THE VILLA

This is a huge villa - more like a private hotel than just a house. Photos do not do it justice. Enjoy the feeling of ‘togetherness’ in the delightfully finished dining, entertaining and relaxing areas.

With 12 large bedrooms, all ensuite and many with sea views, this is the perfect villa for big groups, sleeping up to 32 (depending on bed use) with endless space for everyone.

There is a full size snooker table, a fully equipped cinema room and uniquely a massive “party” or function room complete with bar and it’s own toilets.

Plus a 20+m lounge with 2 snugs, table tennis table, gigantic pool, outside gym and so much more.

OVERVIEWThe 12 bedroom 12 bathroom villa was built for a Saudi Princess and has to be seen to be believed. Spacious and bright accommodation over 2 floors, just 10 minutes from Puerto Banus.

The 20m+ huge lounge has many seating areas & sofas plus two hideaway “snugs”.

Outside on the upper terrace are many sofas to watch the sunset and relax in the shade. And plenty of sun loungers for those that prefer bronzing by the pool.

A very simple but useful preparation kitchen with cupboards, fridge freezers, toaster, kettle etc.

Next to it a full commercial catering kitchen with separate chefs/staff entrance, walk in pantry/storage,. large stainless commercial fridges & freezers, huge ranges & grill.

RATES etc

H o w d o I m a k e a b o o k i n g ?

• we issue a rental contract with your details on (name, address, passport number, email, telephone, date of birth)

• pay 30% deposit credit or debit card over the phone direct to the property manager / owner of the villa

• pay then the balance the same way at least 4 weeks before arrival

• security deposit of 1000 euros (more can be asked for an event with additional people on site) is required cash on arrival or credit card number pre-authorisation

• the deposit is non-refundable if you decide to cancel your holiday

• your booking is only reserved when the deposit is received not when the contract is sent however we will reserve the dates for 7 days for you

W h a t a r e t h e c a n c e l l a t i o n t e r m s ?

• cancellation terms and conditions are on the booking contract and below. A cancellation is only confirmed in writing to the villa owning company - Cancellation with more than 6 calendar months to the date of arrival Deposit returned less a €700 admin charges - Cancellation between 3-6 months left for the date of arrival Deposit not returned - Cancellation between 4 weeks and 3 months of date of arrival 50% of villa hire fee is due and payable (including deposit received) - Cancellation with less than 4 weeks to arrival date Full balance is due for rental of villa (excluding extra services such as venue fees for special events provided that no extra cost for extra services has been incurred, in which case this extra cost may be chargeable

• the villa owning company reserves the right to refuse any external contractor if they are not insured or approved to be on site

W h e n a r e t h e p o o l s c l e a n e d a n d c h l o r i n e a d d e d ?

• the maintenance person comes weekly to clean the pools and garden

• we suggest you don’t swim in the outdoor pool for 4 hours after he has added chlorine. Ask the property manager for details for your stay

A r e t h e r e a n y n o i s e r e s t r i c t i o n s ?

• yes - the villa is in a high class residential area and the police and local communites are very keen that residents are not disturbed by temporary visitors

• all noise outside should be at reasonable levels during the day and at night there must be no noise after 11.30 pm. Take the party inside and CLOSE the doors and keep the music down

• any DJs or bands must be pre-approved to be on site and must understand our licence is at risk if there is excessive noise. You will be unplugged!
