Over the past year, Teneriffe has gone gang-busters rising 39.5 per cent, while over the past three years the median house price surged 84.3 per cent. Rich in history and renowned for its charming Woolstore Precinct, the river suburb's record growth can be attributed to key factors such as the lifestyle and livability of Brisbane's inner Northern Peninsula; with notable attributes including the award winning Gasworks, Newstead Riverpark and Riverwalk. $2 Billion Brisbane Live Arena and Entertainment Precinct Progresses The $2 billion Brisbane Live entertainment precinct located in the heart of the CBD is about to progress to stage two of the Queensland Government’s market-led proposals initiative. AEG-Ogden, a subsidiary company of AEG, the world’s largest entertainment venue operator unveiled plans 12 months ago for a massive ‘Brisbane Live’ ultra-entertainment precinct similar to Madison Square Garden in New York City, or Melbourne’s Federation Square. The masterplan put forward by AEG-Ogden features a $450 million arena which includes a 4000-capacity rock club and be surrounded by multiplex cinemas, restaurants and bars, and a giant screen and amphitheater catering for around 15,000 people. For over 12 months the government has been reviewing the plan and is anticipated to provide constructive feedback which will push the project into a fine tuning and due diligence phase. Harvey Lister, chairman of Brisbane-based AEG Ogden, told the Courier Mail, “very few cities globally have the opportunity to create a commercial, educational, leisure and entertainment precinct in a world-class garden setting on a 20-plus hectare site right in the middle of the city". AEG Ogden are reportedly moving quickly with the proposal, with hopes of getting final approval within one year and built by 2021-2022 to coincide with the completion of Brisbane’s other major development, the $3 billion Queens Wharf Integrated Resort. James Street Up Late - The Annual Festival of Culture, Design and Fashion James Street (next to Newstead) recently hosted its sixth annual Up Late event in May. For one night only, James Street welcomed some of the country’s best fashion designers and most stylish influencers. James Street which is surrounded by over 350 retailers and cafes, treated shoppers to a deluxe fashion experience including over 1000 exclusive gift bags and work shops with designers and creative direc- tors of Aje, Lucy Folk, Dinosaur Designs and Assembly Label. This service zone design has allowed a free flowing floor plate on Level 17, resulting in expansive communal space on Lucent’s exclusive resident’s rooftop - Club 55. Additionally, the 2.1 meter high floor will house 96 acoustic isolation springs set on 430mm high reinforced concrete piers which are formed and poured in conjunction with the slab. This system is the most advanced and affective method to support Australia's longest rooftop pool of 55 meters, preventing any noise transfers and acoustic vibrations to the residential levels below as well as allowing access for maintenance. Internal wall framing has now been completed to level 15. Exterior painting has progressed swiftly with two of three coats applied up to level 15. Level 5 has completed kitchens, bathroom vanities and cabinetry installed as well as all internal walls and ceilings painted with secondary coats and tiling completed. Flooring will be laid this week with fit outs currently being meticulously installed by our expert team of 20 years. Project Timing: 2014 - 2020 Investment: $4 billion Brisbane Airport will have same capacity as Hong Kong & Singapore and will be the best runway system in Australia.

The biggest aviation project in Australia, when complete will give Brisbane the best runway system in the country.We’ve reclaimed 360 hectares of soft marshland by pumping 11 million cubic metres of sand onto the site. Over four years, the weight of the sand, working with 330,000 wick drains funnelling the water to the surface, will create a solid base for the runway. Once the base is ready, construction of the new runway and taxiways will begin. The new pavement will be 3.3 kilometres long, 60 metres wide and will have 12km of taxiways. Lighting, navigational aids and landscaping will also take place in this phase. Environmentally sound and award winning, the project will create 2,700 construction jobs.

More than 100 new suburbs have entered the Australian property millionaire’s club.

Four Queensland suburbs – Tennyson, St Lucia, Gumdale and Mermaid Beach - broke into the million-dollar median values list in December, according to analysis by CoreLogic RP Data. Queensland contained 16 of the 530 millionaire suburbs nationwide. CoreLogic RP Data senior research analyst, Cameron Kusber, said there was a widening gap created by the more expensive markets in Sydney and Melbourne “and perhaps some people are starting to look elsewhere to find more affordable options. Comparing Brisbane to Sydney or Melbourne, there are a lot fewer suburbs with million-dollar price tags,” he said. “For affordability that’s not a bad thing and I think this next year it will be interesting to see if we do see more people coming

from interstate, and with the economy holding up, how Queensland does.” Queensland was the only state other than NSW to deliver a million-dollar median value for units - a feat achieved in Tennyson where it hit $25 mllion. Three other suburbs – Gumdale, Castle Hill (Townsville) and Oayfield made the exclusive list. Mr Kusher said the results were not about the 5 per cent of properties that hit the market but looked at “if every property was to be valued what would the median be.” Johnson Real Estate managing director, Andrew Trim, said the prediction was for strong growth in Brisbane given its good affordability. “If you compare it to other major cities, Brisbane real estate is very affordable – but this may not last long.” he said. Numbers of sales have also increased, which is always an early indicator that price increases are not too far away.”
