Unlike other kinds of investments - stocks and bonds or bank CDs, for example - the value of any remodeling project includes elements that can’t readily be measured in dollars and cents. In some cases, the benefits are tangible. Replacing windows, for instance, typically adds comfort and reduces energy costs. The same is true of remodeling projects that include an upgrade of house systems - replacing HVAC equipment with more efficient models, for instance. A kitchen remodel often includes upgraded appliances that are both easier to use and more energy-efficient. Other benefits are intangible but no less real. Adding a family room can improve the quality of life for a growing family. Likewise, increased storage in a new master suite may free up space for an exercise room in another part of the house. Taken together, the overall effect is reduced stress, increased comfort, and improved physical and mental well-being. And when the house is sold, the equity is tax-free. Few other investments can make the same claim. Nevertheless, if resale value is a major factor in any decision to remodel, the best course of action is to consult with a professional on cost and seek an assessment of resale value from a realtor active in the particular neighborhood.

Following a period of rapid growth in the 1980s and 1990s, Gwinnett has become a true live-work-play community, with big-city shopping, thou-sands of employers and more than 300,000 jobs. Gwinnett now boasts excellent facilities for recreation, professional sports, concerts, conven-tions and cultural events. An effective, efficient government is meeting the challenges of rapid growth, while maintaining excellent credit, and keeping future debt burdens low. Success continues to attract tens of thousands of new residents every year.

Gwinnett was one of the nation’s fastest growing counties in the 1970s and 1980s. While the rate has slowed, Gwinnett is still growing. More than half the total land area has now been developed. In May 2005 the county realized a 15.2% increase in single-family building permits. This was 7.8% above May of 2004. For the year, the average monthly number of single-family permits is 0.8% above last year. According to the Census Bureau, Gwinnett added 27,000 people in 2004, and the forecast is for at least another 26,000 in 2005. As the population continues to grow at strong levels and mortgage rates remain low, single-family permits, as well as local construction, should remain strong for some time.

During the 3rd quarter of 2004, Gwinnett County employment grew 1.9% adding 3,900 jobs. The manufacturing sector had a net increase of more than 400 jobs, and the service sector added nearly 1,500 jobs, many of which were in the health care and improving hospitality industry. Government employment added 1,600 jobs. In terms of annual job growth, some of the strongest sectors included real estate, educational services, construction, and local government.
