What Made My Latest Listing Sell in Less Than Two Weeks?It was a gorgeous home at 10212 Winecreek Court in the bustling city of San Diego. And in fewer than two weeks on the active market, we presented the sellers with multiple offers and sold it to a very qualified and happy buyer. How did we move this luxury property so quickly? The key to this accomplishment is what sets Homes By Katharina apart from all the others – PREPARATION. In this case, three weeks of in-depth staging to get the property looking fantastically irresistible. We wanted potential buyers drooling.
Our Staging Strategy:
• Workedwithowner’sfurniturespecificallyandthensupplementedandreconfiguredthediningroom,the master bedroom, and the living room with additional furniture pieces we brought in.• Accessorizedandworkedwiththecontemporaryinfluencealreadypresentinthehouse,inordertomeshwitha rustic style.• Maximizedcurbappealwithadditionalplantings,freshbark,colorfulumbrellas,andfresh,newdoormats.• Workedwithseveralspacesthatwerekeysellingelementsofthehouse,butnotyetplayedup.Forinstance, the front courtyard area had an existing fireplace, but no substantial furniture. We added what was needed. In the back pool area, we also repositioned furniture and added plantings, umbrellas, and accessories.• Enhancedtheviewfromthetopofthelotbyhighlightingtheareawithabenchandcolorfulpillowsto create an inviting feel. We also added lanterns along walking portions of the exterior for ambiance during evening showings.
