Renovation of the new office building 2007

Out line of Scope of Work To renovate an existing
three story ocean front residential town house duplex into a single commercial office building.
Demolition of the existing office building for use as parking and landscape area.
Due to limited or nonexistence hurricane anchors the building was brought up to current standards. Threaded rod was added from the block on the first floor to the top plate
on the third floor.
Sections of walls between the two units were removed to make way for a crossover. Rebar is added before the cell is poured with concrete.

Spray insulation foam between the roof trusses and wall cavities second and third floors.
The old garage door header is removed to make way for new front entrance and foyer.
Cabling and drywall added to new secure IT room
As the building had sat uninhabited for a few years vandals had reworked the windows.
A wide range of paint colors was used to bring out a tropical look.

Murphy bed.
Storm drain had to be removed to get the equipment in place to do the wet tap for the fire hydrant.
Fire back flow installed with test gauge
After the move over to the new building the old building was stripped of usable fixtures that were
then recycled or reused.

Site work, form work for side walks and a sub base compacted before the brick pavers are installed.
As the site work continues more old concrete sign foundations are unearthed. The contractor had to bring
back the track hoe to remove these obstacles.
Drive way prepped for pavers. Pavers installed. Fire hydrant tested and ready for use and ADA
truncated dome pavers laid in wet cement.

Irrigation for the landscaping is obtained by drilling a 2” deep free flowing well on the property. Water is pumped to zone valves controlled by a timer for individual precise
control of the amount of water each zone receives.
All storm water run off on the property goes into the rear retention pond.

Generator pad installed for future use under separate contract.
Beach Steps. Even before work had begun mother nature reclaimed eight feet of dunes.
Department of Environmental Protection regulations prohibit any work on the sand dunes from March 1st to November 1st of
each year due to the sea turtle nesting season. The contractors work did not involve any post penetration of the
sand as they used the preexisting posts.
