Wow! Here we are in May already. Amazing how fast time flies when you are enjoying Golf-ing events, awesome General Membership meetings, Legislative visits and all things HBA. I want to personally thank the Golf Committee, Chuck Hiott, the Chair, with Booth, Ern, Straughan & Hiott; Karen Schroeder with Solid Image, Inc.; Andrew Nutt with Holly Homes, Inc.; Nancy Carpenter with United Southern Bank; & Jeanne Abernathy with Southern Style Management. Also, a HUGE THANKS to all of the sponsors and everyone who donated for the goody bags and the door prizes (see page 5). And last but certainly not least, thank you Kelly and Carolyn for all your hard work be-hind the scenes. Everyone I have spoken to had a fantastic time of golfing and networking with over 80 golfers and almost 40 sponsors and several volunteers. What a great way to learn about your fellow HBA member and so many of their friends and family.
While I am thanking folks, if you missed the April GMM, you missed a heck of a meeting. It was sponsored by Ro-mac Lumber and Supply in conjunction with Great Southern Wood Preserving and our guest speaker was Scot Brantley, who played football for the University of Florida, the Tampa Bay Buccaneers and is currently a Sports Radio Host. He shared with us what it was like growing up and becoming a Florida Gator. How the teamwork and hard work helped him in life. It was truly a great evening. Have you heard? May is Membership Madness Month!! For each new member you recruit you will earn TRIPLE Spike points!! (see details on page 15) We want EVERYONE to recruit at least ONE MEMBER. I know that each of you know at least one person who would benefit from HBA membership. Our goal for this year is to DOUBLE our membership and this is the perfect time to step up and become a recruiting member of this association, and earn your Spikes. If you need help staff is always available as well as the membership committee members. They meet at the HBA office on the First Thursday of the month! Join the Committee and get involved. The FHBA Legislative Days in Tallahassee was in April and George Hansford with Prominent Construction and our EO Carolyn Maimone attended. Our voice in Tallahassee was heard, and well. We had several bills that we have been following and the Home Builders were able to get one-on-one time with the legislatures to amend or discuss the bills that were a concern for our industry. The “HOA bill” is one bill that was pounded on the most. In the long run it was combined with a few other bills and even though we weren't happy that it passed, it is a lot less heinous than it was originally. It is before the governor now. The FBA is slated to receive $250,000 in funding which is a great win for our young up and com-ing builders, let’s hope the governor approves it. We are still following a few of the bills since the legislatures are still in session. The Governmental Affairs Committee will update you next month on the remainder of the pertinent bills. The setup of the Touch System is almost complete. Our EO has just a few more details to iron out and we will be up and running. Watch for communications in the coming weeks.

The 2013 Color of the Year
Each year, Pantone se-lects a color of the year, helping shape the trend for designers for home interiors. This year the color is “Emerald,” so we will likely see this jewel-tone on more accessories, accents, and
in paint colors. Well chosen splashes of green ex-ude a sense of calm, serenity, nature, and elegance. The home building industry continues to de-velop green building techniques to buyers who want to “go green.” Green can be a way of life, a status symbol, as well as a trend that is growing slowly and steadily as buyers make informed choices in their homes. In an informal poll by the National Associa-tion of REALTORS®, real estate agents were asked to define what “green” meant to their clients. 78% of the responses were that green building equated to mean environmentally friendly, 24% said it meant efficiency, and 24% responded that it meant healthy. Durable and smarter both had replies of 9% as the buyers’ choice of definition. Recently I have been attending our Builders and Remodelers Committee. We have made 2 field trips to see new green-built homes. First we toured a completed home in Harbor Hills where materials were selected for low water needs for the landscape, recycled materials for interior finishes, and a high-efficiency HVAC. Next we visited a home under con-struction and witnessed a test for air-duct leaks prior to the sheet rock installation. My take-away from
these tours is this: going green is very important as we learn the newest ways to protect the earth, con-serve energy, and create healthier environments in-side our homes. We may not always be able to physically see the green items in a client’s home, but we need to recognize the choices buyers have, and the values they embrace on what building green means to them. A special thanks to Michael Rich with Harbor Hills, Nate Ritter of GreenBuilt Solutions, and Bill Wilburth of Wilburth Construction for hosting and or-ganizing the field trips and educating us about green choices in residential building. Emerald green may be the 2013 color of the year, but green is here to stay.

Boy how many items can we fit into one newsletter? Well here is a short list of some of the bills we have been following. By the time this newsletter hits your mailbox the legislative session will be over and decisions final. SB 580 has been moving through the process. It has become a committee substitute bill and has received several amendments. We are still working with the legislatures to improve this bill to avoid unintended consequences, but it has taken on a life of its own and has been moving very quickly. SB 596 seems to have taken a backseat to this bill. HB 7119 has been moving it’s way through the House chamber. I am not sure how far
along it will get by the time you read this newsletter. SB 156 focuses on unlicensed contractor activity, building code issues and construction legislation. There is an amendment to this bill that we fully support. Some good news, but there is still some work to do on it, the Future Builders of America (FBA) could get state funding. The goal of the FBA is to create a stable workforce of Floridians interested in a career in the con-struction industry. This funding from state will provide assistance in this customized job training program. Our pro-gram is consistent with and enhances the Career and Professional Education (CAPE) initiatives in the public schools in Florida. Join us on the Governmental Affairs committee and be a part of the process to protect our way of life and our way of doing business. April Remodeler's and Green Building meeting was a great success. Karen Schroeder with Solid Image Inc was on top of her game, counter-tops that is, with all the new prod-ucts she brought for us to see. A special "Thank you" goes out to Karen for an outstanding hands on presentation and for providing such a great lunch for all to enjoy. Her knowledge on recycled materials and new products was outstanding! The next meeting will be on May 8th at the HBA office in Tavares. Calling all Roofers, Remodelers, Builders and As-sociates to attend. This meeting will give all license holders one CEU credit for attending. We would like to invite every-one to attend and bring a guest. This will be a special presen-tation hosted by Lomanco Vents and ABC Supply Co. Inc., on the new products including the importance of roof ventila-tion in Florida. The Guest speaker, James Holdsworth from La-manco Vents is on top of his game, rooftops that is! He will be giving a special presentation that no one should miss. Venting is one of the most important parts of a healthy home. I am sure we will all learn new innovative ways of venting. Please come to this meeting so you can personally thank our Associate member, ABC Supply Co Inc., for keeping up with the new innovative ideas and for supplying a great lunch for all to enjoy! SEBC Celebrates 35th Year
With New Venue, Format
ORLANDO – The Florida Home Builders As-sociation-sponsored Southeast Building Conference (SEBC) will celebrate its 35th anniversary this year and is marking the occasion with changes that it hopes will keep the show vibrant and relevant for years to come.
For the first time in history, SEBC 2013 moves into the new SOUTH Hall of the Orange County Convention Center, giving exhibitors and delegates a fresh venue for the vast array of building industry products and services displayed at the July 11-13 show.
To make sure exhibitors get maximum atten-tion, this year’s show schedule has set aside desig-nated hours (Noon to 3 pm each day) for home build-ers, remodelers, and allied construction-related pro-fessionals to tour the displays.
There will be specialty pavilions featuring Hurricane Alley, Green Building, and Masonry. The Florida Department of Community Affairs sponsors the hurricane-mitigation displays while the Florida Masonry Association presents exhibits as part of its co-location partnership with SEBC.
As the only major building industry trade show in the South this year, SEBC expects to draw a large audience to its world-class educational pro-grams, which includes all 14 hours that Florida con-tractors need to achieve their continuing education requirement.
Top key elements of SEBC over the years – the New Southern Home and the Aurora Awards – will remain staples of the show experience.
The New Southern Home is being built by Nathan Cross of NWC Construction, Inc., and will be a living laboratory for builders and consumers with a keen interest in Green building and energy-efficiency.
The Aurora Awards, the premier building in-dustry design competition in the Southeast, will honor its winners on Saturday evening, July 13, 2013, at the Rosen Centre’ Hotel.

Our Hosts were fantastic and took great care of all of us. The Harbor Hills course is GORGEOUS, so if you have not golfed this course, you need to make it one of your golfing destinations in the near future. The Home Builders Association Wood Commodity Index (Index) for mid-April decreased 2.7% to $438.51 per thousand. The Index primarily pushed downward late in the second week of April as the world’s commodity markets sagged and investors grew more uncertain in the sustainability of the recovery. Oddly, the downward push in prices occurred the same week in which the United States Census Bureau announced housing starts had finally reached the plus-million yearly mile-stone in nearly five years. Then again, who can explain the rationale in many sectors of the building material marketplace?
In the dimensional lumber composite of the Index, pricing dropped 1.8% on significant drops in longer length spruce items and wide width pines. The lumber composite dropped to $434.56 per thousand. Oddly, short length spruce such as studs and 2x4-8’/10’ spruce increased in price from 2.2% to 12.1%. Little doubt though, the lumber composite was in a downward trend. The plywood composite of the Index is a tale of two products--OSB sheathing and CDX pine plywood. OSB Sheathing dropped $40 per thousand in the last week primarily due to weaker order files and more production coming on line. CDX pine plywood increased $40 to $75 per thousand as demand outstripped production. Overall, because of the weight in sales of OSB sheathing, the plywood composite dropped 3.3% to $441.46; however, the impact of the loss of the Georgia-Pacific mill in Hawthorne, Florida is really becoming very evident. One lumber expert told me that he expects lumber and plywood to take a short breather in price increases, but noted the huge uptick in housing starts were being driven by multi-family projects. His prediction is that huge block buys to cover these projects will propel pricing higher in May. The issue for many suppliers and dealers is they do not want to buy heavy if, indeed, the market is correcting. Frankly, my crystal ball is busted, but my guess is the market has more downward risks because of the overall decline in world commodity pricing. I also believe that the markets had gotten over-baked and the high pricing was beginning to kill building projects. The biggest mover in other building products will probably be roofing shingles. Hail storms in the South and increased de-mand is pointing the way toward tighter supply and higher prices. Rainy season is good for shingles, and it appears the South is having a much wetter spring. My advice to all--be careful in a dropping market to not buy high and not quote low. If, indeed, the market turns back up with heavy multi-family projects, buying a long-term quote at today’s numbers could be costly. In Memory Of Our Friend Ann Rose Hagen
Ann lost her battle with cancer on March 30th but never did she loose her will to live. She will live on in the hearts & memories of all of us. Ann was loved by so many and we at the Lake-Sumter HBA will greatly miss her smiling face, her funny wit, great style and her attention to all. I knew Ann for as long as she was a member when she joined in 1999, never a hair or anything out of place – she could walk in the office from a wind storm outside and she looked great. I always wondered how does she do that?? It came to me after she had passed and I was thinking of her - it was magic! Not that I didn’t know she was special from day one but Ann was a magical person who touched many and will never be forgotten. We love you Ann! ~Kelly
