PREDICTABLE OUTCOMESSPORTS FACILITIES FOR EVERY SPORT, EVERYWHERE.

Last year we completed facilities at sea level and at 8,800 feet above sea level that shared one

common feature: predictability. Owners trust our transparent process of delivery, regardless of the

scope, budget, unique challenges or location.

RESORT AMENITIESWorld-class resorts from the beaches of Hawaii to slopes of the Rocky Mountains.

5

In 2010 we completed the Grand Wyndham Resort on Kauai, Hawaii. Beyond constructing the

million-dollar suites and accommodations, our contract included water features, fitness centers

and pools.

That same year, we completed the Montage Deer Valley Spa & Resort–a Five Star Four Diamond

mountain resort at 8,400 feet elevation in Park City, Utah, that features several pools and fitness

areas. Also included in this slope-side mountian resort is a bowling alley, a ski servicing area

and bicycle fitting shop.

Additionally, we have recently built several award-winning properties for virtually every national

hotel and resort brand. For more information about our hospitality experience, please request

our brochure, Hospitality & Resorts.

We frequently partner with the world’s top firm specializing in pool design and construction—Myrtha® Pools. Myrtha has built pools for

virtually every world competitive event, including the Beijing games of 2008. They’ve designed and installed indoor and outdoor water parks

on every continent. We’ve been pleased to partner with them on several municipal recreation facilities, including the J.L. Sorenson Recreation

Center (Herriman, UT), Campbell County Recreation Center (Gillette, WY) and Uintah Community Center (Vernal, UT). For more

STADIUMTHE SAME ORGANIZATIONS THAT BUILD CHAMPIONSHIP-CALIBER

TEAMS INDEPENDENTLY SELECTED LAYTON AS THEIR BUILDER.

From the Major League to college football titles, every stadium we’ve built has produced a title

champion. You may call it luck (or an astronomical improbability), but our sports facilities are 5 and 0

on the world stage. We believe it’s no coincidence. Winning organizations are better at picking top

performers—including their construction partner.

TRACK & FIELDWHETHER YOU CALL IT A FIELD, PITCH OR GREEN, WE’LL DELIVER

TO YOUR EXPECTATIONS.

In 2008, Layton completed Rio Tinto Stadium—which has since been recognized as the finest Major

League Soccer (MLS) stadium in the nation. More than the visible structure of concrete and steel, the

grass pitch is a work of art, allowing for even, predictable water egress while maintaining a perfectly-flat

surface. We delivered the specified details of soil preparation, drainage and irrigation—and have

applied what we learned to subsequent projects ranging from high school football fields to tracks and

multi-field soccer complexes. We’ve also installed various types of artificial turf as part of building

football stadiums and indoor soccer & lacrosse facilities.

17 PRECONSTRUCTIONSERVICESThe preconstruction process is collaborative and dynamic. It’s a process of finding the perfect mix of schedule, budget and quality to meet the project objectives and vetting the suppliers, personnel and

firms that will deliver to your expectations.

VALUE ENGINEERINGWE’RE THE REALITY CHECK FOR THE DREAMERS, BUT THE ADVOCATES FOR THE INNOVATORS.

A fresh design doesn’t have to be complicated to execute, nor compromised for cost efficiency. Specified finishes and materials don’t have to sink

the project schedule and budget. There are opportunities for saving both time and money through proper value engineering techniques—

something only a seasoned construction manager can provide.

18

ESTIMATINGBIDDERS ARE ATTRACTED TO WORK THAT MINIMIZES THEIR RISK.

Beyond the recognition as a market leader, Layton is known throughout the subcontractor community as a good business partner. The accurate

bids we collect for your project will reflect the high level of confidence of the various suppliers in our project management and leadership. Their

bids are not padded for unknown risk—and they enter into a contract with a complete understanding of the quality and schedule that we’ll

demand on your behalf.

CONSTRUCTABILITY REVIEWTHERE’S A REASON THEIR PENCILS COME WITH ERASERS.

Architects dream differently than accountants—and it’s during the constructability and feasibility phase when we play the role of moderator.

Defending the project budget through our understanding of real cost and time is the method we’ll use to take your project to greater heights.

19

VIRTUAL CONSTRUCTION – BIMTHINK OF IT AS THE ULTIMATE VIDEO GAME WHERE EVERYONE IS ON THE SAME

TEAM AND THE BAD GUY IS MURPHY’S LAW.

At Layton, BIM is more than a buzzword, it’s an entire department. We utilize 3-D BIM modeling throughout all phases of

construction to save you loads of time & money. 3-D models with schedule and cost elements accurately illustrate the project

variables before a spade of dirt is ever turned. This eliminates costly issues before they materialize and replaces headaches

with multiple, proactive solutions.

MONTHS BEFORE THE ACTUAL CONSTRUCTION (TOP, INSET) THE VIRTUAL MODEL ABOVE WAS PRODUCED, REVIEWED, REFINED AND THEN COMMUNICATED TO THE VARIOUS SUBCONTRACTORS. BIM ELIMINATES MECHANICAL COLLISIONS, HASTENS SCHEDULE AND SAVES CONSTRUCTION BUDGET.

BUILDING GREENFor years Layton has embraced green initiatives, such as the LEED® program. We delivered the

first LEED Certified™ structure in Utah, which also happens to be one of the largest on the

planet–the Utah Olympic Oval (pictured, at right). In 2010, over half of our work* was LEED

Certified. What does this mean to you? Options. We’ll give you options and insight during all

phases of construction to help you achieve the milestones your organization desires.

WE’RE EVER MINDFULOF OPERATIONAL COSTSBuilding a beautiful and functional facility is only half the battle. We understand the long-term

commitment and investment you’ll make in sustaining it. Throughout all phases of planning and

construction, our project team will evaluate the processes, materials and design options that

could have substantial, long-term effects on energy savings and durability.

INNOVATIVE FROM THE KICKOFFConstruction management is more than completing your project on time and on budget–it’s a relationship wherein ideas, options and visions are explored. A quick

phone call to Layton will benefit your project even before you sit down with a planning committee or architect. Quality of life for your city is an investment, and you

deserve the best input available in making these decisions. Our municipal construction professionals will answer your questions, clearly defining everything from delivery

methods to reducing operating costs through sound planning.

CONSTRUCTINGWITH INTEGRITYFounded in 1953, Layton is a nationally-ranked commercial builder with projects

throughout the United States. In addition to our vast municipal experience, we

have also performed billions of dollars in commercial construction contracts

large shopping centers and retail structures.

A large portion of our work comes from repeat clients as they grow and expand

through their industries, knowing we will deliver in a predictable and consistent

manner every time.
