Outlook for April
Manhattan Beach real estate activity for the month of March was fairly respectable considering the time
of year. While the month-to-month median sales price and median days to sell statistics trended slightly
negative, it was the month-to-month total sales, listings, and sales/listing ratio that outperformed
expectations. Of course, if you factor in the year-over-year median sales price for the month of March
you will find a 10.6% improvement in 2014 compared to 2013.
So, what should you expect in April? Evaluating all data collected in 2014 it is my position that the
month of April will continue to trend positive in most measurement categories, although the tax deadline
of April 15th is still a caveat yet to be reckoned with. Thus, time will tell but there is no doubt in my mind
with the 49% increase in listings in March that buyer activity should pick up in April.
