Oh how I tire of opening magazines thatare telling me that it’s a new year andtherefore I should be working on a new

me. Okay, I have my faults, but on the whole I think the old me ispretty fit for purpose, well not fit exactly, but… well I think you knowwhat I mean, none of us like to be preached to.

So far be it from me to preach to you about moving home. I suspectthat most of us will knowwhen it’s time to move andwhy we need to move.

Statistics claim thatmoving home is one of themost stressful things thatwe will encounter in ourlives and I believe that it might be true. I know that some of my movesover the years have been, for a variety of reasons, very stressfulindeed.

Moving home is a long winded and expensive process. Over myyears here at Latest Homes there have been odd occasions when wehave heard of people who, using cash, have bought a property andmoved in within seven days – but these are rare occurrences andcertainly not the norm.

So for 2016 my advice is to be realistic about your expectationswhen it comes to a house move. Get everything in place at your end ofany deal so that you are not the cause of any delay and pray that thepeople surrounding your deal are doing the same.

Be open and honest with everyone involved, agents, solicitors,mortgage lenders and banks, buyers and vendors – if we all set aboutmaking 2016 the year of transparency and truth things stand a chanceof being a lot better and running a lot more smoothly.

stage of our constructionas we have completed thepod floor, with theunderside of the podmade of mirrored glass. Icannot wait to see thereflections of the city andall the people waiting toboard their flight below, asthe pod rises or descends.It will be truly stunning –like an Anish Kapoorsculpture!

We have now startedadding the sides androof of the pod. This ismade up of 24 delicateglass pie-shaped‘superstructure’ sectors,which give the pod itsrecognisable 'oblateellipsoid' (chocolate

smartie in laymen's terms) shape. Oblate ellipsoid means a 3D shapecreated by revolving an ellipse 360 degrees about its minor axis.

Despite the delicate appearance, the superstructure sectors areincredibly robust, weighing almost double the weight of the floorsectors. This is because they are constructed from four layers of glassincluding two laminated double-curved sheets glued together with aninterlayer and separated by a sealed air gap between them.

The glass was made by specialist glass maker Sunglass in Italy andthe pod (a vertical cable car 'cabin') is made by cable car and ski liftmanufacturer, Poma from France. We worked with both companies onthe London Eye but in the intervening 16 years technology hasimproved and whilst the London Eye is single glazed, the BA i360 hasfour layers of toughened glass. Another improvement from the LondonEye is that the external glass surface of the BA i360 incorporates apermanent self-cleaning treatment, which means rain water will notstick, but rather it will run off making sure our visitors get clear viewseven on rainy days.

The pod is fully air-conditioned, which also means it won't steam upwhen the weather is wet, and won't feel like a green house in thesummer (along with those 4 layers of glass!). There is seating in thecentre and a sky bar.

We are already taking bookings for people to hire out the sky pod forevents. The principle ofhaving an onlinearchive for a building issound, though that isn’tthe site’s only function.As George Davies, theVan Alen resident whoconceived the project,explained to me, thesite also acts as aninstruction manual forfuture residents of thebuilding. £10,000 carscome with a manual.Why shouldn’t a multi-million pound building?

The Van Alen Building was built from 1999-2001 on the site of theAquarium Garage on Marine Parade. The flats, with some of the bestviews in Brighton, were sold off-plan. The design, by Peter Rutter ofPRC Fewster Architects, is influenced by the Moderne style from the1930s (think Embassy Court) rather than the Regency style of theneighbours from the 1830s. It works well.

As buildings age, information undoubtedly gets lost. Suchinformation might include the name of a specialist contractor, paintcolours (the window frames are RAL 7031 in case you are interested)and detailed floor plans. Buildings are poorly maintained as a result.

The only other local buildings that I can think of which have theirown websites are Sussex Heights in Brighton (tallest building inSussex) and Park Gate in Hove (an under-appreciated development ofquite special architectural interest). Other decent blocks whereresidents take an interest in their surroundings – such as Furze Croft, 4Grand Avenue, Marine Gate and the Varndean Park Estate – should allconsider setting up such a resource.www.buildingopinions.com Twitter: @robert_nemeth

She was one of the speakers at thisyear’s Brighton Summit, and I showed her the great video we madewith her and Amy (the other co-founder) about their Summit talk onhow they used crowd funding and attracted local investors. Thefollowing day was a Saturday and I found myself taking a big detour

just to go to hiSbe. Meeting Ruth had planted the idea of going to thestore and was a good example of how meeting people helps keepyour brand visible and in people’s minds. As it turned out, I was reallypleased with my purchases and the whole experience of shoppingthere was exciting and fun, just as networking should be.

“Any Advice? The usual, make sure you have energy and listen toothers – but the main thing is not to forget to show your enthusiasmand passion for what you do. Talk about something you’re working onthat’s interesting, and they’ll remember you.

“Networking is not just about meeting customers – it’s your route tomarket. I was talking with a designer and copywriter last week abouthow they got work. The copywriter Laura Darling told us how she hadbeen skating shakily round the Royal Pavilion Ice Rink at a Chamberevent and quite literally bumped in to another member, who, afterchatting about what they do, subsequently put her in touch with anagent who now gives her lots of great work. Density is complex and urban density in particular isconsidered problematic by many. It is, at times, the mostcontentious topic in urban development. For one thing,

there is no standard measure of density. Residential density, one thatconcerns many in Brighton and Hove, is the ratio of a population toresidential land area. Urban intensity is about the potential forendless random and unpredictable interactions between individualsand activities in the city.

The fantastic Jane Jacobs in ‘The Death and Life of Great AmericanCities’ considered a dense concentration of people as one of the mainconditions for flourishing city diversity. High-density mixed-useneighbourhoods are important for many reasons. For most peopleliving in cities, shops, bars and restaurants within walking distanceare desirable.

Moreover, increasing urban density turns ona powerful network effect. As the number ofresidents per square mile in an area goesup, so does the number of businessesthat area can support. In fact, propertyresearchers working for Savills wouldtell us that each new house in aneighbourhood supports one new job.A larger number of businesses, in returncreates still more demand for housing andeven higher density, where possible. Theseare some of the intended effects ofdensity and there are of course otherunintended effects.

Successful city planners don't justlook at the population size, ordensity simply for the sake of lookingat density. Never switching off, noteven for the Christmas break,successful city planners also look athow citizens in neighbourhoods andcommunities work together for the greater good. Charity is one ofthese. While density shapes how cities look, feel and are experienced,it also determines how much a charitable organisation can collect forcharity through a door to door collection.

Take for example my Rotary Club’s annual Christmas collectionaround the streets of Brighton and Hove (www.brightonrotary.co.uk).Every year we collect from the good people of this city around £5,000that goes towards helping local charities. Our door to door collectionstake us around areas of the city with varying degrees of urban form:the detached houses of Patcham, Brangwyn Drive and MayfieldCrescent, the bungalows of Patcham, the modern estate and semis ofSurrenden Road, the large semi and detached houses of WelbeckRoad, Nevill Avenue and Windmill Close, the older terraced houses ofLivingston Road, and the larger ones on Westbourne Gardens.

Now, while not taking into account family size and income (becausewhat we have found over the years is that the good people of this citygive for charity in spite of income and hardship), the link betweenurban form, density, and daily takings, suggests that the higherdensity terraced and semi-detached housing areas can contribute25% more to a daily collection than the lower density areas withbungalows. So there you have it, higher density means more moneycollected for charities in our city. So why not have higher densities allround? come to fruition soon enough. However, with the housebuildingindustry in desperate need of resource, we are concerned about howthe building of the 400,000 new homes that have been promised willactually be achieved.

“The announcement of further initiatives to help first-time buyerswith more affordable housing is also welcome, however given thatwages are still nowhere near keeping up with property prices – whichare likely to keep rising as we wait for enough new homes to be built –it remains to be seen how affordable it proves to be for most people.

Last year was a funny old year in many ways and I think I finallybecame an adult. Well, sort of... For a start, I turned 50. Two ofmy children are now older than I was when I had them. Scary,

as I was not the most mature of 20 year olds, spending my nightsrunning a nightclub and most of my days in bed attempting to sleepwhile my two errant toddlers poked me in the eye and filled the bathwith potatoes, or worse.

Neither am I the most mature of 50 year olds and my birthdayseemed to go on all year.

Not all postal missives in 2015 were of the congratulatory variety.Around springtime, I received a terrible letter from the bank informingme that my entire mortgage was due to be paid off by November 5th2015. The subtext was that there would be fireworks of an unwelcometype if this didn't happen.

How did this oversight happen? Well, back in the days when Iearned more than the minimumwage, I decided (clearly in amoment of wine-inducedpsychosis) to shorten the termof my mortgage to 20 years.Then, like many people, I hitleaner times and went on tointerest-only payments, which,with low interest rates made mymortgage payments a barelyregistered £56 per month. Imerrily continued onthis basis, going onholiday every fiveminutes while theyears flew past fasterthan a transatlanticdreamliner. Suddenly,the £46,306 paymentloomed ahead like anapproaching financial tsunami.

I immediately called the bank to request the five years of my initialterm back, figuring that with a fair wind behind me, less holidays andmore work, I could make the payments. The bank seemed happy toagree to this, but for the trifling task of going through a new mortgageapplication. At the end of the 45 minute application interview, theoperative started to audibly quiver a little and had to put me on hold.After a long time on hold, he gingerly returned to deliver the newsthat I was not eligible to apply for one of their loans, as I no longer'fitted the criteria'. Beginning to feel like something of a pariah, Iasked what kind of criteria could possibly exclude someone who'dnever missed a repayment, whose property was worth 20 times their(poxy) mortgage and who had a good income from rental properties.It transpires that the new criteria excludes rental income from beingdeclared as part of someone's income. Rather inconvenient if yourincome is exclusively from renting property. If only the inland revenuehad the same criteria...

Left with little other choice, apart from the unthinkable, I workedmy butt off over the summer and managed to save almost half theamount, with the sale of my mother's house barely covering theremainder. The 4th of November saw me clawing down the back ofthe sofa for loose change, which was a new experience for my riskaverse self.

So, I might be starting 2016 broke, but the bank lost £3,500 ininterest payments, which is a brace of long haul flights to me. Socheers Santander. Happy 2016.

There is a slighttwist on the currentLibrary/Hove Museumissue which alsoincorporates the awful'Skyscraper' word. In 1962this word was just aslikely to incite a campaignas it is now!

The slight difference in the proposal in the clipping to now, is thatthe library was going to be demolished to make way for a newcombined library and museum or "Libruem" (my word) in ChurchRoad, with a Skyscraping block of flats in New Church Road. As weknow the proposal nevergot off the ground andhopefully neither will the2015 version of theLibrary closure. I wouldlike the posters to bechanged to: 'Third timelucky to Save HoveLibrary!' or 'The bananasproposal for 17 storeyson Hove Seafront.'

The second picturereveals another 1962announcement thatproposes that ratherthan spend £6,000 ondemolition and a further£10,000 on landscaping,it would be moreadvisable to spend£100,000 refurbishing theSaltdean Lido by addinga library (bit of a theme this week) and a community centre.

My favourite comment in this piece from the council says that: “TheParks Committee don't do Entertainment, that's the EntertainmentCommittees job!”

When you have hardwood floors installed, you’ll want tokeep them as clean and fresh looking as the day theywere laid. Hardwood flooring requires sensible

maintenance, so it's vital you know how these floors are best lookedafter:Quick Tips 1 Place a good quality mat at the entrance door (but not rubber orfoam backed plastic mats as they may cause discolouration and traphumidity) 2 Sweep daily  3 Use minimal amounts of water when cleaning4 Immediately wipe up all spillages with a damp sponge or a neutral,gentle detergent 5 Avoid aggressive detergents, ammonia products, scouring agents orsilicone 6 Place self-adhesive felt-padson the bottom of allfurniture

Cleaning &MaintainingWe wouldrecommend using afine, soft bristledbroom to sweep yourfloors as stiff bristledbrooms may scratch.Vacuum once ortwice a week, butmake sure that thebrushes on thebottom of the vacuum are not marking the floor. If you have any rugsit is recommended you vacuum them more often, i.e. every other day,this will help prevent any dirt on the rugs filtering through the weaveand scratching the floor underneath.

Liquid is a hardwood floors worst nightmare, so if there arespillages wipe them up immediately using a wet/dry vacuum or softtowel. If you need to mop your hardwood floor, make sure that youuse a dry damp mop and not a soaking wet one. Reason being is thatexcess water can get into the seams and ruin the floor.

Accidental staining is always a risk so it is imperative that if you spillcoffee, juice, wine, or ink, pick it up with a damp rag or damp papertowel, be careful when wiping it up you are not accidentally scrubbingit into the floor. If you notice there is a stain left once you have wipedit up, you can rub the area gently, not forcibly, with a nylon scrubber,this nylon scrubber can also help get rid of scuff marks. Make sureafter removing any stains, you rinse the area thoroughly with a dampcloth and dry completely.

It is possible that after some time (approximately 2 yearsdepending on traffic) your hardwood floor might look a little dull, buta quick wax and buff of the floor using a specialist machine will soonhave it looking good as new. It's easier to revive a real wood floor thanlaminate – if the finish becomes worn beyond a quick wax and buff,you can always sand it back and re-oil or lacquer.

Under section 10 of the Employment Relations Act 1999 aworker has the right to be accompanied to a disciplinaryor grievance hearing. The person accompanying the

worker can be either a fellow worker or an official or employee of aTrade Union (the worker need not be a member of the union nordoes the union have to be recognised).

If the worker is not allowed to exercise his right, or is subjected toa detriment or dismissed, a remedy can be sought in theemployment tribunal. 

There is no right to be accompanied to other kinds of meetings,such as a redundancy meeting; although of course an employer canalways agree to the worker bringing a companion.

It had been thought that the choice of companion had to bereasonable – what if the worker chose a companion who wasalready in dispute with the employer to create conflict and badfeeling; or, information would be revealed at the meeting whichwould be of benefit to the companion and which they wouldn’totherwise be aware of?

The right is in fact an absolute one for a worker to choose acompanion and is not interlinked with the statutory requirementfor the request to be accompanied itself to be reasonable.

A recent case held that it was a breach of trust and confidence tonot allow a worker to be accompanied by someone who fell outsideof the statutory criteria. The subject matter of the disciplinary

charge was very technical; it washeld to be appropriate to allowthe worker to be accompanied bysomeone who was not within thedefinition of a companion, buthad the skill or expertise to assistthe worker. 

For example, languagedifficulties may mean it would bereasonable to allow the worker tobe accompanied by someone whocan translate for them.

Mitsie and Marc Allsop moved into theirHove home five years ago. Theirsearch for a new home had proved tobe a long journey. They had looked at

over 40 properties before being shown theircurrent home, and on first glance they wereready to reject it along with the others. Mitsietells the story: “From the front it looked so tiny, anew build in a very traditional cottage style. Tobe honest we were about to dismiss it, despite itticking so many of the boxes that we wantedticked, especially the lovely secluded locationthat was still so close to the city centre. When wewalked inside though, we knew right away thatthis would be our new home. With fourbedrooms, a garage and vast amounts of reallyunexpected living space it was perfect for us all.

“We have lived here for about five years now,and happy as we were with the property we hadalways thought about expanding the living areain a quite dramatic way.

“The property already had a conservatoryacross the back but that was not really what wewanted – we had a vision of a large open spacethat retained the height and opened our homeright up onto our garden. The conservatory werealised wasn’t functional, but we were alsoaware that as the property is in a conservationarea there would be both restrictions andchallenges. But that said, we had our hearts seton getting rid of the conservatory and havingthat one big, open space.”

Having decided exactly what they wanted, andwith a clear vision and a determination to getexactly that, they set about finding a builder whocould do the work for them in the way that they

wanted it done, and to their exacting standards. Itproved to be a difficult task.

“We saw a string of builders but the answerwas always the same. What we wanted was not

going to be possible, the engineering wasimpossible, the steels required would be too big;all in all, they sought to offer us a compromise.”

Compromise was not, however, part of theAllsop vocabulary, and they continued to search.Eventually, Marc found DMB Solutions by lookingat websites for local building companies.

“We met with James Powell of DMB andimmediately knew that he could see thepotential that we could see. He came out andlooked at the space and did a proper survey, hegot an engineer involved and very soon theysaid that they could achieve what we wantedand for a better budget and offering far bettervalue. We saw that James has a great sense ofhow a space can work and excellent designideas. He managed to find a way to retain theheight of the space by modifying the structuralengineering – in simple terms, he managed tofind a way to give us what we wanted and makethat dream come true.”

So did DMB undertake the whole process?“They did all of the structural work, plastering,

flooring and the decor. We already had peoplethat we wanted to use for the garden deckingoutside and the built-in furniture, and to theircredit DMB worked with those companies veryopenly and very well, to get the very best resultfor us. I'm not sure that you would get that kindof co-operation from most builders. They madethe whole process as seamless as possible.

“In terms of schedule, there were one or twohold ups, but even with Christmas on the horizonthey pulled out all the stops to make sure thatwe had a comfortable living space in which toenjoy the holidays.

“Up until then of course we basically had tolive upstairs, as the works were on such a largescale, with the giant steels having to be lifted bycrane over our roof and into the garden behind.

“They were excellent, too, at keeping usupdated weekly with progress reports, and sentan email schedule and plans for the upcomingdays. They were very open in those progressreports and never hid away any possible delays.

“Most impressively, everything came inabsolutely on budget and we were blown awayby that. You always have a contingency planbut the fact that we didn’t need to use it meantthat we could really have what we wantedwhen it came to the built-in furniture and thequality decking.

“We had seen testimonials and pictures ofwork DMB Solutions had done on their websiteand we were impressed by that – but now havinghad them work in our home we are more thanimpressed. It’s a great team and you need that asyou have to live with them, every day, formonths. They were respectful of our privacy andour home, they worked cleanly and we really feltthat we could trust every one of them.

“The moment we got word that they couldstart we also got the news that our youngestson could have some much needed surgery.They were wonderful with him, and given theneeds of a three and a half year old who hadjust had both legs in full plaster casts and couldnot walk, they were so lovely with him, and wewere so glad that we did not postpone thework – or the surgery.
