Residential values in Marlborough are increasing enabling more home sellers to achieve a better price given time. There has been lots of media commentary recently regarding mortgage interest rates, property being unaffordable particularly for first home buyers, statements that the Government needs to step in to control the housing market by restricting loans from banks and finally that many more sections are required and they must be affordable. Interest rates are still extremely attractive by historical comparisons so there really is an incentive currently to buy a property whether it be as a home or an investment. The likelihood of interest rates climbing over the next year or two are slim at present however eventually mortgage holders will face increasing rates so locking in a low fixed rate is certainly tempting for many. First home buyers are struggling to get a foot on the property ladder particularly so in Auckland and Christchurch where a shortage of homes is pushing property values out of reach. Many younger people also have student loans that they are paying off which is slowing their entry to the property market at a time when values are increasing. Tony Alexander has quantified the rise in Auckland property values in the current cycle as having risen by 27% as a result of an increasing population and the decreasing number of new homes being built since 2007. Supply and demand will always dictate market prices and it was interesting to hear one commentator suggest that immigrants to cities such as Auckland should be restricted to buying new homes only as a means of increasing new house builds and controlling market forces for existing homes. Whether the Government will decide to step in and demand that Banks lift the required deposits for home purchases is a hot topic. If the required deposit levels are increased you once again place another barrier for first home buyers to deal with. The availability of affordable sections is also on the central Government watch list. Marlborough will benefit increasingly over the next decade from the Christchurch rebuild as more expertise, labour and materials are needed. Autumn 2013 Market Update The Blenheim residential property market is humming along nicely with the only thing falling being leaves off the trees! Residential values in Marlborough are increasing enabling more home sellers to achieve a better price given time.

There has been lots of media commentary recently regarding mortgage interest rates, property being unaffordable particularly for first home buyers, statements that the Government needs to step in to control the housing market by restricting loans from banks and finally that many more sections are required and they must be affordable.

Interest rates are still extremely attractive by historical comparisons so there really is an incentive currently to buy a property whether it be as a home or an investment. The likelihood of interest rates climbing over the next year or two are slim at present however eventually mortgage holders will face increasing rates so locking in a low fixed rate is certainly tempting for many. First home buyers are struggling to get a foot on the property ladder particularly so in Auckland and Christchurch where a shortage of homes is pushing property values out of reach. Many younger people also have student loans that they are paying off which is slowing their entry to the property market at a time when values are increasing.

All in all I see the local housing market as being well priced with room for some growth during the balance of 2013.
