BASIC INFORMATION
Who?
The housing accommodates 18 students participating in Maxwell’s Washington program every fall, winter,
spring, Maymester, and summer. Each apartment is shared between four people in one spacious two-
bedroom, two-bathroom apartment.
Undergraduate participants occupy the apartments during the fall and spring and are from a variety of
disciplines at Maxwell–a lively mix of international relations, political science, policy studies, economics
and the occasional Newhouse student.
Graduate students from the PAIA Department have the opportunity to take advantage of the housing during
winter, Maymester and summer sessions.
What?
Students in the Maxwell in Washington Undergraduate Program are provided shared housing in one of five
apartments that the university leases at the Calvert House Apartments, which is in the heart of DC in
Woodley Park.
Students are required to live in the Calvert House unless they are living with family in the city. To be clear,
this is not student housing. The apartment complex is full of professionals, families, seniors, etc. and we
expect students to conduct themselves as young professionals while living in the housing.
Where?
The Calvert House is located at 2401 Calvert St. NW Washington, DC 20008. For more information and
photos of the apartments and surrounding neighborhood browse the Calvert House Apartments website:
http://www.calverthousedc.com/
When?
Students typically move in one or two days before classes start to get settled in the city. Dates vary each
semester. The DC program coordinator will send specific move-in and move-out dates to you before the
semester.
Why?
The Calvert House is located in one of the safest neighborhoods in DC, Woodley Park. It’s located across the
street from the metro station, which is a huge convenience. All apartments are furnished and include local
channels and wireless Internet.
Be aware that the program does not include a meal plan. Students are responsible for purchasing their own
food.

MOVE IN INSTRUCTIONS When it is time for you to move in to the apartments keys, fobs and instructions will be waiting for
you at the front security desk, just tell them your name. The desk is manned 24/7, so no worries
about arriving late/early. The attendant will tell you where you can park your car while you unload
your belongings. After unloading, you will have to move your car – please pay attention to street
parking signs as parking is restricted and DC ticket cars mercilessly! There are several parking
garages in the area, but be forewarned they are pricey ($15-$20 per day). Use the freight elevator
and luggage carts located at the back of the hotel on the first floor to help you move in more
efficiently.
The Calvert House apartments are NOT student housing, and we expect you to behave as young
professionals in the city and in the apartments. Please read the attached Calvert House rules for
compliance and damage memo from the University.
DO NOT put anything on the walls unless you use a DAMAGE-FREE hanger. We will supply
some and more can be easily obtained at CVS or ACE Hardware.
The apartments are furnished, but you need to bring your own bed linens (sheets, blankets,
pillows for twin bed), bath towels and personal items. See detailed list above of for furnishings
in the apartments.
MAINTENANCE Residents are responsible for keeping their apartments clean and leaving them as clean as possible
when they move out. Serious damage, repair work, lost keys or missing items will result in fines
assessed to your Bursar account. If any furnishings in the apartments are missing or broken when you move in, please contact our Housing
Coordinator, Patricia Tyson at [email protected] If anything in the apartments breaks down or stops working (heat, AC, plumbing etc), please alert the Calvert
House Apartments directly by calling or leaving a maintenance request with the attendant at the front desk:
(202) 462-8900.
DC TRANSPORTATION Transportation in DC is very different from Syracuse or wherever your hometown may be. Students don’t
usually bring a car with them–not only does DC have the worst traffic in the US but it’s also extremely
expensive to park for car (sometimes $40 a day). So your best options are the bus, the metro, and good old-fashioned walking. The Metro: Luckily, The Calvert House is located right across the street from a metro station. DC
transportation is divided into “lines” named by color: Red, Green, Blue, Yellow, and Orange. Each line
makes a range of stops throughout DC. In order to get somewhere, you may need to “transfer lines” in the
event that a certain line doesn’t get you quite close enough to your destination. The metro station next to the
Calvert House is on the Red Line, which takes you to downtown DC near the Capitol. Specific info you need to know about the metro system (including a map of the metro lines) can be found
here: http://www.wmata.com/rail/maps/print_map.cfm.
![Page 8: Maxwell in WashingtonStudents in the Maxwell in Washington Undergraduate Program are provided shared housing in one of five apartments that the university leases at the Calvert House](https://reader034.fdocuments.in/reader034/viewer/2022042911/5f4286586b494931a82f1f30/html5/thumbnails/8.jpg)
To purchase a Metro Card, go to the closest Metro stop (Woodley Park/Zoo). The basement level has a row
of machines that give detailed instructions on how to purchase and reload money onto your SMARTTrip
Card. If you are in need of any assistance ask to speak with the Station Manager located in the Metro booth.
IPhone users can download the free “iTrans DC” app that gives you a map of where all the lines go and the
names of the stops you can get off. The DC Circulator: This mode of transportation is the cheapest. The Circulator (big red bus) costs a dollar,
whereas the metro charges you based on how far you need to go. However, the Circulator takes longer and
has different routes than the Metro. Students enjoy taking the Circulator because they get to sightsee as well.
The Circular is what you would take to get to Columbia Heights, the shopping hub. Specific info about the Circulators can be found here: http://www.dccirculator.com/ Walking: Walking in downtown DC is common. Many places you will need to go are right next to each
other. Be careful, this is a fairly big city and there is crime so walk in groups to be safe. Surrounding Areas The Calvert House is an ideal location. It is across the street from the metro station (which students will
probably use every day). There is a CVS (with a pharmacy inside) a block away and a Safeway that’s approximately half a mile away.
There is also a small corner market called “Manhattan Market” that sells produce. Across the street from the
Calvert House, there are a plethora of restaurants and fast food chains.

CALVERT HOUSE RULES
In order for Management to maintain your building, it is necessary that Lessees and occupants cooperate by
complying with the House Rules. As used here, "Lessee" refers both to Lessees and any occupants under the
Lease.
RENT
All rents are due and payable in advance on the first day of each month. Rents may be paid either by
mail or in person to the Rental Office; or such other address as may be designated. Kindly note apartment
number on all checks. Rents will be considered delinquent if not paid in full by close of business on the fifth
(5th) of the month and a late fee of 5% of your monthly rent will be added to your balance. Rent may be paid
by money order, certified funds or personal check. However, personal checks will not be accepted if (1) late
rent is being paid after the 5th of the month (2) two checks have been returned by your bank in any 12-
month period, or (3) a complaint for possession of non-payment of rent has been filed in Landlord &
Tenant Court. Third party checks will not be accepted. The returned check fee is $75.00. Partial rent
payments will not be accepted.
The above is a brief summation of our rent policies, and other conditions may apply. Management reserves
the right to amend these policies and increase at its sole discretion.
NOTICE OF INTENT TO VACATE
Lessees who retain occupancy after the expiration of the lease become month-to-month tenants and are
required to give written notice of termination when planning to vacate. The Lessee may terminate the month-
to month tenancy by giving one month's written notice on either the 1st or the 15th of any month. For
example, the Lessee shall give written notice that the Lessee will vacate on or before May 31st no later than
May 1si_ The Lessee shall give written notice that the Lessee will vacate on or before May 15th not later
than April 15th. In the event of failure to give the required notice on time, Lessee will be held rent
responsible through the next period of proper notice. For example, a vacate notice received after the 1st of
May that the tenant will vacate May 31st is insufficient and the tenant will be rent responsible until the 15th
of June. You may bring the notice to the office personally. If you choose to mail the notice, be sure to mail it
sufficiently ahead of time so that it is received by the required date.
EARLY TERMINATION OF LEASE
If a tenant finds it necessary to terminate the lease prior to its expiration, the following policy applies: If
notice is received anytime in the first nine months of the lease, we require 60-day notice and a payment of
$1,500.00 as liquidated damages. If notice is received and the vacating is to occur within the last 3 months of
the lease, we require a 30-day notice and a $750.00 fee.
LEASE ALTERATION POLICY
Applicants requesting a change in occupants in the apartment or any other lease alteration after the lease has
been signed must pay a $200.00 fee. All parties that are going to be residing in the apartment, including
remaining existing residents, must complete an application and pay a $75.00 application fee. All residents
over the age of 18 years old residing in the apartment must be a party to the lease.
TRANSFER POLICY
![Page 17: Maxwell in WashingtonStudents in the Maxwell in Washington Undergraduate Program are provided shared housing in one of five apartments that the university leases at the Calvert House](https://reader034.fdocuments.in/reader034/viewer/2022042911/5f4286586b494931a82f1f30/html5/thumbnails/17.jpg)
Provided that the tenants are not in default, and subject to a current credit check and availability of
apartments, tenants residing in an apartment for three years or more must pay a $200.00 transfer fee. Tenants
residing in an apartment for a minimum of one year but less than three years must pay a $300.00 transfer fee.
Tenants residing in an apartment less than one year must pay a $500.00 transfer/lease break fee. Ifa security
deposit was paid on the original lease, a non-refundable move-in fee may be required in addition to the
transfer fee. New leases are for a period of one year at the market rent. No transferring resident will be
entitled to any specials or rental incentives that are being offered.
REPAIRS, BREAKAGE AND DAMAGE
The need for repairs should be reported to the Management Office promptly and in writing. Lessee shall
regularly inspect and test the smoke detectors and immediately advise the Management Office in writing of
any malfunction. Any repairs or replacements by breakage or damage as a result of the negligence of Lessee,
other occupants under the Lease or any of their invitees will be charged to the Lessee and will be due and
payable on the following rent date.
KEYS, LOCKS
Lessees must pay a service charge for the replacement of lost keys. Additional door locks may be installed at
the tenant's expense only after obtaining Management's written approval. A duplicate key to the new lock
must be provided to Management. All keys to all locks must be turned in to Management when vacating.
Lessee's failure to do so may result in a charge for changing locks.
MAIL AND PARCEL POST
Both regular and registered mail, including parcel post packages, will be handled by the United States Post
Office in the manner suited to your building. Postal delivery times and methods are controlled by the Postal
Service and are not a Management responsibility.
REFUSE
Lessees are not permitted to leave refuse in any public areas or in the trash rooms located on the various
floors. Where trash chutes are provided, Lessees may dispose of refuse small enough to fit in the trash chute.
Otherwise, refuse must be taken to the basement trash area or to outdoor trash containers as Management
may designate. Wet garbage must be wrapped in waterproof containers. Lessee shall comply with any
recycling programs in effect. Lessees must make arrangements ahead of time for disposal of trash in excess
of customary household trash or disposal of bulk items, including but not limited to furnishings. An
additional charge may be imposed for such disposal.
ADMITTANCE TO APARTMENTS
Management will not grant admittance to Lessee's apartment to any third party, other than for inspection,
service or maintenance in accordance with the Lease, unless Lessee has given prior written authorization to
Management.
ELECTRIC LIGHT BULBS, FUSES
