SITUATION: The Mazamboni Equestrian Centre forms part of the historic Furzehill estate located on the outskirts of the village of Pirbright.The centre, is well located for accessing equestrian competition venues being less than 6 miles from junction 3 of the M3 with Ascot andWindsor lying to the north. Greenwick Park being approximately 40 miles distant.The area offers excellent immediate hacking on open military land.

DESCRIPTION: The Mazamboni Equestrian Centre was created in 2002 by the current owners in the grounds of The Furzehill Estate. TheEstate was originally the home to the British explorer, Sir Henry Morton Stanley (1841-1904) who travelled extensively in Africa during theNineteenth Century and famously found Dr. Livingstone in the Congo.Stanley spent the last years of his life on the farm in Pirbright which he renamed Mazamboni. Various parts of the estate are also named afterplaces he visited in Africa. The approach to the Centre is past the stunning lake called Stanley Pool, the Congo River runs through the estateand the Ruwenzori Hill stands at its centre.The centre is situated at the end of the long driveway past the the lake and through tall wrought iron entrance gates.The present owners have spent considerable time and money in creating the existing centre, in many cases making use of the existingsubstantial range of farm buildings to create the stabling, but also building 2 new stable blocks with blockwork walls with flint decorativeexternal facings, tiled roofs and internal partitioning. In all the stable blocks all the stable doors and doorways have been supplied by eitherScotts or Harlow Stables. Whilst the excess space between the back and front rows of the stables rug or secure tack rooms have beencreated. The centre is set in approximately 20 acres , further land could be available if required by separate negotiation

The buildings comprises as follows:STABLE BLOCK 1: Blockwork and timber construction with metal sheet roofing, divided into 12 units with Harlow stable doors and frames,rubber matting to stables and feed and tackrooms. RESTROOM: Comprising of a detached timber constructed building under a pitched tiled roof.Main area: 11ft x 28 ft. with breakfast bar around part of the walls and bar stool seating. Fitted kitchen area with stainless steel sink, plumbedfor washing machine and dish washers.Male and female toilets.

BARN @: 100ft x 45ft (internal) Concrete frame and prefabricated sheet construction.

MAIN JUMPING MANEGE: 20m x 60m Martins Collins riding surface, fitted 'Jumping Jack Flash' specialist lighting for jumping.

GROUNDS:The grounds extend in total to approximately 20 Acres (to be verified) The area comprises of a mixture of grazing paddocks, light woodlandand includes an area which was cleared to create an area to erect an inflatable indoor school.There is further land available to purchase if required.
