Leedo engineers its products to provide many years of quality service. To ensure our cabinet quality, we test cabinets selected at random from our standard production. Our products pass the following tests:

Doors

• Our cabinet doors will not be damaged by impact from a 10-pound sandbag. • Our doors will open and close 10 times under a weight of 65 pounds and support 65 pounds for 10 minutes

with no visible damage. Connections between the door, hinge, and cabinet will not loosen under this weight. • Doors will open and close 90 degrees 25,000 times without damage or loosening of the hinge. • Cabinet doors will withstand 120 degrees Fahrenheit and 70 percent relative humidity for 24 hours with no

appreciable discoloration and no evidence of finish failures. • Cabinet doors will endure an hour in a hotbox at 120 degrees Fahrenheit, a cool down period, and one hour in

a cold box at -5 degrees Fahrenheit. The finish will not discolor or fail through five temperature cycles. • Cabinet door edges do not swell, delaminate, or sustain any other damage when wet with a detergent solution

for 24 hours.

Drawers

• Our drawers work perfectly after opening and closing 25,000 times with a standard load of 6 pounds per square foot.

Finish

• Doors, frames, end panels, and drawer fronts will not discolor or have finish failure when exposed to vinegar; lemon, orange and grape juices; tomato catsup; coffee; olive oil; or 100-proof alcohol for 24 hours. Finishes resist exposure to mustard for one hour.

Hardware

• Exposed cabinet hardware complies with Builders Hardware Manufacturing Association finishing standards.

Structure

• Shelves will support 15 pounds per square foot for seven days with no excessive deflection and no visible sign of joint separation or cabinet failure.

• Mounted wall cabinets must support 500 pounds without any visible sign of failure in the cabinet or the mounting system.

• Base cabinets must support a weight of 250 pounds applied to the drawer rail, to ensure reliable front joints that will not open during stress in service or during installation.

• Shelves, bottoms, and drawer bottoms must withstand the impact of a three-pound steel ball dropped from six inches above the surface with no damage.

• Moisture content of all wood parts is 10 percent or less at time of fabrication.

Most of Leedo’s direct compe ors use so er and less expensive woods like so maple, poplar, alder and co onwood, o en changing species depending on what wood is cheapest at the moment. While these subs e materials are less expensive to purchase, they are easily dented and damaged during manufacturing, shipping, in on and use. Harder wood species stand up for the long haul.

Use your keys or fingernails to compare the hardness of Leedo’s samples to others’. Ask cabinet companies to specify their wood species in their contracts. Validate that the produ on order will match provided samples.

Sturdy, structurally sound cabinets that will hold up over the long term.

Leedo uses true ½” thick end panels.

Some compe tors use 3/8” thick panels. These panels are only half as strong as ½” panels. They are much more prone to bow and warp.

Verify the panel thickness with the cabinet companies who propose on your job.

Leedo offers ¾” thick shelves.

Most compe tors offer only ½” thick shelves.

Specify the shelf thickness that you want and need.

The strongest possible face frame construc on: Mor and tenon joints secured with glue and nails.

This adjustability makes installation and door alignment easy, and it greatly simplifies long term maintenance. A soft-close upgrade is available. How the Granite Program Works: Granite Product Selection Process Color: The first step in the process is for a customer to choose the type of granite they want. While granite is found around the world in hundreds of colors and patterns, each type of granite has its own unique characteristics, and many of them are unsuitable for countertop fabrication and installation. Leedo has narrowed this selection to approximately 25 types of granite that have been specially selected by Leedo based on their strength and customer appeal. Thickness: Customers must also specify the thickness of their granite. Granite countertops are available in thicknesses of 3cm in the kitchens and 2cm or 3cm in the vanities. Leedo recommends 3cm granite countertops because they provide added strength and rigidity, which reduces the risk of breakage. They also provide a cleaner and more robust edge for finishing. Edge Profile: Leedo offers 3 standard edge profile options for 3cm thick granite. If 2cm granite is selected, only an eased flat edge can be provided. Splash: Leedo offers backsplash and sidesplash that is 2cm thick and 4 inches tall. All splash comes with a polished, slightly eased edge. Sinks: The selection of sinks is a critical step in the Granite Selection Process because sink and faucet hole cuts are made early in the fabrication process. Leedo provides customers a range of standard sink options that are easily integrated with Leedo granite countertops. The selection of undermount sinks adds cost due to the need to polish the sinkhole edge.

Customer Note: Measures of Granite Quality

Granite is a naturally occurring material that experiences variations in color, tone, granularity, and pattern. Customers should expect for colors to drift between different pieces of granite and even within the same piece of granite. Surface variations such as veining, fissures and pitting are common in granite and should not be considered a defect. Customers looking to eliminate these variations should consider other countertop options. Leedo provides a range of other laminate and solid surface countertops that provide a more consistent finish.

How the Granite Program Works (continued) Placing an Order Pricing & Contract: Leedo recognizes the importance of establishing the scope and cost of project early in the process. In order to produce a first estimate of a project’s cost, Leedo needs to receive the architectural plans or shop drawings for a project. Those plans are used to estimate the total square footage of granite needed and the amount of finishing work that will be required, and a preliminary price can be provided. Leedo will be able to provide a firm price and a contract once the customer has completed the Granite Selection Process described on the previous page. A finalized contract, as well as other terms and conditions, must be completed prior to any material being ordered for a project. Design Verification: Leedo’s Design department undertakes a thorough review of the project designs in order to ensure that the countertop requirements can be satisfied. Not all countertop designs can be accommodated, because granite is extremely heavy, and large countertops can be more likely to break depending on their design characteristics. Additionally, larger countertops are bulky and difficult to maneuver, which can present problems during installation. Countertop dimensions are evaluated during the design process to ensure that weight and length restrictions are satisfied, and design modifications are proposed if required.

Customer Note: Scheduling

To fulfill granite orders, Leedo requires a minimum of 90 days following customer selection of granite, customer approval of shop drawings, customer confirmation of construction schedule, execution of the contract and granite addendum, and receipt of a deposit. If a project cannot accommodate those scheduling needs, a customer should consider locally available sources of granite or consider other countertop options with shorter lead times.

Customer Note: Seams

As with all countertops, seams must be placed between adjoining pieces of granite. The location and number of seams depends on the specifics of the design and layout of the countertops. While Leedo attempts to minimize the number and size of seams, some seams will always be necessary. Leedo’s primary goal is to ensure the structural integrity of the countertop. It is not possible to achieve an exact match in color or pattern when seaming granite together.

How the Granite Program Works (continued) Delivery and Installation Scheduling: Leedo Field Managers are responsible for managing modifications to a project’s construction schedule. Field Managers conduct weekly job site visits and multiple delivery schedule verifications while a project is under construction. Customers that can take fewer deliveries (by providing secure onsite storage) can receive better pricing. Delivery: Leedo Field Managers visit each project to inspect for field conditions that may affect the unload and distribution of the granite. Field Managers review access to the room where the granite will be placed; conduct a review of plumbing, gas, and electrical locations; ensure that the sink will fit into the cabinet base; and check the desired position of the faucets to determine if there is sufficient space for the faucet to fully operate. A lull is required to unload and distribute the granite into the units. Installation: Leedo’s Installers install granite countertops to exacting specifications. Installer training is critical to the success of Leedo’s Granite Program. Leedo requires installers to complete an extensive documented training program that includes all aspects of installation. To become a lead installer additional training is needed in understanding and responding to our customer's expectations. On projects that involve very large pieces, difficult access to the room or a combination of the two, additional crew may be needed.

Customer Note: Field Measurement Changes

Given the long lead times, Leedo fabricates granite countertops based on customer approved shop drawings, rather than actual field measurements. Because of this, customers must agree that the measurements from the approved shop drawings will not deviate from the field measurements more than ±3.0”. If measurements change beyond the ±3.0” tolerance, replacement granite will need to be procured at additional cost to the customer.

Customer Note: Delivery Date Changes

Granite arrives from China 90 days after it is ordered. Because of this, first delivery dates can be pushed back but not pulled forward. On later shipments after the initial delivery, Leedo has more flexibility to try to accommodate schedule changes. Scheduling flexibility on later shipments will be accommodated if possible.

eventual success. Kitchens are important to renters. You need the most value, function, and sizzle that your

Leedo understands that a skillful, clear, and complete design package is essential to successful kitchen installations.

The shop submittals and supporting documents drive clarity in communicating the defined scope with our

customers and instructs our installers how to execute the plan at the job site. In order to maximize on-time

delivery, installation, and final punch; all parties must agree on all aspects of the plan to allow proper execution

the first time. We work with our customers to produce agreed shop submittals, making it as easy and painless for

our customers as possible. Streamlining this process for our customers is a key goal of our design department.

Leedo’s CONSULTATIVE APPROACH

• The first step in design is to validate the scope of the project.

• We start our shop drawing submittal process with a conversation where all the decision-makers can come

together to share their concerns and questions, including the developer, GC, designer, architect, and

Leedo’s design manager. This conversation can eliminate a surprising amount of paperwork and wasted

time on everybody’s part.

• One item on the agenda for this design meeting is to discuss and clarify applicable building codes.

• We discuss and agree on the submittal approval process.

VALUE AND FUNCTIONALITY

• Leedo has a methodical process where we review every component of your kitchen design to maximize

value for the developer and the renter. We scrutinize every door, drawer, cabinet placement, and

appliance placement – looking for opportunities to deliver a better looking, more functional, and less

expensive kitchen.

• Part of our review process includes analysis of countertop installation, appliance installation, and

mechanicals trim. We plan to make the whole project successful, not just ourselves.

Great planning supports Leedo’s Installation services team. We put our installers and your job site management in

a position where they can review each kitchen layout in detail before the job starts and agree on requirements for

the framers and mechanical trades. They can agree on “rules of engagement” on how we should proceed if we

encounter minor variations to plan. We use our plans to measure every unit, note any changes or special

circumstances, and order for the precise cabinets required for every wall. Then with every cabinet delivery, we

provide a copy of the same marked-up measuring sheets as installations to our installers.

• Leedo evaluates the design of every unit and compares it with as-built conditions on your job site to

prevent design errors or installation problems caused by framing, electrical, plumbing, trim, or other trade

interference.

• We schedule a pre-construction meeting (PCM) to agree on the work flow process and your expectations,

gaining insight that makes this partnership successful.

• Leedo installs sample units and inspects them with you and your development partners to make sure we

know what’s required to meet everyone’s standards.

COMPLETING UNITS ON-TIME

• More than 98% of our orders from our factory ship complete and deliver on-time.

• Leedo inspects and inventories every order upon delivery, so we know early on if there were any damages

in transit or any missing items.

• Every job-site has an inventory of often required repair and replacement items – including countertop

blanks, trim, accessories, splashes, and repair materials.

• When needed, our factory produces replacement parts in three production days.
