Pricing has yet to be de-termined, but Ferrao saidhe expects many buyerswill come from “vintage”high rises in Naples whowant to move up to some-thing newer, or from largehomes in Port Royal look-ing to downsize.

Amenities will includea health club with on-callmasseuses, guest suites, abilliard room, ahunt room,a bridge roomandaparlor.There will be a pool onthe ground floor, and alsopenthouse pools.

“But the greatest ameni-ty is that youwill be able towalk to the beach,” Ferraosaid.

He expects to start sell-ing units at the end of theyear. He’ll break groundwhen pre-sales are com-plete,which he anticipateswill be inmid-2016.

TheMystiquesite ispartof about a mile-and-a-halfof beachfront land Ferraobought in 1986 fromWest-inghouse, the original de-veloper of Pelican Bay.

NowoneofNaples’mostchicaddresses,PelicanBayis a2,104-acreprivate com-munity that containsmorethan 65 separate neigh-borhoods, private beachpavilions, four parks, ten-nis, a 27-hole golf course,a shopping center and Ar-tis—Naples.

JudyGreen, president ofPremierSotheby’s Interna-tional Realty said a recentsurvey showed more af-fluent buyers are likely tomake a lifestyle propertytheir primary residencethan they were five yearsago.

“High-net worth con-sumers are recognizingthe critical role real estateplays in building wealth,and they are investing init,” she said.

ShannonLefevre, a JohnR. Wood real estate agentwho specializes in PelicanBay, said she expects unitsin the new tower will besnapped up quickly, be-cause older, remodeledunits in nearby high risesrecentlyhavesold formorethan $1,800 a square foot.

“People want new, andthey want the best loca-tion,” she said. “I think itwill be a home run.”
