November 29, 2011 Market Report - Fox Valley area, Wayne, St. Charles, Geneva and Batavia Prepared by Singular Properties. Stephen Lane, Managing Broker Wayne This market is smaller so that is why you see such larger moves in the chart. Notice the “y” has a lot of activity in the single digits. Also the community does not have a lot of inexpensive homes compared to the other towns, again due to its smaller size. Overall this market is not to bad as the For Sale vs. the Sold homes are rather close in numbers. But you will note a lot of months of less then 5 homes sold in certain price ranges. St. Charles As in a lot of markets their is an imbalance with supply and demand. Some of the facts that are not clear to someone unfamiliar with the area reading this chart is St. Charles has a lot of homes over 575K. Although the green line dropping on the Fox Sale is good the closed homes has dropped faster. Also note the less expensive markets below 575K are trending up. I have noticed most of the activity in our MLS is below 550K in most markets. Lastly and this is partly due to the larger market in STC but the Y axis is not the same on the Sold and For Sale graphs. The other communities use the same numbers where in STC they don't. Geneva Again you can see the Supply/Demand imbalance. Also note the trend of closings for the lower priced brackets. This shows the trend moving positive for the lower prices on the closed sales. Batavia As you can see this market is not to bad, all thing considered. St. Charles
