the use of ornatechandeliers, hanging pendants andother eye-catching xtures. Decora-tive lighting should be considered inproportion to the size of the kitchen. Therefore, smaller kitchens will havesmaller xtures and vice versa. Deco-rative lighting may be the most expen-sive type of kitchen lighting, so somehomeowners prefer to plan ahead forthe inclusion of decorative accents byhaving the wiring ready and then add-ing the xtures over time.
Lighting in a kitchen can be just asimportant as which appliances andother accessories homeowners choosefor their kitchens. WithoutWW the rightmix of lighting, the kitchen may notbe functional or inviting.nn
Construction Quick Tip:TT Future HomesStrive To Be Energy Self-Sufcient
Housing and energy experts call the goal netzero. It represents a building that has beenconstructed in such an energy-efcient way-- with methods and materials -- it is able toproduce, on site, as much energy as it usesover the course of a year.
Due to premium construction efciency andenergy generating abilities, experiments arealready proving it can be done, says ToddTTBlyth at Nudura, a leading manufacturerof insulated concrete wall forms. The rstnet-zero achievable school was opened inBowling Green, Kentucky,yy and more arebreaking ground.
Even now, the materials you choose canmake a big difference to the overall efciencyof your home, Blyth explained. If you wantthe highest performance, be sure to pay closeattention to decisions for the walls, windows, roong, ventilation and indoor climate control. Those features in particular assist in the goalto completely offset energy consumption.
Nudura walls are a case in point in whichinterlocking concrete forms are replacing thetraditional wood frame method. The systemis known to builders as ICFs, or insulatedconcrete forms.
Our ICFs consist of pre-assembled panels,
each one stacked, reinforced, and then lledwith concrete, Blyth explains. Once lockedtogether (like Lego) the system creates asolid, monolithic wall reported to be up to ninetimes stronger, with far more re protectionand with far more sound insulation.
This feature -- alongside solar generation, geothermal heating and cooling, pluspositioning your home to take advantage ofnatural light -- are just a few of the featuresalready available. More details are availableonline at www.nudura.com.

Becoming a homeowner is a greatfeeling for many people, but thatfeeling of elation often dissipateswhen the rst mortgage paymentcomes due. Although most respon-sible buyers shouldnt be surprisedat the amount of that rst mortgagepayment, that rst bill can still catchsomeone offff guard.
Though the apprehension overmortgage payments may wear offffonce homeowners get settled, thatdoesnt mean homeowners dont wishthey could pay offff their homes beforethose mortgages reach maturity.Though it might seem impossible inthose rst few months after buyinga home, paying a mortgage offff earlycan be accomplished in a variety ofways.
* Increase what you pay each month.Any type of loan, be it a traditionalcredit card or a mortgage, will disap-pear faster when borrowers pay morethan the bare minimum. By payingjust a little more each month, more ofyour money is going to the principalon the loan, lowering the amount ofinterest you will pay over the life ofthe loan at the same time. For ex-
ample, a $200,000 30-year mortgageloan at 7 percent interest will costborrowers $1,330.60 per month (costsmay vary depending on taxes), andthat loan will be paid off iff n 30 years. But borrowers who increase theirpayments by just $50 per month canpay offff the loan in 26 years and ninemonths. Whats more, borrowers who only makethe minimum paymenteach month will have paid$279,017.80 in interestcharges over the life of theloan, while those who in-crease each months pay-ment by just $50 will havepaid just $242,588.80 ininterest over the life ofthe loan. That means thatextra $50 per month savesborrowers$36,249 in inter-est charges.
One thing borrowers mustbe certain of is that anyextra money they send ineach month is applied to the loansprincipal, and not just set aside forthe next months payment. TalkTT toyour lender to verify this, and whendoing so, make sure you dont have
to pay any prepayment penalties ifyou do, in fact, pay the mortgageoffff before it reaches full maturity.Such penalties can be signicant, butthey might be worth paying for thepeace of mind of knowing you willbe paying your mortgage off sff everalyears early.
* Consider bi-weekly payments. Bi-weekly payments, in which borrowersmake half-payments every two weeksinstead of one full payment once
per month, are another way to payyour mortgage offff early. A typicalmortgage agreement has borrowersmaking payments once per month, meaning they are making 12 annualpayments. But a bi-weekly paymentsystem takes advantage of the factthat there are 52 weeks in a year. So
by the end of onecalender year, youwill have made 26half-payments, or13 full payments.Such a paymentsystem enablessome borrowers topay offff their 30-year mortgages inas little as 24 years.
When looking intobi-weekly pay-ments, consult yourlender to determineif there are anypenalties to such asystem. Some lend-
ing institutions charge customers whochange their payment structure. In ad-dition, conrm with your lender thateach extra payment is going towardthe principal and not toward your rst
payment next year.
* Renance your loan. Renancing toa shorter-term loan often earns bor-rowers a smaller interest rate, whichcan offsetff the higher monthly pay-ments that accompany shorter-termloans. A shorter-term loan means youwont have mortgage payments hang-ing over your head for as long as youwould on a 30-year mortgage, andit also means you wont pay nearlyas much in interest over the life ofthe loan. Many homeowners nd a15-year mortgage forces them to bemore disciplined. Homeowners whond their 30-year monthly mortgagepayment is well below their meansshould consider a shorter-term loan, especially if their 30-year mortgagewould penalize them for payingthe loan offff before it reaches fullmaturity.
Mortgage payments have a way ofdominating homeowners thoughts. But those homeowners who want toget out from under their mortgagepayments without selling their homeshave a handful of options at theirdisposal.
How to Pay Off Your Mortgage Early
Painting a homes interior can give it a completelynew look and feel.A fresh coat of paint can make a roomfeel more vibrant and up-to-date, creating a whole newattitude within the room without breaking the bank.
Whether creating an accent wall or painting eachwall within a room, painting is a relatively easy andinexpensive home improvement project. But that doesntmean painting does not require a little prep work beforethe project can begin.
Address any holes or bumps on the wall. Holes orcracks in the wall will need to be patched with spackle, which then must dry before the wall can be given anew coat of paint. In addition, sand down any bumpsuntil the walls are smooth and free of any unsightlyabnormalities.
WashWW the walls. WallsWW can get dirty, and that dirtmay or may not be masked by paint. Before adding anew coat of paint, wash the walls and inspect them fordust. Dust can collect on molding, especially in roomsthat get little natural air. When dust has collected onthe molding and around doorways and trim, use a dampcloth to wipe it away before adding any new paint.
Apply primer. Primer can serve many functions, notthe least of which is its role as a bonding agent between
the wall and the top coat of paint. Primer can also helpconceal dark colors, prevent stains and increase the lifeexpectancy of the paint job you are about to undertake.
Prepare your paint. Preparing the paint is a simpletask, but one novice painters may not be aware of. Whenopening a new can of paint, stir the paint before using it.In addition, even if you dont plan to use a roller whenpainting, do not paint straight from the can, which canbe heavier to hold than a small bowl, and a light bowlis less likely to be spilled than a potentially heavy canof paint. In addition, once paint has been removed fromthe can, replace the lid so dust and other impurities donot settle in the can.
Purchase painters tape. Painters tape can beespecially valuable to novice painters. Painters tapemakes it easier to paint smooth and clean paint lines, giving a room a more professional looking coat of paintwithout the cost of hiring a professional painter.
Painting can be an inexpensive and fun way toupgrade a homes interior. But even though paintingdoes not require the technical know-how of more large-scale home improvement projects, it still requires someprep work and attention to detail to ensure the job isdone right.
