Despite its sunlit garden and Sydney location, this Victorian cottage felt dark and dreary.

As with many homes built during the 19th century, the rear was cluttered with small rooms and

low ceilings, and it had a bathroom that blocked views into the backyard.

After considering other design options, architect Danny Broe and homeowner Linda

Carmichael gutted the back of the house and rearranged the rooms into an open and bright

configuration. Dashes of colour break up the modern addition and add personality, while

original Victorian architecture at the front of the house preserves the home¶s unique

character.

the kitchen into zones, reducing the visual bulk of this efficient, single-wall layout. The

AFTE R 2: The north-facing bay window fills the space with sunlight. Broe even installed a

small window at benchtop level to capture extra light and illuminate the workspace. The

Tasmanian oak flooring added throughout the house has a matte finish for a light and airy

feel.

The ceiling of the window bay is much lower than the ceiling in the rest of the space,

making the window seat feel cosier and more intimate. Translucent blinds and a fence

outside the back door provide privacy if needed.

Avenue, with a Gothic decorating theme but no Central Park views from its grand primary rooms, sold for $16.5 million and was the most expensive sale of the week, according to city records. The monthly maintenance is $11,048.

The apartment, No. 5/6E, at 998 Fifth Avenue, a century-old building designed by McKim, Mead & White, had an asking price of $17.5 million. The 5,400-square-foot residence has overtones of a cathedral in its entertaining rooms. Serena Boardman of Sotheby¶s International Realty represented the sellers, Herbert and Jeanne Siegel. The buyers were Leonard and Terry Laufer.

The runner-up this week was another of the sky-high floor-through sponsor units at One Madison, the 60-story sliver of a tower designed by CetraRuddy and strategically positioned on the southeast side of Madison Square Park at 23 East 22nd Street. The unit, No. 54A ² a 3,310-square-foot apartment with four bedrooms and four-and-a-half baths ² sold for $15,019,187.50. The monthly carrying costs are $8,049.

A nearly identical apartment, No. 39A for $11.75 million, led the sales roster the previous week at One Madison, an address gilded by the media mogul Rupert Murdoch when he bought the triplex penthouse plus the entire 57th floor beneath it.

The interior of No. 54A was designed by Yabu Pushelberg with luxury in mind. The floors throughout the residence are wide-plank rift-and-quarter-sawn white oak in a herringbone pattern, and all of the bathrooms, each of them different, are marble. The kitchen has custom Tabu gray-stained Ayous veneered cabinetry, honed Calacatta Ondulato marble countertops and backsplash, integrated Miele appliances and Dornbracht fixtures. The en-suite bath in the 16-by-15-foot master bedroom is honed blue Cipollino marble with European oak cabinetry, and the 27-by-16-foot great room has walls of glass with unlimited views to the north and west.

Leslie Wilson, a senior vice president of Related sales and the director of sales at One Madison, represented the sponsors, the Related Companies, the CIM Group and the HFZ Capital Group, which teamed up to rescue the project from limbo during the financial crisis. Yoko Sanada of Douglas Elliman Real Estate negotiated on behalf of the buyer, whose identity was shielded by a limited liability company, TLM Madison.

³From this apartment on the 54th floor, the 360-degree views of the Manhattan skyline and waterways are like a beautiful postcard,´�Ms. Wilson said.
