GENERAL NOTESAT NO TIME WILL THE CONTRACTORS WORK, STORAGE OF MATERIALS,

EXPENSE.
THE CONTRACTOR SHALL AT ALL TIMES KEEP THE WORK AREA FREE FROM
ACCUMULATION OF WASTE MATERIALS. DEBRIS SHALL BE REMOVED ON A
DAILY BASIS.
ALL WELDING AND/OR THE USE OF FLAME PRODUCING DEVICES SHALL BE
CLEARED THROUGH THE FIRE DEPARTMENT.
ALL CONSTRUCTION PERMITS, FEES AND COORDINATION OF ANCILLARY ITEMS
SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR.
THE WORK OF THIS CONTRACT SHALL COMPLY WITH APPLICABLE FEDERAL,
STATE AND LOCAL CODES OR STANDARDS. ALL WORK SHALL COMPLY WITH
THE MOST RECENT ADOPTED EDITION OF THE CODES OR STANDARDS LISTED

1. REFERENCE TECHNICAL SPECIFICATIONS FOR MATERIAL SPECIFICATIONS, EXECUTION
AND QUALITY CONTROL REQUIREMENTS.
2. ANY DISCREPANCY FOUND AMONG THE DRAWINGS, SPECIFICATIONS, THESE NOTES AND
THE SITE CONDITIONS SHALL BE REPORTED TO THE CONTRACTING OFFICER, WHO
SHALL CORRECT SUCH DISCREPANCY IN WRITING. ANY WORK DONE BY THE
CONTRACTOR AFTER DISCOVERY OF SUCH DISCREPANCY SHALL BE DONE AT THE
CONTRACTOR’S RISK. THE CONTRACTOR SHALL VERIFY AND COORDINATE THE
DIMENSIONS AMONG ALL DRAWINGS PRIOR TO PROCEEDING WITH ANY WORK OR
FABRICATION. THE CONTRACTOR IS RESPONSIBLE FOR ALL ERECTION BRACING,
FORMWORK AND TEMPORARY CONSTRUCTION SHORING. DO NOT SCALE DRAWINGS.
2. ALL METHODS, MATERIAL AND WORKMANSHIP SHALL CONFORM TO THE 2006
INTERNATIONAL BUILDING CODE (IBC) AS AMENDED BY UFC 1-200-01.
3. ALL REFERENCES TO OTHER CODES, STANDARDS AND SPECIFICATION, (ACI, ASTM, ETC)
SHALL BE FOR THE LATEST OR MOST CURRENT EDITION AVAILABLE.
4. THE STRUCTURE IS DESIGNED TO RESIST CODE REQUIRED VERTICAL AND LATERAL
FORCES AFTER THE CONSTRUCTION OF ALL STRUCTURAL ELEMENTS HAVE BEEN
COMPLETED. STABILITY OF THE STRUCTURE PRIOR TO COMPLETION IS THE SOLE
RESPONSIBILITY OF THE GENERAL CONTRACTOR. THE RESPONSIBILITY INCLUDES BUT
IS NOT LIMITED TO JOB SITE SAFETY, ERECTION MEANS, METHODS AND SEQUENCES,
TEMPORARY SHORING, FORMWORK, AND BRACING, USE OF EQUIPMENT AND
CONSTRUCTION PROCEDURES.
5. DO NOT SCALE DRAWINGS. DIMENSIONS SHALL BE AS SHOWN ON ARCHITECTURAL OR
STRUCTURAL DRAWINGS.
STRUCTURAL DESIGN DATA:
1. DEPTH TO BOTTOM OF FOOTING: AS SHOWN ON FOUNDATION DRAWINGS BUT NOT LESS
THAN 42".
2. GROUND SNOW LOAD: 50 PSF, THERMAL FACTOR: 1.0, ASSUME ROOF WILL HAVE
SNOW GUARDS (OBSTRUCTED), SNOW IMPORTANCE FACTOR: 1.0, SNOW EXPOSURE
FACTOR: 1.0. ROOF SHALL BE DESIGNED FOR DRIFT LOADING IN ACCORDANCE WITH
ASCE 7-05.
3. ROOF COLLATERAL GRAVITY LOAD: 5 PSF.
4. WIND LOADS: IN ACCORDANCE WITH IBC 2006 AS AMENDED BY UFC 1-200-01.
3-SECOND GUST = 110 MPH, EXPOSURE C. I=1.0.
5. SEISMIC LOADS SHALL BE CALCULATED ACCORDING TO THE IBC 2006 AS AMENDED BY
UFC 1-200-01. THE FOLLOWING APPLY TO ALL NEW STRUCTURES HEREIN:
SEISMIC DESIGN CATEGORY D, SEISMIC OCCUPANCY CATEGORY II, SITE CLASS D,
Ss=1.52, S1=.57, I=1.0, SEISMIC WEIGHT = GRAVITY LOAD + 20% SNOW;
DESIGN PROCEDURE: STATIC.
6. MAXIMUM SOIL BEARING PRESSURE USED IN DESIGN IS 3000 PSF.
SPECIAL INSPECTION:
1. CONTRACTOR SHALL HIRE A CERTIFIED SPECIAL INSPECTOR TO PERFORM SPECIAL
INSPECTIONS AS NOTED IN THE SPECIAL INSPECTION SCHEDULE ON THIS SHEET.
THE SPECIAL INSPECTOR SHALL SUBMIT INSPECTION REPORTS DIRECTLY TO THE
CONTRACTING OFFICER FOR REVIEW.
FOUNDATIONS:
1. ALL ORGANIC, FROZEN OR OTHER UNSUITABLE MATERIALS SHALL BE REMOVED FROM
SUB-GRADE AND REPLACED WITH COMPACTED GRANULAR NFS FILL. ALL FOOTINGS
SHALL BE FOUNDED UPON UNDISTURBED NATURAL SUB-GRADE OR NFS FILL.
NON-FROST SUSCEPTIBLE (NFS) MATERIAL SHALL CONSIST OF INORGANIC SOILS
CONTAINING LESS THAN 3 PERCENT BY WEIGHT OF PARTICLES SMALL THAN .02MM.
2. NO EXCAVATION SHALL BE MADE BELOW ANY FOOTING CLOSER THAN A SLOPE OF TWO
HORIZONTAL TO ONE VERTICAL TO THE BOTTOM OF SAME.
3. ALL FOOTING SUB-GRADES SHALL BE COMPACTED A MINIMUM OF 95 PERCENT MODIFIED
"PROCTOR" PER ASTM D-1557. BACKFILL AROUND AND ABOVE ALL FOUNDATION
ELEMENTS SHALL BE COMPACTED TO 95 PERCENT OF MAXIMUM DENSITY.
4. NO CONSTRUCTION SHALL BEGIN UNTIL ALL SEASONAL FROST HAS THAWED OR BEEN
REMOVED.
5. THE CONCRETE FOR EACH ISOLATED FOOTING SHALL BE CAST IN ONE CONTINUOUS
PLACEMENT.
6. WALLS HAVING BACKFILL ON BOTH SIDES SHOULD HAVE THE BACKFILL ON EITHER SIDE
BROUGHT UP APPROXIMATELY TOGETHER. OTHERWISE, NO EXTERIOR BACKFILL
SHOULD BE PLACED UNTIL THE FLOOR SLAB AND FLOOR JOISTS ARE IN PLACE OR THE
WALL IS OTHERWISE PROPERLY BRACED.
7. PROVIDE CONTROL JOINTS IN SLABS AT LOCATIONS SHOWN ON THE FOUNDATION
DRAWING. PROVIDE 1/2" BITUMINOUS EXPANSION JOINT (ASTM D-1751) AROUND
SLAB PERIMETER.
STRUCTURAL CONCRETE:
1. ALL CONCRETE SHALL BE HARD ROCK CONCRETE MEETING THE REQUIREMENTS OF
ACI-301 "SPECIFICATION FOR STRUCTURAL CONCRETE FOR BUILDINGS".
PROPORTIONING OF INGREDIENTS FOR EACH CONCRETE MIX SHALL BE BY METHOD 2
OR THE ALTERNATE PROCEDURE GIVEN IN ACI-301. PLACE CONCRETE PER ACI-304 AND
CONFORM TO ACI-604 (306) FOR COLD WEATHER CONCRETING AND ACI-605 (305) FOR

1. CONTRACTOR SHALL BECOME FAMILIAR WITH ALL THE DETAILS OF WORK AND MAKE ALLNECESSARY ADJUSTMENT TO ACCOMPLISHED WORK. FIELD VERIFY ALL DIMENSIONS ANDCONDITIONS.
2. ALL WORK SHALL BE PERFORMED IN ACCORDANCE WITH ASHRAE, UBC, UMC, UPC, NEC, NFPA,NATIONAL FUEL GAS CODE, SMACNA STANDARDS, AND THE MANUFACTURER'SRECOMMENDATIONS.
3. ALL NEW EQUIPMENT, FIXTURES, DUCTWORK AND PIPING SHALL BE PROVIDED WITH HANGERSAND SUPPORTS.
4. ALL MATERIALS SHALL BE NEW UNLESS OTHERWISE INDICATED.
5. DOMESTIC WATER PIPING SHALL BE COPPER TYPE L USING WROUGHT COPPER FITTINGS AND95/5 SOLDER; AND SHALL BE SIZED ACCORDINGLY WITH THE FIXTURES.
6. WASTE AND VENT PIPING SHALL BE CAST IRON, ASTM A74, HUB AND SPIGOT COMPRESSIONTYPE WITH NEOPRENE GASKETS OR LEAD OAKUM. NO HUB OR DWV COPPER TUBING CAN BEUSED FOR ABOVEGROUND.
7. GAS PIPING SHALL BE STANDARD WEIGHT IRON OR BLACK STEEL; FITTINGS AND CONNECTIONSSHALL BE MALLEABLE IRON, SCREW THREADED. GAS PIPING AND PRESSURES SHALL BE SIZEDACCORDINGLY FOR THE HEATERS.
8. UNIONS FOR COPPER PIPING SHALL BE BRASS; MALLEABLE IRON FOR STEEL PIPING. ISOLATIONVALVES SHALL BE PROVIDED AT EACH EQUIPMENT CONNECTION AND ELSEWHERE, ASREQUIRED TO INSTALL OR DISCONNECT PIPING.
9. DIELECTRIC FITTINGS SHALL BE USED FOR ALL CONNECTIONS BETWEEN PIPING OF DISSIMILARMETALS.
10.HOT AND COLD PIPELINES SHALL BE INSULATED WITH 1” THICK FIBERGLASS, k=0.24 @ 100 oF.
11.VALVES WITH SIZES UP TO 2 INCHES SHALL BE BRONZE, INSIDE SCREW WITH RISING STEM,125 SWP. OVER 2 INCHES SHALL BE IRON BODY WITH FLANGED ENDS; 125 SWP
12.ALL VALVES AND APPURTENANCES USED IN CONNECTION WITH GAS PIPING SHALL BE OF ATYPE DESIGNED AND APPROVED WITH FUEL GAS.
13.ALL PIPING SHALL HAVE CODED IDENTIFICATIONS.
14.DOMESTIC WATER PIPING SHALL BE SLOPED TO DRAIN.
15.DRAINAGE PIPING TO BE SLOPED 1/8” PER LINEAL FOOT TO THE DIRECTION OF FLOW.
16.ALL PIPING SHALL BE INSTALLED TO ALLOW FOR EXPANSION AND CONTRACTION WITHOUTSTRESSING THE PIPE, JOINTS, OR CONNECTED EQUIPMENT.
17.PIPE PENETRATIONS THROUGH WALLS TO BE PROVIDED WITH SLEEVES; 20 GAGEGALVANIZED SHEET, AND SCHEDULE 40 STEEL PIPE IN CONCRETE FLOOR, SET FLUSHED TOWALLS. SPACE BETWEEN THE PIPE AND THE SLEEVE TO BE PACKED WITH OAKUM ANDCAULKED ON BOTH ENDS.
18.THERMOSTATS SHALL BE MOUNTED 60” ABOVE FINISHED FLOOR.
19.DUCTWORK AND DUCT ACCESSORIES SHALL BE FABRICATED AND INSTALLED INACCORDANCE WITH SMACNA LOW VELOCITY DUCT CONSTRUCTION STANDARDS. PROVIDEDUCT MATERIAL, GAGE THICKNESS, REINFORCING, AND SEALING FOR APPLICABLE PRESSURES.
20. INSTALLATION OF GAS HEATERS, PIPING, VALVES AND APPURTENANCES SHALL BE INACCORDANCE WITH THE NATIONAL FUEL GAS CODE, AND THE MANUFACTURER'SRECOMMENDATIONS. GAS VENTING AND COMBUSTION AIR TO BE PROVIDED AND SIZEDACCORDINGLY FOR THE HEATERS.
21. GAS LEAK TEST SHALL BE CONDUCTED AFTER COMPLETION OF INSTALLATION. DO NOT USEA FLAME TO TEST FOR LEAK, WITH HEATERS IN OPERATION, PAINT PIPE JOINTS, PILOT GASTUBING CONNECTIONS AND VALVE GASKET LINES WITH SOAP AND WATER SOLUTION, BUBLESINDICATE A GAS LEAK, TO STOP LEAK, TIGHTEN THE JOINTS AND SCREWS OR REPLACE THEGASKETS.
22. WATER HAMMER ARRESTER (WHA) SHALL BE J.R. SMITH HYDROTROLS, WITH ALUMIMUNWHITE GRILLES,PRE-CHARGED AND PERMANENTLY SEALED, TESTED AND CERTIFIED INACCORDANCE WITH THE PLUMBING DRAINAGE INSTITUTE “STANDARD P.D.I. WH-201”, OREQUAL.
23. ALL WIRING FOR ALL MECHANICAL EQUIPMENT SHALL BE INSTALLED IN ACCORDANCEWITH REQUIREMENTS OF NEC CLASS 1; ELECTRICALLY GROUNDED IN ACCORDANCE WITH NEC,ANSI/NFPA NO. 70-LATEST EDITION.
24. AFTER INSTALLATION OF DOMESTIC WATER PIPING, IT SHALL BE FLUSHED OUT AND LEFTCOMPLETELY FREE FROM OIL, DIRT AND ANY DEBRIS. ALL STRAINERS INTERIOR SHALL BECLEANED AND REPLACED. ALL DIRT POCKETS SHALL BE DRAINED AND REPLACED. PIPINGSYSTEMS SHALL BE HYDROSTATICALLY TESTED AT 100 PSIG FOR 4 HOURS WITHOUT ANY LOSSOF PRESSURE. DOMESTIC WATER PIPING SHALL BE CHLORINATED FOR A MINIMUM OF 24HOURS.
25. TESTING, BALANCING, PREPARING AND FILING OF REPORTS TO BE PROVIDED FOR ALL NEWEQUIPMENT, VALVES, AND ALL OTHER COMPONENTS.
GENERAL NOTES - MECHANICAL
26. THE CONTRACTOR SHALL PROVIDE A COMPLETE DESIGN OF AUTOMATIC WET-PIPESPRINKLER SYSTEM PER NFPA 13, AND STAMPED SHOP DRAWINGS APPROVED BY A MINIMUMLEVEL OF NICET IV. OR A REGISTERED ENGINEER.
27. CONTRACTOR TO PROVIDE RECORD DRAWINGS AS REQUIRED INCLUDING ALL INFORMATIONSHOWN IN THE CONTRACT DRAWINGS AND ALL DEVIATIONS, MODIFICATIONS, OR CHANGES ONTHE CONTRACT DRAWINGS WHICH WERE INCORPORATED IN THE WORK.
1. PROVIDE NATURAL GAS HEATING SYSTEM COMPLETE INCLUDING INFRARED TUBE HEATERS(INSPECTION BAY AREA) , DIRECT-VENT FURNACE GAS WALL HEATER (OFFICE & TOILET), ALLVALVES, PIPING, PIPE FITTINGS, HANGERS AND SUPPORTS, VENTING AND COMBUSTION AIR,CONTROLS, WIRINGS, AND ALL OTHER ITEMS.
2. PROVIDE TOILET PLUMBING SYSTEM COMPLETE INCLUDING FIXTURES, INSTANTANEOUSELECTRIC WATER HEATER, WASTE, VENT, HOT AND COLD WATER PIPING, VALVES, HANGERSAND SUPPORTS, INSULATION, WIRINGS, AND ALL OTHER ITEMS.
3. PROVIDE TOILET EXHAUST SYSTEMS COMPLETE INCLUDING FANS, DUCTWORK, DUCTACCESSORIES, SUPPORTS, CONTROLS, WIRINGS AND ALL OTHER ITEMS.
4. PROVIDE INSPECTION BAY EXHAUST SYSTEMS COMPLETE INCLUDING FANS, DUCTWORK,GRILLES, BAROMETRIC PRESSURE DAMPERS, DUCT ACCESSORIES, HANGERS AND SUPPORTS,CARBON MONOXIDE/DIESEL SENSORS, CONTROLS, WIRINGS AND ALL OTHER ITEMS.
5. PROVIDE DRY-PIPE SPRINKLER SYSTEMS IN ACCORDANCE WITH THE LATEST VERSION OF NFPA13, COMPLETE INCLUDING RISER, ALARM VALVE, MOTOR GONG, SPRINKLER HEADS,SPECIALTIES, ALL VALVES, PRESSURE GAGES, FIRE DEPARTMENT CONNECTIONS, PIPING ANDFITTINGS, FIRE ALARM DEVICES, HANGERS AND SUPPORTS, DRY-PIPE COMPRESSED AIR SYSTEM,AND ALL OTHER ITEMS.
