The first thing I thinkwhen I walk insomewhere and the placereeks of cheap airfreshener is there issomething that needed tobe disguised. Immediatelythe mind thinks damp, dodgy plumbing, stale laundry, pets andabove all others cigarettes.

I once bought a house from a family of smokers. We knew what wewere doing and we knew that we would have to redecoratethroughout if we were to rid the place of the toxic stink. First to go wasevery thread of carpet, we made it clear that we did not want thembut they left them all the same. Then we mopped all the walls,ceilings and floors with a heady mix of bleach and disinfectant. Itmade the place smell pretty awful but this time in a clean way.

Fortunately it was summer and we threw open every window wecould and let the breeze do its job. After a few days the place wasgood as new, a wreck still but no longer a smelly wreck.

No amount of baking or coffee or pot pourri or air fresheners orscented candles or fancy fragrance diffusers can beat the efficacy of agood hard clean follwed by lashings of fresh air. Selling? Break out thecleaning stuff and throw open those windows and doors!

Wow, the glass pod is finished and it looks incredible, like afuturistic UFO from another galaxy! In an incredible feat ofengineering, POMA battled the windy and wet weather

and attached all the 24 glass segments in just over a week.The final four segments were added on a beautiful sunny (but

freezing cold day) on 13th January. I was lucky enough to be there for

the historic moment along with news crews from BBC, ITV, Latest TVand Heart. I was also able to walk inside the pod for the first time. I wasamazed at how spacious it felt and I cannot wait for lift-off!

The pod will now remain stationary on Kings Road; on the level

where customers will board their flight. We now have around twomonths of work to complete the interior of the pod, add all of theelectrics and services such as heating, lighting and air conditioning, andto install the control room in our beach building. Our first test flights areexpected to take place at the end of March; initially with sand bags andthen members of the project team before members of the public areallowed on this summer.

We posted a time lapse film on our web site and Facebook page andyou can watch the entire pod assembly in just 60 seconds! If you havewatched this film or walked past our site recently, you will see that thefirst of the two West Pier toll booth’s inner timber frame has beeninstalled.

The timber cladding and iron work will be added over the nextcouple of months. When completed the pair of toll booths will greet ourvisitors as they did our Victorian forefathers and the view of our sitefrom Regency Square will largely be as it was 150 years ago when theWest Pier opened (with the addition of the 4 metre wide spire).

Dog Kennel Roadtook its name fromthe home of the

hounds of the BrightonHarriers – the hunt that movedfrom Preston Circus in the1850s onto land in theHollingdean area that hadbeen donated by ThomasKemp.

On the same block, on anadjoining site, was thecouncil’s dust-yard whererefuse was incinerated from1886 to 1952 in a facility thatwas known as a ‘dustdestructor’. After its closure,rubbish was buried atSheepcote Valley and later atBeddingham, until the openingof the Newhaven Incinerator in2012. The municipal abattoiropened on the site of thekennels in 1894. Dog Kennel Road became Hollingdean Road. Theabattoir closed in 1986 after condemnation for poor hygiene.

After the closure, and several years of dereliction, plans wereproposed by Veolia for the abattoir site for what is known as anintegrated wastefacility, with both refuseand recycling facilitiesalongside each other.Proximity to thecouncil’s dust-yard (ordepot as we say today)makes completesense as lorryjourneys are keptto a minimum. Itwas acontroversialapplication butwas approved in2006 despite thevaliant Dump theDump campaign.

Veolia’s integrated waste facility consists of a medium-sizedadministration building alongside two huge steel-sheeted sheds. Thefirst that I recently visited was the Waste Transfer Site – WTS – whererubbish is transferred from dust carts into larger lorries that aredestined for Newhaven. The second was the Materials RecoveryFacility – MRF (or ‘merf’) – where recycling is cleverly sorted intodifferent materials.

Sorting the recycling requires all manner of machines including an‘air knife’ for blowing off liquids, a trommel for separating materialsby size, and someone with magnetic gloves for pulling out iron cans. PROJECT BRIGHTONNICK JUBA, CHIEF EXECUTIVE OFFICER, CITYCOLLEGE BRIGHTON

My vision for the city is pretty simply really. I want Brighton(which I’m using as a shorthand for Brighton & Hove) tobe the best place to live and work in the country. If the

climate was different, I might be more ambitious in looking over theChannel and thinking about continental Europe, but ‘best in England’is probably a good place to start.

I’ve lived in Brighton for a decade now and before that was astudent at the university. My children are in local primary schools andmy wife runs a small business from a shared studio in the city. So, Ifeel as though I have a stake in Brighton that goes beyond my job atCity College. I’ve spent the best part of my professional life workingwith students in colleges and universities and I’m quite sure that ifyou want to change things, education is the place to start. Speak toanyone who works in a further education college anywhere in thecountry and they will be ableto talk – often for manyhours so make sure you’renot in a hurry – about thetransformational power ofeducation. Its capacity to liftpeople out of theircircumstances, to open newideas and possibilities and tochange lives.

As Brighton residentswe’re very lucky to have a wealth of excellent schools, colleges anduniversities consistently delivering that good transformative stuff. Itwas one of the main reasons I moved back down here from London.But for our city and our residents to grow and prosper educationally,culturally and economically we have more to do. For me, there are atleast four things that I will be focusing on to ensure that City Collegeplays its part in meeting the needs of every young person and adult inthe city. These priorities are inevitably shaped by my own experiencesand I have no doubt that others could add more to the list.

Firstly, we must better align the knowledge, skills andunderstanding of our students with the needs of our local businesses

and the regional economy. To give just two examples, the Creative,Digital and IT (CDIT) cluster in Brighton generates around £1 billion ayear for the local economy and yet the biggest barrier to growth isrecruiting staff with the right skills. Employer groups estimate that2,500 new construction jobs will be created in the South East by 2020.So, we need to train more young people in the construction tradesand we’re building a state of the art facility opening next year thatwill do exactly that.

Secondly, and in order to ensure that we have a workforce with theskills it needs to get good jobs, lead fulfilling careers and stay in thecity region, we need more people to follow high quality vocationalroutes through education and into employment. I worry that everyparent – and most young people - understand the route from GCSE,A-Level and into higher education but very few know how to navigateapplied and technical routes into university and employment. Thisgovernment is going to invest £3 billion in apprenticeships by 2020and I think we should have more of that investment in Brighton.

Remember, an apprenticeship is simply a job with training. Trainingthat government will pay for. What’s not to like? I want to work withpartners across the city to better describe and communicate ourfantastic vocational pathways so that young people can makeinformed choices about how they can best achieve their educationaland career goals.

Thirdly, we must do more to address the gap between the have’sand have not’s in our City. You can see the gulf in equality whereveryou go and the key factors that determine deprivation (whether it’sincome, employment, health, housing and crime) are often linkedwith one another and, in particular, with low attainment in education

and skills. Participation rates in higher education in East Brighton forexample, are amongst the lowest in England and GCSE performanceacross the city is relatively poor. Perhaps as a city we need to take amore inclusive approach to education and ensure that those with themost to gain from educationand training have the sameopportunities as everyone else.

Finally, I think it’s time thecity took greater control over itsfinances and its decision-making. We keep hearing aboutthe devolution of powers – andbudgets – to cities in the Northbut my interests are in creating a Southern Powerhouse focused onthe Greater Brighton economic area. I’ve been lucky enough to bepart of the team pitching to government for devolution of powers(and money!) to the city region as it just feels intuitively right to methat the people of Brighton are better placed to make decisions aboutour economy, our transport and our education than civil servants inLondon. Under my leadership, City College will be playing a key role inmaking these things happen and in shaping the future of ourwonderful city. www.ccb.ac.uk

Is there an ideal size for a city or region and if a city can choose tostop growing, what size would that be? Even if there was an idealcity size, could you in fact stop growth at that size? Very few cities,

especially successful cities, have tried to stop growth, and those thathave tried have likely created or exacerbated other problems, not theleast of which is affordability. Brighton and Hove is potentially one ofthese cities where a combination of mild success, proximity toLondon, old housing stock and a vibrant NIMBY culture are togetherslowly killing the city.

People will always come toBrighton and Hove and tryingto stop population growth in asuccessful city that isattracting people, talent andinvestment, would likely onlysucceed only in stopping well-planned growth. People willstill come. Linked to this, I’vebeen thinking about what todo with the predicament thatis Rottingdean, Woodingdean,Ovingdean and Saltdean. Rottingdeanbecame part of county boroughBrighton in 1928, so should by nowfeel like part of the city. It does notunfortunately!

When Brighton and Hove CityCouncil attempted to assess thepotential contribution of the city’surban fringe sites to accommodateadditional residential development tomeet the city’s increasing housingneed, it looked to the Deans to provide some sites to help the citygrow. Brighton and Hove’s influence, particularly in terms of housingneed and planning policy, clearly extends beyond the currentboundary into the surrounding region. Within the city boundary,development could spread over green areas into the Deans. Becauseof this, we have to recognise the effect of Brighton and Hove on thevillages and the role that the four villages can and should play inhelping the city meet its housing and growth needs.

Or should we? What would the residents of the Deans say?www.saveourdeans.co.uk provides some information. At a recentplanning hearing on the Meadow Vale site, what became apparentvery quickly was that both residents and councillors in and out of theDeans do not wish for more housing in the villages. How therefore canthey help Brighton and Hove grow and if they cannot, should theyremain part of the city? If they do not wish to stay then a ‘Brexit’should be on the table but if they do, then they have to play ball andaccept the principle of development east of Wilson Avenue.

This may sound a little extreme but the city does need to balancerecognition of the continuing pressure exerted by the conurbation onareas not only beyond its administrative boundaries, but, moreimportantly, within the present boundaries. Otherwise, let’s move theboundary westward and make Wilson Avenue the officialadministrative eastern boundary of the city of Brighton and Hove. Itmay be that changes on such a scale could not be justified and that,taken as a whole, the present administrative unit of Brighton andHove is suitable for securing effective and convenient localgovernment. The new year looks set to mark the start of an extremely busyperiod for the property market, with both landlords andsellers having plenty of reasons for optimism.

Local property specialist Leaders believes consistent growth, highdemand and remarkably quick sales and lets will be features of thesector throughout 2016.

Andy Hovey, branch manager at Leaders in Brighton, says: “2015was a year of exceptionally strong demand in the property marketand, having got off to a very busy start in January, we expect more ofthe same in 2016.

“Tenant demand is sure to remain extremely high, with renting ahome always a popular option among those who either cannot affordto buy or simply value the flexibility it offers. This will help landlordsto achieve a good return on their property and encourage moreinvestors to the market.”

A spike in buy-to-let activity is also forecast for the early months ofthe new year, following confirmation of a three per cent stamp dutyon investment properties in the government’s recent AutumnStatement.

Andy explains: “The additional stamp duty will be charged fromApril 1st, so there is sure to be a rush in investors pushing throughproperty purchases ahead of this date in order to avoid the levy.

“Regardless of the stamp duty changes, we are confident the buy-to-let market will remain strong and appealing in the long term, as

Andy is similarlyoptimistic about the salesmarket’s prospects for thenext 12 months.

“The sales sector looksset to be extremely busy in

2016, with pent-up demand likely to transform into a rise in activityover the coming months. We believe a shortage of properties to buyduring 2015 discouraged some people from moving last year, butmany will use the new year as a chance to get their plans back ontrack,” he explains.

“High demand will always push prices up, and right now demand isbooming. I expect house prices to continue to rise over the comingmonths, albeit at a slower pace than they did last year. It meanspeople who opt to sell in 2016 can expect to achieve a great price fortheir home.”

Achronic lack of light industrial and warehouse capacityalong the West Sussex coast is a threat to jobs in thecounty, according to property consultants Stiles Harold

Williams.The last significant available unit in the area – 3 Steyning Way,

Stiles Harold Williams are currently tryingto find space for companies with a totalrequirement of 410,000 sq ft.

Planning consent is currently being soughtfor a new industrial site on the land adjacentto the new Rolls Royce facility at OldlandsFarm, Bognor – but timing may become akey issue in terms of attracting newbusinesses and providing jobs.

Since I’ve been a landlady – some 20 odd years and countingnow – I have taken my responsibilities very seriously. Beinga landlord or landlady means that you are essentially

responsible for the happiness of others whose home is yourinvestment. Having suffered at the hands of irresponsible and oftengreedy landlords during my formative years in London, I was struck bythe kindness and generosity of my very last landlord in Crystal Palace

in the mid nineties. He'd become a landlord by happy accident as hisfamily outgrew his initial property and considered himself very luckyto be a property owner, meaning he was quick to react whensomething went wrong.

My Crystal Palace landlord treated me like a princess and in return Imade his propertyinto a palace. Afterthis happy rentalperiod, I bought myfirst property inBrighton and neverhad to deal with alandlord again. Mylast landlord must have stuck in my mind as a benchmark forlandladying, as I've always tried to treat my tenants with as muchgenerosity as I can possibly muster.

The same cannot be said of other landlords I’ve heard aboutrecently, who do not give a fan about their tenants as long as they paythe rent.

Unhappily, I often deal with these types of landlords as I look after afew freeholds and regretfully have to collect money from them. Itwould be easier to extract blood from a stone for the most part and Ispend months chasing overdue money. Conversely, when somethinggoes wrong with their property, these people suddenly appear tohave fixed their ‘internet issues’ and send endless emails asking me tosort their problems.

Last month for example, a tenant of mine was moving into anotherflat in the same building, the owner of which lives in Italy. Tuscany, Ishould imagine. I had another tenant ready to move in and weemailed the guy to suggest a date when my old tenant could move tohis flat and the new one into mine. He didn’t reply for one wholemonth, despite our constant badgering. When he finally deigned torespond, it was to inform us that the date was not suitable, whichstuffed us all right up. His excuse for not being in touch was that hislaptop had been struck by lightning.

Not long after afterwards, I received a text from the same guyclaiming that my window was leaking into his flat (it isn’t). Moreover,he asked if I could call him to discuss it as it was expensive for him tocall me from his Italian mobile. Dare I say he has more chance ofbeing struck by lightning.

I have a comprehensive collection of Brighton and Hove streetdirectorieswhich wereintroduced inthe 1780s andwereproducedalmostannually until1974.

These werevery muchlike telephonedirectoriesand listedevery street inthe town and the names of the people who lived in almost everyhouse.

They are full ofinformation and advertsfor the town and couldalways be found in estateagents offices, as anytime a prospective vendorrang for a valuation thedirectorywould giveyou theinformationas to wherethe housewaspositionedin the roadand alsoconfirmedtheoccupiersname. (I justrealised thiswas thepaperversion ofGoogle Earth maps and a land registry check all in one place!) Theearliest one I have is 1823 and I have them all since the Second World War.

At one of my Brighton Hove and Sussex Auctions, which I jointlyhold with the postcard man Robert Jeeves from Step Back In Timeand the Sussex Post Card Club, we have sold directories from the1850s for in excess of £400 and from the 1930s for £100 (subject tocondition etc.) so have a look on those bookshelves just in case youhave a little gem sitting there!
