It was not always so. First settled by Anglo-Saxons, it is recorded in the Domesday Book as the site of a pig farm. In Tudor times, its waters were discovered to have bleaching properties and, centuries later, Londoners made the journey for a dip in its medicinal springs. Attracted by the natural vista, artists flocked here – John

Bijoux cobbled streets are home to one-off shops like Keith Fawkes bookshop, family-run café Mani’s, restaurants such as La Gaffe, and fashion stores including CoChineChine. It even publishes its own neighbourhood newspaper, Hampstead Village Voice, and The Hampstonian guide and directory.

Affluent and attractive with a winding, hilly topography that radiates out from the high point

of the Northern line’s Hampstead tube station, and just four miles north of the city centre, this is a place to unwind. ‘There’s a real community feel here, with lots of traditional, family-run institutions,’ says Martin Wharton, who runs

an interior design and property renovation company (settlehomes.com). ‘Plus, the Heath makes it such a special place.’

The Heath looms large on the eastern border and offers unlimited recreation, the most famous being the bathing ponds.

The history of Hampstead is on show in its houses: Regency, Georgian and Edwardian villas, and Victorian manor houses beside elegant mansion blocks, penthouses and cottages. The

scale of its heritage is evident in the 18 Grade ll listed buildings on the high street alone. Burgh House, on New End Square, houses the Hampstead Museum, then there’s the splendid Kenwood House, the Freud Museum, and modern masterpieces such as the Isokon building and Ernö Goldfinger’s former home at 2 Willow Road.

NW3 has never lost its bohemian, creative thrust. With three theatres dedicated to new talent, intimate and edgy productions thrive, as does the glorious Everyman cinema, while the Catto Gallery showcases contemporary art. Even a drink comes bound in tradition, with some of the country’s oldest pubs still serving – The Spaniard’s Inn, mentioned in Charles Dickens’ The Pickwick Papers and where, legend has it, Dick Turpin was born and oft slaked a thirst, among them.

A magnet still for an artistic and celebrity crowd, who can go about their business undisturbed, Hampstead is loved by all who choose to settle here. And the most joyous part of all, says Martin, ‘there is always something new to discover’. Stephanie Jones

feel and thrives on an independent spirit with an auspicious aura, of which its residents are both proud and protective. ‘It’s part of the charm, it feels really villagey and there is lots of green space,’ says Jason Lewis, Manager at Felicity J Lord’s Hampstead branch.

It was the Romans who saw the potential of the Thames and created our first Docklands, says our expert guide, Emma Parker of Coutours. They built wharves (wharf, by the way, is an acronym of ‘warehouse at water front’) and docks by the site of what is now London Bridge, which were eventually to grow into the biggest docks in the world. Fast-forward to the late 1960s, however, and the docks couldn’t cope with modern massive container ships. They rapidly went into decline, and inevitably closed. The docks remained derelict until the 1980s, which marked the start of their amazing redevelopment. A walk around the old docks of Wapping, Shad Thames, Rotherhithe, Limehouse and the Isle of Dogs reveals the area’s salty sea-dog past.

The docks have some of the best pubs in London; the oldest in the area is The Prospect of Whitby (pictured right), which dates back to 1520. There is a noose hanging outside the river side of the pub – not a warning to settle your lunch bill before leaving, but a reminder of the area’s notoriety. Smugglers and pirates were rife in this area, perhaps the most famous being Captain Kidd, who lends his name to a nearby pub and was allegedly the inspiration for Robert Louis Stevenson’s Treasure Island.

Wapping Old Stairs – by the side of The Prospect of Whitby – was the arrival point for ships bringing thousands of immigrants into London, and, at low tide, the Thames foreshore can be an interesting place for would-be treasure hunters.

At Wapping railway station, you can take the world’s oldest underwater tunnel to Rotherhithe. It was built by Marc Brunel and completed in 1843. Film buffs will love Shad Thames’ old cobbles and

criss-cross of iron bridges, which have provided the perfect backdrop for Oliver!, A Fish Called Wanda, The World Is Not Enough and Bridget Jones’s Diary – just a few of the films that have been made here.

As you head east, look out for the ‘Dickensian’ St Saviour’s Dock and nearby ‘floating village’, a community of barges with beautiful gardens. Two nearby pubs, The Angel and The Mayflower, have strong connections with the New World. The Angel is where Captain Cook prepared to set sail to Australia and The Mayflower is near where the first settlers of New England left from. This is the only pub licensed to sell both UK and US stamps.

Nearby, another tunnel – the Rotherhithe Tunnel – links us to Limehouse, and its old town houses. The Grapes, a pub recently saved from closure, has connections to Charles Dickens, Sir Walter Raleigh and Sir Ian McKellen. And did you know that Limehouse was home to London’s first Chinatown, before it was relocated to Soho after World War II? Also, St Anne’s church in

Limehouse has the tallest church clock tower in London, as well as a graveyard containing an unusual pyramid.

Talking of tall , the modern skyline of Canary Wharf now comes into view. One Canada Square was the first skyscraper in the area and the tallest

building in the UK until The Shard. ‘Downtown’ Canary Wharf today has some of London’s best ‘art in the environment’ (outdoor art), with more than 60 pieces on show. It’s also home to some swanky drinking and dining venues, including the recently launched One Canada Square bar and restaurant in that tower block, where you can indulge in a well-earned cocktail at the end of your urban walk.

Intriguing glassware and vintage books are among The Willow’s temptations – not to mention its cakes

Shop, smell, eat Part florist, part interiors store, part foodie pitstop, The Willow has carved out a style niche for itself since opening in Shoreditch in 2010.

‘Each season we change the theme of the shop, and everything from the flowers to the homeware products and art – even the food – changes to reflect the new theme,’ explains owner Te Dinh Sy, who spent a decade working in the fashion industry with the likes of Alexander McQueen and Christian Louboutin. No wonder the place looks like it could have stepped out of the pages of a World of Interiors or Elle Decor shoot.

With a homespun look that mixes vintage and reclaimed furniture and shelving, the petite store houses intriguing collections of vases and glassware, all manner of chic new and old interior knick-knackery and a constantly-changing array of specially commissioned artwork, as well as fabulous, fresh-cut flowers at the front of the store that just call customers inside with their

voluptuous blooms. Hand-tied bouquets start from £35, and comprise the freshest mix of what’s in season.

And, if you haven’t eaten, you’ll be rewarded with cakes, coffee and freshly prepared salads in the small café area at the back of the shop. The Willow Shoreditch, 92 Hoxton Street N1, 020 7739 3009, thewillowshoreditch.com

Best of friendsWhen chums Michelle Mason and Tim Painter aren’t manning their eclectic new interiors shop on the quirky Columbia Road, they’re scouring the country for design ideas and vintage finds.

Michelle cut her design teeth at Heal’s and House of Fraser, and brings a taste of her background to the store, with her signature London Bus Blind wallpaper and cushions, as well as her more established designs, such as the irresistibly tactile Stella felt rug. Complementing her original creations, Tim finds vintage treasure – such as 1930s French preserving jars by Le Lorraine – and upcycles one-off vintage finds, making, for example, tables from reclaimed Georgian doors. It’s the perfect place to find unusual gifts and unique home pieces.Mason & Painter, 136 Columbia Road E2, masonandpainter.co.uk

Remake, remodel…Owning furniture with history doesn’t have to mean living with creaky old antiques, although there’s every reason to believe Raft’s beautiful teak four-poster bed and Knockdown wardrobe could become family heirlooms.

Instead, Raft’s handcrafted furniture arrives from Indonesia with its own living history, because the teak is all reclaimed. As Indonesian communities reinforce their timber houses to weather increasingly hostile tropical storms, the wood from their previous homes is reused by Raft to create well-designed, eco-friendly tables, chairs and storage. Sustainability lies at the heart of Raft’s ethos. Every piece of wood is meticulously tracked through its long journey by freight to the UK, and the company uses local furniture craftsman in Indonesia, while the sumptuous made-to-order sofas are built by hand in London, using subtly textured fabrics.

Step into a Raft store and you can’t help but fall in love with something; each piece can meld with any interior style. And, if you’re not sure what you’re looking for, Raft’s passionate staff are happy to help. At Islington’s Camden Passage store, for example, store manager Fahim Karim and interior designer Hatice Aydemir – a fully trained upholsterer herself – have lots of experience in helping customers to make the right decision. ‘Our furniture is not trend-led,’ says Hatice. ‘It’s designed so that you’ll be able to love it for longer, and it improves with a little wear and tear.’

Here at Locate, we have our eyes on the Lotus chairs (£145) and the mighty Hudson shop cabinet (£2,875). We have a feeling resistance could be futile…

TOTO ClerkenwellVery occasionally, Shop Watch finds itself in a delicate situation. Being invited to sample the Washlet toilet’s ‘customer experience’ at the elegant TOTO bathroom showroom in Clerkenwell was one of those times. Yet we couldn’t help but be impressed by this ultra-high-tech, super-hygienic toilet.

For almost 100 years, TOTO has been revolutionising bathroom hygiene in Japan and now it aims to win hearts and minds in the UK, too. Regular-style TOTO toilets have a super-smooth ceramic finish and a ‘tornado-style’ flush that results in

only minimal cleaning – who could possibly not want that from their toilet? The endearingly named Washlet also has its own remote control unit and a menu of intriguing functions. Heated seat? Ooh, yes please. Self-cleaning toilet bowl? Absolutely. Fresh, clean air from the in-built deodoriser? Oh, go on then.

It’s not at all British, but it’s very appealing all the same.‘It’s technology for a reason, not just technology for effect,’ explains Floyd Case, TOTO’s UK

Specifications and Projects Manager. ‘Around 70% of toilets in Japan incorporate a Washlet-like device. In Europe, it just requires an experience shift.’

That’s why TOTO is so keen to encourage designers, architects and would-be customers to try the technology themselves at the Clerkenwell showroom. While there, you can also ogle the incredible translucent sink, complete with neon-style underlighting, admire the energy-saving self-powered taps and eco-friendly aerated water showers, and imagine yourself soaking in the NEOREST SE spa bath.

Just make sure you’ve had several cups of tea before you visit to make it truly worth your while.TOTO concept showroom, 140-142 St John Street EC1, 020 7831 7544, gb.toto.com

Soft optionsThe future of fabric is not beige. It’s not ivory, stone or elephant grey. No. This year, London’s living rooms will wake up from their noughties-neutral slumber and welcome the arrival of striking jewel tones, chunky corduroy, embossed velvets, geometric colour-blocking and piping.

Such a startling interiors reinvention demands a trip to The Fabric Shop. This Aladdin’s cave of colour, presided over by Ian Norris, is tucked away in one of Blackheath’s most romantic passageways. A third-generation owner of the family company, Ian has been in the interiors business for 25 years and has a virtually encyclopaedic knowledge of the thousands of fabrics under his command.

Stacked on every shelf, below the beamed ceilings of this dinky two-floored shop, are hundreds of fabric books and hand-finished curtain poles, as well as carpets and wallpaper samples. There’s even a design-your-own-rug service.

‘We can dress every part of the home, from ceiling to floor,’ says Ian. So, whether you hanker after embossed velvet upholstery for your living room or geometric-print Roman blinds for your bedroom, let Ian guide your hand and work his textile magic.

Those seeking a splash of colour would do well to rifle through The Fabric Shop’s huge stash of fabrics

Try-before-you-buy toilets are one of the tricks up TOTO’s sleeve as it seeks to bring Japan’s high-tech bathrooms to the UK

So Rita’s has moved out of Birthdays and Psychic Burger has shipped in, ready to take on the patty-flipping craze that seems to have swept through the city. So how does this new pop-up measure up? It’s top marks for originality, as new chef William Dennard brings unusual and often risqué specials to the menu (horseburger anyone?) – all reassuringly ethically sourced. There’s also the addition of an onion ring halo set atop each bun, just in case you fear your calorie intake may fall

below par. But who cares? Here, the beef patties come slightly thinner than usual and they’re given just enough time on the griddle to get them caramelised on the outside and keep them pink on the in. The secret-recipe Psychic sauce does something special, too. If you’re a bit over beef, the soft shell crab and lamb franko burgers are worthy alternatives.Psychic Burger at Birthdays Dalston, 33-35 Stoke Newington Road N16, 020 7690 0890, psychicburger.comW

If your idea of a grand night out is slipping on some

questionably ‘stylish’ shoes and chucking a coloured ball across polished floor, you’re in for a treat. Brooklyn Bowl

has arrived on our shores and it brings with it the same

food-music-bowl formula that’s made it such a huge hit across the pond. Compared

to many other bowling joints, this one boasts full-length 60-feet lanes, and there’s even a VIP area should you want to make a treat of it. If bowling’s not your thing,

there’ll be live gigs every week, with many acts cherrypicked from the supporting artists playing at The O2 Arena nearby. When it comes to eats, the Blue Ribbon boys are on board with their cordon

bleu-trained expertise to serve up what has to be the best fried chicken and frozen margaritas in town. Other highlights include the potato and

onion knish, the oyster po’boy sub and the choc chip bread pudding with all the toppings. Take note, the portion sizes are authentically Americana, too, so go

easy if you’re serious about that strike.

the finer things in life

The Chiswick incarnation is a curious cross of art deco green glass panelling and gastropub bare wood

risotto with pecorino as a filler, which, to judge by the relish with which he ate them, were as well sourced, well made and satisfying as my own.

We shared a plate of cheese, again in pleasing condition that showed a kitchen that knew and appreciated top-quality ingredients. And then I overindulged with a hazelnut and salt caramel semifreddo with Yorkshire beetroot (aka rhubarb).

This agreeable lunch was made the more agreeable by the disarmingly knowledgeable charm of the manager/maître d’, Gus Gluck, the son of my old chum, the wine writer, Malcolm Gluck. How nice to see the assurance with which the next generation has wrested responsibility away from its elders.

shows an agreeable sense of adventure in the Euro-British mould. So game and pistachio terrine is paired with crab apple mostarda, and the lemon sole with barley, squash, romanesco and bottarga.

This approach brought a splendidly mustardy kick to the lentils and bitter leaves on which my spatchcocked wild pigeon sat. You could tell it was a wild bird from its – what shall we say? – resilience. But that’s what you get when you order wild pigeon, and it amply repays the extra hewing and chewing with equally muscular flavour. The accompanying wine was Montsant Crianza 2011 from Celler El Masroig, for the oenophiles.

Similarly, segments of blush (blood, surely) orange gave refreshing point to a heaped salad mixed with grilled squid from Brixham and splashes of aioli. This kind of detailing was thoughtful and thought-through, as was the Santorini Dry White 2012, Hatzidakis.

Deckard, once again my friend for lunch, was in his habitual vegetarian mode. So it was buffalo mozzarella, camone tomatoes and Treviso chicory for him, with fennel and dried porcini

The Chiswick incarnation is a curious cross of art deco green glass panelling and gastropub bare wood. As you can guess from its name, the emphasis is on wine and, sure enough, it is well equipped and interesting in that department. But Vinoteca in Chiswick does not neglect the food side of things either. James Robson’s menu is sensibly short – 18 dishes in all, including

You have history with Charlotte’s Bistro, don’t you? I grew up in Chiswick then Ealing, and got my first job in the kitchen at Charlotte’s Place when I was 15, washing up on evenings and weekends. I then worked there full-time throughout my gap year. Years later, I visited Charlotte’s Place as a customer and met with the owner, Charlotte, for a catch-up. She was selling the restaurant as she was ready to retire and we did a deal. How would you describe the restaurant? Charlotte’s Bistro is a modern, buzzing and open venue. The bistro is open all day every day, seven days a week, from noon to midnight (11pm on Sundays). We’ve got an intimate bar

the finer things in life

Q+AMeet Alex Wrethman, proprietor of Charlotte’s Bistro, Chiswick and Charlotte’s Place, Ealing

leading to a bright room with a lovely glazed roof. Guests visit frequently for everything from coffee and Wi-Fi, to cocktails to a full meal. The star of our bar is the innovative cocktail list, which changes seasonally, alongside a British artisan beer offering, a short, but diverse, wine list – and a very large gin selection. The cooking is firmly British bistro, the ingredients are seasonal, local and quality. You’re big on sustainability – tell us a bit about this.We are committed to sourcing high-quality local, seasonal produce for both our food and drink menus. We buy most of our meat farm-direct (otherwise from Macken Brothers in Chiswick), we source fish direct daily from Cornwall and veg from just outside London. We also support artisan distillers, winemakers and brewers, rather than carrying any big brands. Cocktails are quite important at Charlotte’s. Why – and why an emphasis on gin? I have always loved bars where they specialise in one spirit and do it really well. The bar is part of a food-led operation and gin is perfect for mixing aperitifs. It is also the most British of spirits. What’s new at Charlotte’s? We recently launched our ‘One Menu, One Venue’, unifying our food and drink offering. We want people to feel they can pop in for a glass of wine and charcuterie any time of day, for example, or, conversely, eat a full meal at the bar if that is their preference. We’ve also just introduced brunch from 9am at weekends. Charlotte’s Bistro, 6 Turnham Green Terrace W4, 020 8742 3590, charlottes.co.uk

Keeya CateringWhen it comes to big-event catering, it takes some skill to get it right, but north London newcomer Keeya Catering seems to be pulling it off. Keeya specialises in authentic Ethiopian cuisine, and all the dishes are made by refugee women from Africa. Hero dishes include misir wet, a spicy red lentil stew that goes down well with vegetarians – but there are meat options, too, if you must, such as gomen be siga (slow-cooked lamb and cabbage) and siga wet (spicy beef stew), all mopped up with injera flatbread. But it’s not just food that’s on offer, a complete Ethiopian experience is included, which means you get a traditional coffee ceremony thrown in for good measure. keeyacatering.co.uk

From Buenos Aires to BlackheathFor many, a trip to an Argentinian steakhouse used to involve having slabs of meat dispensed onto their plate from an unwieldy-looking skewer that used to be a sword. Luckily, things have changed. CAU in Blackheath presents a more modern alternative, with almost futuristic decor setting the scene for a fresh approach to this traditional fare. Steak is still the hero of the menu, but it comes with some welcome zing in the form of upbeat salsa that offsets that just-charred charcoal flavour. If you’re after lighter options, small plates range from delicately grilled swordfish or chicken anticuchos skewers, alongside empanadas, crammed with spiced ground beef and onion, chorizo and cream cheese or spinach, ricotta and date. Sides range from hearty triple-cooked chunky chips to the light-touch tomato salad – a combination should see you right. The cocktail list deserves attention too, just the right side of sweet to set the appetite racing.

MY DAY ON A PLATE WHAT AN AGENT EATS‘When I’m working, my favourite thing to eat is the home-made

lasagne from our local butchers, Hussey’s of Wapping Lane. I love to go there for lunch and get something warm and hearty, especially

when it’s cold outside. On a Friday after work, I often go to The Prospect of Whitby – London’s oldest

riverside pub – for a well-deserved drink with my team. My favourite drink

is vodka tonic, or champagne if I’m celebrating a good month.’

Where are you based? I’m based in the City not far from Barbican, in Felicity J Lord’s Clerkenwell office. I cover everywhere within a two-mile radius of our office on Goswell Road. How long have you been at FJL? Nearly 13 years – and it’s flown by! What’s in a day’s work for you? Never a chore! I work in a diverse, fast-moving neighbourhood, with some amazing property and lots of interesting buyers and sellers. What do you like about being part of Felicity J Lord? It’s a forward-thinking company and, having been here a long time, I’ve made some good friends. I almost feel like part of the furniture! What do you most like about your ‘village’? Clerkenwell feels like the centre of the universe to me, as just about everywhere you would ever want to go is not that far away. It’s also an area steeped in history, with a great cross section of architecture. Where do you go for lunch? When there’s time to go out

for lunch, which isn’t often, I love The Slaughtered Lamb on Great Sutton Street – it’s the ‘plaice’ for first-class fish and chips. See what I did there? For an after-work drink? Upper Street has loads of great bars and restaurants to choose from, although I try to avoid the ones frequented by other estate agents, of course! What is your home like? Home for me is way out east, on the edge of Epping Forest – great for a bit of weekend tranquillity. What is a typical weekend for you? I like to make the most of the forest and fresh air. On Sundays you’ll often find me taking my son cycling through the woods on the bridle paths. Why do you love living in London? I’ve lived in London all my life and I can’t actually imagine living anywhere else. I love exploring the English coast and countryside when I’m on holiday, but I would miss the buzz, noise and chaos of the city if I ever left. I can’t think of another city with as much to offer socially, culturally and architecturally.

Tell us a secret about Clerkenwell

Clerkenwell is one of London’s oldest villages, and the Clerks’ Well, from which the area takes its name, still exists. It was rediscovered after rebuilding work in 1924 and can be viewed by prior appointment.

We know what it’s like to live and work in London so we open later than most Agents.

We take an increasing number of enquiries from 6-10pm. That’s why we’re available late on weekdays and at weekends.

Simply put, if you choose a traditional 9-5pm Agent, you may well be missing out on the perfect buyer. We’ll make sure you don’t.

WE KNOW WHY PEOPLE LOVE LIVING IN LONDON’S VILLAGES London is such an amazing place because it’s not really one place at all. It’s a collection of neighbourhoods, each with their own character and charm. And at the centre of those neighbourhoods are the villages that Londoners are fiercely loyal to. Our success is rooted in our understanding of London’s villages. It’s not just about knowing schools, shops or transport; every agent should know these things. It’s about appreciating an area’s heritage, seeing the shifting shape of things today and most crucially, it’s about having a real grasp of why people love living there. It’s that knowledge of why people love living in London’s villages that we turn to our clients’ advantage to help them buy, sell and rent property in those areas.

For a free market valuation, or just to talk about what’s going on with the property market in your corner of London, get in touch.

Call us on 020 3441 9000. There will be someone at the end of the phone from 8am - 10pm everyday.

We operate in the following villages. They are distinctive areas each with their own property and each attracting a particular group of clients.
