You should see a 50 – 75% energy savings by replacing HID flood lights with LED. Small LED floodlights start at $50, so if you haven’t started replacing your HID fixtures, yet – this is a great place to start. One thing to keep in mind for all exterior lighting – lightning surges can damage or destroy LED drivers, so surge protection is HUGE for this area. NEMA recommends 6kV for building mount products, 10kV for parking lot and parking garage fixtures and 20kV for roadway lighting.

This is an area for energy savings that’s common to every type of building. Paybacks should range from 3-7 years depending on the style of fixture and if you need new poles. Keep in mind most LED area lights will have a much lower EPA than the existing HID parking lot light. Your supplier should be able to run lighting calculations from a Google Earth image if you can provide the pole heights. You’ll also want to make sure the retrofit light will fit a round or square pole.

Wall packs offer as much as 76% energy savings These fixtures start as such a low price point – that most other lighting technologies are obsolete. The most common problem for these fixture types is GLARE! Ask for a list of location installations or for a sample before your make a large purchase for these. Another thing to watch out for is emergency on these fixtures. Many offer an EM battery pack – but these are a premium.

HIGHER EFFICACY: Only a decade ago, 75 lumens/W qualified an LED luminaire as a groundbreaking product. New chips are offering efficacy as high as 150 lm/W. This means an end-user can actually replace a first-generation LED product and achieve savings of more than 70%, not to mention the savings when retrofitting incandescent, fluorescent or HID lighting.�FASTER PAYBACK: According to Appleton, initial investment required for an LED retrofit or a new installation will continue to drop in 2018 as the price of luminaries becomes more in-line with HIDs, making payback typically less than three years or, depending on certain factors such as rebates, as brief as 18 months. IMPROVED SURGE PROTECTION: First-generation LEDs were designed without a thorough understanding of the electrical environments found in industrial facilities. As a result, these luminaires failed at rates as high as 50% two months to two years after installation. Reacting to customers’ needs and new ANSI standards, manufacturers are making 6 kV urge protection as a standard feature with 10 kV as an option. The new ANSI standard is 6 kV. LOWER COLOR TEMPERATURES: End-users now can choose expanded color temperature options in newer LED luminaries, from cool 7000K to warm 3000K to assure the most productive level preferred color of light for any working environment. CUSTOMIZED OPTICS: Today’s LED industrial luminaires can provide satisfying light levels and uniformity. Features include secondary optics enabling unique light distribution patterns, which can maximize luminaire spacing and reduce the number of luminaires needed.

One office I recently worked on had existing 3 lamp T8 troffers. The payback was about 4.5 years for that particular one. They had many small offices with 1 to 2 fixtures per office. Another recent project had a mixture of open office space and larger, private offices. The existing lighting was 4 lamp T12 and the payback was less than 2 years.

Downlights are an area where have seen a HUGE price decrease for the residential market. These retrofit kits are less than $20 for lumen outputs under 1000 lumens or about an 18W CFL. What if you need more light than that? Expect a significant increase in price – more like $100-150 for about 2000 lumens, which is much more typical in a commercial application. Consider an LED retrofit kit if: there are concerns about ballast compatibility; the existing ballast is near its end of life—typically 50,000 hours; magnetic ballasts are currently in use; existing CFLs are greater than 32 W.

Lighting accounts for about 35% of energy use in the retail industry with a potential savings of over $1 billion. This is an area where LED lamps have really taken off. It’s an easy switch, when an incandescent lamp burns out, you just put in an LED. It’s not a huge investment either. The maintenance savings shouldn’t be overlooked for these applications either. What about LED lamps?

I haven’t talked about lamps – but I want to make sure I address them. It’s a massive market and at first glass it looks like they come in every variety. Why would you look at lamps vs fixtures? COST! Draw backs of LED replacement lamps: It’s possible to go back in with a traditional lamp (HID, CFL, etc) and relamp – completely eliminating any energy savings. 277V Existing ballasts – do the new lamps require your old, existing ballasts? Emergency – how is your emergency lighting handled? Do you need to replace EM battery packs? Optics & light output – most of these lamps max out at about 200W. That’s not the equivalent to a 1000W HID lamp. Operating temperature – is the retrofit lamp rated for use in high temperature environments? Is it rated for use in an enclosed fixture? Mogul base LED replacement lamps are often longer, wider and heavier than the HID lamps they replace. Similarly, lamp weight is an important consideration. During the photometric testing, it was observed that several of the lamps sagged downwards when they were screwed into the mogul socket, and some were so heavy the end of the lamp rested on the flat lens of the luminaire when the luminaire was positioned in its application orientation (flat lens facing down for the roadway, area and wall pack luminaires) Several of the lamps tested have a “paddle” shape where the lamp has a flat surface on which the LEDs and optics are mounted. If these lamps are not oriented parallel to the flat lens of the luminaire, the reflector and housing may cut off part of the lamps integral optic distribution.

We could devote days to talk about lighting controls for LEDs! The first question you need to be able to answer this question – what is your goal with your lighting controls? Code compliance? Occupancy sensors? Individual fixture control? Plug load controls? Is this a retrofit and would wireless make the most sense installation wise? Do you want a fully adaptable system to easily reconfigure whenever you reconfigure your space? Do you want to tie into your building management system? Do you want a report each month detailing your energy usage? What’s your lighting controls budget?! All of these things are possible with today’s lighting control systems. You can add an occupancy and daylight sensors to each fixture for individual control and it works right out of the box. Or you can have a full scheduling system that will requires commissioning after installation. And lastly, it’s also possible to retrofit your lighting and have a full software and reporting system to optimize each space in reduce energy and increase

What should you look for when purchasing an LED fixture? All LED products should carry a warranty of 5 to 12 years. It’s my experience that products made in the US are easier to deal with when it comes to warranties. You want to work with reputable manufacturers that are in this business for the long run. I’ve been in the lighting business for over 17 years and I’ve seen manufacturers come and go. Sometimes they are bought by larger companies and sometimes their investors want to shift directions and discontinue product. Leaving you with a warranty that doesn’t mean anything. Align yourself with people who know this business and can guide you thru. There’s value in working with the right manufacturers who will be in the lighting business for a long time! At the end of the day, you want to have a quality product that’s long lasting and this will save you energy, time, and money.

Typically, lighting is one of the largest energy loads in your operating budget. Energy savings from upgrading to LEDs far exceed any incremental price declines in LED based lighting products. Yes, we’ve seen a race to the bottom with some LED product types. As LED chip prices have drastically dropped and we’ve moved towards using more low-power and mid-power LED chips, we need less heat sinking, but we are reaching the limit. Metal prices are not going down. Steel, aluminum extrusions and glass, gaskets, adhesives and other component prices are not going down – in fact, they are going up. I’ve also heard “well, will I just put myself out of a job if I no longer have to replace light bulbs?” No! There are lots of maintenance projects that require your attention. Also, the more you understand about saving energy, the more you understand how to save costs! Energy costs are steadily rising and saving energy is more important than ever. That makes you irreplaceable.

A 2013 World Green Building Council report amalgamates dozens of studies on how sustainable building design impacts employee health, wellbeing and productivity. It has identified eight specific factors—including natural light, good air and ventilation, temperature control, views and green space—that when optimized result in bottom-line business benefits due to their positive impacts on occupants. Multiple case studies were compiled and showcase the following average increases in productivity: Efficient workplaces save energy while boosting productivity, which may be worth potentially higher rent rates. What are the core values of your clients? Can energy efficiency benefit their bottom line? If your clients put a high value on sustainability, and energy efficiency, then your tenants will realize they will directly benefit from leasing in a high performance building. Sometimes ROI’s and paybacks are only one part of the story.
