It may feel easier to put off thinking about it un-til later, however the earlier you face your specific issues, the more choices and con-trol you will have over your future. Aging is a time of adaptation and chang-es. Planning for the future will make sure your needs, or the needs of a loved one are met. This may mean moving to into a retirement housing facility with support options on site. When planning ahead, be sure to consider the needs you might have in the future:◗ Physical or medical needs. As you age,

you may need some help with activi-ties of daily living. This could range from hous keeping and meal preparation to more personal help with medications, bathing and toileting. You or a loved one may also need increasing help with medical needs that could arise from a sudden condition such as a heart attack, stroke, or a more gradual condition that slowly needs more care with time.

◗ Social needs. As you age, your social circles more than likely will change. Friends or family may not be as close by. They may have even moved or sadly passed away. You want to make sure that you continue to have opportunities for maintaining and or making new friend-ships. If you become housebound, you quickly become isolated which can have negative effects on your mental/emo-tional health.

Understanding senior housing optionsThere is wide range of housing options

available to seniors from staying in your own home to specialized facilities that provide round-the-clock nursing care. The names of the different types of housing options can sometimes be confusing. The terminology can even vary from region to region. The primary difference will be in the amount of care provided for activities of daily living and for medical care. When researching a housing option, make sure it covers your required level of care and that you understand exactly the facilities of-fered and the costs involved.Independent living

Independent living is a general name for any housing arrangement designed exclu-sively for seniors. Other terms include re-tirement communities, retirement homes, senior housing, and senior apartments. These may be apartment complexes, con-dominiums, or even free-standing homes. In general, the housing is friendlier to older

adults — it’s more compact, easier to navi-gate, and includes maintenance, recre-ational centers or a variety of social spaces.You may want to consider independent living which is provided at Casa Loma or Comox Valley Seniors Village if:◗ You see needing minor assistance with

Complex CareComplex Care (residential care) is nor-

mally the highest level of care for older adults outside of a hospital. While they do provide assistance in activities of daily living, they differ from other senior hous-ing in that they also provide 24hr nursing care.

A Complex Care (residential care) home like that which is at Comox Valley Seniors Village may be a good choice if:

◗ Both medical and personal care needs have become too great to handle at home or in another facility. This may be due to a recent hospitalization, or a chronic illness which has gradually been worsening.

How to choose energy efficient window coverings

Hunter Douglas is the industry leader in making a big energy savings difference at the window. 1. Severe Service Maintenance is recommended based on climate/environment as well as the way a vehicle is driven.

2. Engine oil not only lubricates and cools internal engine parts, it collects and traps dirt and contaminates from the combustion process that’s why it is recommended it be changed at regular intervals.

3. Underinflated tires waste gas and can prematurely wear out the tires, because they generate more friction on the road. Making sure your tires are properly inflated is on of the easiest things you can do to optimize fuel economy and tire longevity

4. If your vehicle has 80,000-112,000 km or more, it is a good idea to check the Owner’s Manual for the recommended service interval for the engine’s timing belt. It can break without warning rendering your car immobile.

5. Different vehicles require different types of antifreeze. If you need to top off the coolant in your vehicle, check the Owner’s Manual for details on the correct type. Installing the incorrect coolant could harm the cooling system or engine.

Are you new to the area? New to driving? Suddenly on your own and responsible for vehicle care? Owner of a newer vehicle that is manufactured in such a way that backyard repairs just aren’t possible?

Finding a repair facility can be a daunting task. Who do you trust? What is a good and fair price? Who is reliable?

First of all, start shopping for a repair fa-cility BEFORE you need one. Why? Because making a sound decision is difficult when you are faced with a car problem and time restraints, finding a shop takes time and pa-tience: you want to research and evaluate the facts in a relaxed fashion. Emergencies create an emotional climate that thwarts a clear and objective evaluation.

Evaluating repair shops is really quite a simple task. Call or visit shops in your area. The Internet and local telephone books of-fer great references. Look for Surveys and Reviews for the facilities you are interested in. The best time to call or visit is between 9am and noon because it is after the morn-ing rush. With that in mind however, a good repair facility will welcome you and be will-ing to address your questions and concerns at any time. Advise the reception staff of your intention and spend some time in the waiting area. Pay attention to the atmo-sphere of the shop. Are they calm, profes-sional and organized? First impressions are very important. Is the reception area neat, clean and organized? Is the staff friendly, respectful and courteous to customers and one another? Don’t hesitate to ask present customers that come in why they do busi-ness with that particular facility. Answers such as “They are the cheapest” or “They of-fer a lot of specials” or “Because the owner is a friend of my Father’s” don’t hold much credibility. Look for responses such as “They fix my vehicle right the first time”, “ I can trust them to do the job at a fair price”, “They welcome my questions and concerns and take the time to answer them”, “There are never any unpleasant surprises when I come to pick up my vehicle” or “They ex-plain in Layman’s Terms what the problem is and explain my options”

Ask them what professional associations they have. Membership in associations such as BBB, BCAA, CAA or Iatn (Interna-tional Auto Technicians Association). These associations mean the shop and/or techni-cians care about their level of expertise and have met the standards of membership.

Their involvement in these associations tells you that the owner of the repair facility is interested in and takes pride in the qual-ity of the workmanship provided.

Another factor to consider when choos-ing a repair facility is the equipment and repair information system available. Does the shop have state-of-the-art/up-to-date equipment such as hand-held computer scanners and diagnostic software? Do they utilize on-line repair information systems such as Alldata or Mitchell-On-Demand? Up-to-date information systems and tools are necessary to diagnose and repair your hi-tech vehicle accurately. Without them, fixing your automobile becomes as hit-and-miss proposition that can result in higher repair bills and lost time with your vehicle.

Sometimes it is best to take your car to a specialist. Specialists cost more money initially. But because they are specialists, they often know how to pinpoint and re-pair certain types of problems more ef-ficiently and effectively. Why? They deal with these problems every day, plus they have the knowledge, equipment and infor-mation systems necessary to get directly to the problem. Specialists diagnose with laser-like accuracy, locate the problem and replace only the parts required. Less guess-work and fewer parts translates into money in your pocket, even though the labor rate is higher. Don’t be shortsighted.

Consider the long-term cost. Don’t sell yourself short for a few dollars. Quality

repair is not expensive…it is PRICELESS! Equipment, information systems and tech-nical training must be up to date!

Does size matter? Some people think that the cost of repair varies with the size of the facility (a large shop or dealership is probably more expensive). Not true! These days with the high cost of equipment, train-ing and information systems the cost of repair at dealerships, large repair facilities and small shops is balancing out. If service facilities meet the criteria (and the quality of parts and warranties are similar) you will find prices are about the same regardless of size. So your decision at this point is a matter of whom you feel most comfortable dealing with. Some people prefer a larger shop or their dealership, others prefer a small shop.

Bottom line is that at the end of the day you should feel that you are in control of the service and repair your vehicle receives. Be wary of uninformed repair recommen-dations or force-play repairs. Don’t trust your automobile, which carries our fam-ily through life’s daily trips to just anyone. Choose your vehicle repair facility as you would your family doctor. In the long run this approach saves you not only money, but time and aggravation. Even more im-portantly, a well maintained vehicle is a safer one. Take the time and effort to seek out a repair facility that you can have con-fidence in.

Top 5 Home Buyer Tips#1. Get Pre-Qualified for a Mortgage

Before looking for your next home take the time to get pre-qualified by the bank or mortgage broker you choose. This can save you hours of searching for homes in the wrong price range or worse, purchasing a home and then finding out you don’t qualify for financing. Pre-qualifying gives you peace of mind, helps narrow your search criteria and most importantly, gives your RE/MAX agent a negotiating edge by being able to alleviate the sellers concern over financing. The latter is especially important should a competing offer surface. Once you are pre-qualified your mortgage approval may be subject to certain requirements of the home you purchase.

At www.remax-western.ca the affordability calculator will help you determine what monthly mortgage payment and the maximum mortgage you can manage. Note: if you are buying a condo, the amount of your monthly assessment has a direct impact on how much you can afford to spend on your mortgage.

First time homebuyers may want to take advantage of the federal government’s Home Buyers’ Plan. Under this plan, you may use up to $25,000 of your RRSP towards the purchase of a home. The money is tax-free as long as you pay it back in the next 15 years. Ask your RE/MAX Sales Associate for details.

#2. Shop For Mortgage Terms

Rates are negotiable! Banks will sharpen their pencils to get your business especially if you have a good credit rating and bring other business to them e.g. RRSP’s, general account, savings etc. Posted rates should viewed as a starting point. You need to know what the best rate is and this is usually done by get competitive quotes. Also, ask whether the bank will cover appraisal fees, and about buy-out fees, penalties, payment options, portability etc. The time spent can save you thousands of dollars over the life of the mortgage. Interest rates are at 50 year low levels. There is only one direction for rates to go so consider the ability to lock-in or fix your rate for a long term.

#3. Get Professional Inspections

Nobody wants to purchase a home only to find out later there are defects, latent or otherwise. Common defects include asbestos, plumbing, wiring, and mould and these can impact your ability to obtain financing or even home insurance. If the inspection identifies deficiencies you may be able to negotiate the purchase price to cover required repairs or make your satisfaction of the inspection subject to the homeowner remedying the problem.

There are a number of reasons why RE/MAX recommends a home inspection including:

◗ To ensure you are not surprised by major defects ◗ So you can be advised about the various elements of the home including - heating and cooling systems, structure, electrical and plumbing ◗ Most homeowners are not expert in the numerous components of house construction ◗ A third party can be objective as there is no emotional attachment

The home inspection will determine the structural and mechanical soundness of the home. Your home inspector can identify existing and potential problem areas, suggest possible solutions and provide estimates for the cost of the work required. You will receive a report outlining the inspection findings. If as a result of the inspection, you have further concerns, have a specialist in that area conduct a more extensive examination.

As single family home prices have risen, many consumers have been looking to condominiums as an alternative. First time buyers like the lower prices, which make entry into the real estate ownership market easier. Seniors like the low maintenance aspect and the ability to be in a community catering to their lifestyle. Others like the security advantages that the building provides, especially for those who travel frequently.

When you purchase a condominium, you purchase and have title to your individual unit in a multi-unit property, and share in the ownership of the land and other common property with all the other unit owners. The type of common property varies depending on the type of condominium - high rise or townhouse for example - and would include hallways, elevators, heating system, parking structures, landscaped areas, recreation areas etc.

#5. Sell First, Then Buy

If price is important you should always sell your present home before buying another. It has the advantage in letting you know exactly how much money you will have available for your next purchase. Selling your home first allows you to place fewer conditions on your purchase which makes your offer more attractive to a seller. They often will demand more money to take a “subject to” offer which takes their home off the market. The other advantage is if you find a terrific house, chances are others will also find it attractive and you stand to lose it if you can’t make an unconditional offer.

Know all the costs associated with your purchase. Consider the following: legal fees, transfer tax, property taxes, new home landscaping, fencing, appliances and

Increased integration will be coming to a kitchen near you for 2013 kitchen trends. No longer are paneled dishwashers and refrig-erators enough for the modern open con-cept kitchen. Ovens, microwaves and other wall-mounted appliances are becoming sleek, more modular and hug their cabinetry more closely than ever before.

High-tech design is another hot appliance trend for this year. Not only are manufactur-ers bringing the functionality of high-tech gadgets to appliances, they also are borrow-ing their streamlined designs.

Steam cooking, something I fell in love with a few years ago, will be another major trend in 2013. Steam ovens have long been popular in large upscale kitchens whose owners value its healthy cooking benefits.

New offerings bring steam to micro-waves, double ovens and even ranges. This dramatically improves the opportunity to design steam cooking into the typical North American kitchen.

Intuitive touchscreen interfaces will be a major trend in 2013. They’ve been available in basic form for awhile, but the smartphone

and tablet craze has spread to the appliance category. New models will provide far more functionality than just presets, cooking time and mode.

Induction cooking has been popular in Europe for quite awhile, but its reintroduc-tion into the North American market several years back has been slow to catch on, un-til now. This is likely to be the year it really takes off. There are several reasons why:

• It can lower your electric bill and cash-strapped homeowners are taking notice

• Improvements are delivering pro-chef level temperature control

• Their speed is increasingly appealing to time-stressed homeowners

• There is an ever-broadening selection of offerings, including 30” and 36” cook-tops, slide-in and free-standing ranges that are easier than ever to operate

Later this year, manufacturers will be re-leasing smarter cooktops with full surface cooking and setting memory as you move your pot and pan from one location to an-other.

More multi-tasking appliance offerings, like the refrigerator/freezer/wine captain combos, will continue to surge in 2013.

Previous year multi tasking appliances have included a built-in fridge with a con-vertible fridge/freezer drawer, a countertop microwave/steam oven/grill and pro-style range with steam oven. Expect to see more unique and useful combos in 2013.

This is due in part to a value conscious-ness by homeowners. Interestingly, it’s also due to two conflicting trends: One, the aver-age home is shrinking in size compared to the boom-time ‘McMansions’ and two, the larger, more affluent homes tend to have large, open “show” kitchens and smaller back “prep” or “caterer’s” kitchens. These multi-tasking appliances come in handy for both.

With the multitude of trends for this year, the options and choices for the right appli-ances in your kitchen have become greater. With careful planning and research you can create the kitchen you’ve always dreamed of having.

1. Select kitchen appliances with attention to how you cook and live everyday. Buy appliances and consider kitchen design for everyday life, not the few exceptions throughout the year.

2. Check the space available for the appliance to make sure you select the right size unit and make sure halls and doorways allow clearance for entry and installation.

3. Look online for specification sheets from the manufacturers who make the appliances you plan to purchase. Compare available features, designs and capacities.

4. Select brands that are serviceable in your area, particularly if you live in remote areas.

5. Read the warranty before finalizing your decision. Does the warranty cover the entire product? Only certain parts? Is labour included? How long does the warranty last?

3. Is your roofing contractor fully licensed?

5. Does your roofing contractor belong to national, local, or regional associations?

Choosing a Roofing Company

Choosing a roofing company is a big decision, after all, the roof of your home is your primary defence against the elements on what is likely going to be the biggest investment you make in your lifetime-your home. When choosing a roofing company to work on your home, there are so many things to consider-the price of the job is only part of the equation.

Tenure of the company you choose to work on your home is a very important consideration. Since 2011, 11 of 28 roofing companies in the Comox Valley have gone out of business. That’s 40%! This is impor-tant simply because if a company leaves or goes under, your workmanship warranty is void, as is your shingle warranty, if they were improperly installed. Your roofing company should have a permanent, iden-tifiable place of business, complete with phone number, a physical address and ap-propriate business licenses. This informa-tion should be provided along with your written proposal.

Does your roofing contractor keep abreast of the latest developments in the industry? A professional contractor will belong to local, regional and, or national associations and attend seminars on the problems and latest developments in the

industry. Ask your contractor if they belong to the RCABC - Roofing Contractor Associa-tion of BC.

Qualified contractors will have insurance. They should have insurance certificates showing both workers compensation and general liability insurance. Homeowners can suffer a needless expense if a contrac-tor doesn’t have this coverage. Also ensure that your contractor is in fact licensed and they have the appropriate licenses to do the work. Your roofing contractor should have a Hot Work Endorsement for Torch on SBS roofing, used in low slope or flat roof applications. If your roofer isn’t endorsed, and your home burns down, your insurance may not cover the loss.

A qualified roofing contractor will have plenty of references of past customers who will have had the same work done as you will be getting. Source out where these jobs were done and go look at them. How do they look? This is a great opportunity to look at the roof system you have selected for your home. Would these people recom-mend the roofing contractor who did the job on their home, or was there problems.

The roofing contractor may be an ap-proved applicator for one or more roofing material manufacturers. Ask if the product

you chose has an approved applicator pro-gram and if your roofing contractor is certi-fied. Keep in mind that most manufactur-ers of products for low sloped roofs have approved applicator programs, and most manufacturers of shingles and tile do not have these programs.

All roofing contractors should have a written safety program. An emphasis on safety lowers the cost of doing business and helps to assure that your job will go smoothly. Ask about any safety programs. They should also have a quality assurance program. The work that is done will be in-spected, so find out who will be doing it.

A roofing contractor must be financially stable. In some respects, this goes back to how long they have been in the commu-nity, do they have an actual address and how busy they are. Also, there should be no requirement for any money up front. A legitimate contractor will accept payment in full, once the work is done. Most of all, a roofing contractor must make you feel comfortable that they have the experience and the expertise to do the job of handling the installation you require. Hopefully, you have seen them around your town, install-ing roofs on other residences and commer-cial buildings.

2. Hot water does not damage your carpets; it cleans them thoroughly when the proper equipment is used to suction all the water out.

3. Living creatures, such as dust mites, fleas and germs live and breed in your carpets – vacuuming alone is not enough.

4. Always choose a carpet cleaning company that offers a risk-free guarantee, and that will stand behind every job 100%.

5. Choose a company that is certified by the Institute of Inspection Cleaning and Restoration Certification (IICRC).

Choosing a carpet cleaner isn’t easy. Hopefully this information will help you make an informed, intelligent decision.

The Importance of Value and Price. Price is what you pay. Value is what you get.

When you select a carpet cleaner, you’ll choose from a wide variety of cleaning methods and prices. Shaw Industries, the world’s largest carpet manufacturer, recommends hot water extraction from a truck-mounted unit, and using a por-table unit only in areas where the truck-mounted unit won’t reach.

Here’s why: a truck-mounted unit cleans much better than a portable unit for three reasons:

(1) It heats the water to a higher tem-perature. For every 18 degree increase in temperature above 118 degrees F, you double the water’s cleaning ability.

So if the water temperature is 136 de-grees F, it will clean twice as well as water that is 118 degrees F. 154 degree water will clean four times as well as 118 de-

gree water, and so on, until you reach a water temperature of 240 degrees F.

(2) It shoots the cleaning solution into your carpet at higher pressures, which breaks up the dirt, bacteria, chemicals and pol-lens. 300 to 400 pounds per square inch is the optimum pressure for truck-mount hot water extraction.

(3) The machine uses stronger suc-tion to draw the dirt, chemicals, bacteria, pollens and tobacco smoke residue out of your carpet.

Not surprisingly, having your carpet thoroughly cleaned with truck-mount hot water extraction costs more than renting a sham-pooer at the corner grocery store. If you

bought the cheapest carpeting you could find, then renting a small shampooer might be all you need. No question, it will get out some of the dirt – but it will not get out many of the pollens, chemi-cals, bacteria and dust mite residues.

On the other hand, if you want your carpet to look good and give you years of dependable service, then you need to take extra good care of it.

You should have it cleaned by a skilled, qualified technician at least every six months to one year, depending on the amount of soiling and foot traffic it re-ceives. And you need to have it cleaned and sanitized, as only a truck-mount hot water extractor can do.

MIsConCePTIon #1:You should wait as long as possible be-

fore cleaning your carpet. No. Dirt is as abrasive as sandpaper.

Every time you step on your carpet, you grind dirt into the carpet fibers. This

cuts your carpet, just as if you had used a knife. This cutting causes your carpet to wear out faster. A dirty carpet will not last as long as a clean carpet. And while vacuuming helps by itself, it’s simply not enough. The longer you wait to have your carpet cleaned the more damage you do to the carpet and the faster it wears out.

MIsConCePTIon #2: The only reason to clean carpets is to

remove dirt.No. As you probably know, outdoor air

contains pollens, fungus, bacteria, air pol-lution, cigarette smoke, car exhaust and hundreds of other chemicals. When you come into your home, you carry those pollens, bacteria and chemicals in your hair and on your skin, clothing and shoes.

Not surprisingly, all those chemicals and toxins wind up in your carpet. If you have allergies, asthma, emphysema, and other breathing problems, one ma-jor source of your problem could be the pollens, fungus, smoke and chemicals in your carpet.

MIsConCePTIon # 3:The Company that offers the lowest

price is the company you should hire. No. Many problems can arise from the

lowest bid. To some degree, all of us are attracted by low price because we want to work within a budget. But be aware that the price advertised may not be the price you pay.

Many homeowners have learned that the low price they saw advertised lasted only until the carpet cleaner got into their home. They were quoted one price (usually per room) and then, once in your home, it would be suggested you buy a variety of “add-ons”.

Also know that honest, reputable car-pet cleaning companies almost never price carpet cleaning by the room. In-stead, carpet cleaning is usually priced by the square foot - they need to know the exact number of square feet that you want cleaned to give you an accurate cost of cleaning your carpet.

Then ask for a specific quote in writing. A written quote gives the assurance that you’ll know exactly what your job will cost – no surprises.

Before you choose a carpet cleaner, ask for references or read comments from cur-rent customers to ensure you are going to get a quality job and that you can depend on the carpet cleaner and his work.
