The Landlady Building Opinions
A fter a recent trip to Japan with my friend N and The Small Daughter, Ihave surmised that Japan is a long way to go for just a week. Becauseyou effectively miss the night, then have to stay awake all day on the
outbound flight, The Small Daughter suffered on the first day, went to bed at5.30pm, then woke up at 2.45 in the morning. She lay there twiddling herthumbs until N woke at 6am and I – surpassing all previous expectations –awoke at a very tardy 9.30am, which was rather late considering that we hadto check out of the hotel by 10am. The room at the hotel was so small that,once you’d rolled out the futon-style beds, there was no space in the room atall, meaning that to go to the loo, those furthest from the door had to clamberover everyone else’s bed in order to get there. My friend N and I could touchboth walls with our heads and feetwhile lying in bed.
I have to admit that our room sizesincreased as our trip progressed andour final room was a football pitch of aplace in comparison to the first two. It had sliding doors which opened ontoa zen garden with a fish pond full ofcarp... well, we saw at least two.Considering it was in a downtown areaof Tokyo, it was marvellously peacefuland the only downside was our host,who seemed to spend every wakinghour watching the footage on the CCTVcameras strategically positionedaround the house, which was a littleweird. There was also a curfew inplace at this particular guest houseand we had to be in by 11.30pm,which might have been a littleinconvenient had The Small Daughternot been with us. We did try to workout if we could ninja our way roundthe side of the house and over the tinybridge across the fishpond to ourroom, but feared that the trees in thegarden might also be hiding CCTVcameras, which would be scrutinisedby our strange host. We had to pay forour accommodation in cash and,having tried 12 cashpoints, eight ofwhich didn’t work and four of whichwere only in Japanese, so I couldn’twork them even if they did accept mycard, I tried to exchange some English money at a Bureau De Change. Thegiggling employees gathered around my British notes, pointed and laughed alot, then claimed that they only accepted Euros and American dollars. Bah!
The only other inconvenience were the conveniences, where, especially inour last guest house, we had to remove the ‘house slippers’ we’d just put on atthe front door and put on the ‘toilet slippers’, if we needed to use the facilities.I have to say that fannying around with slippers of any variety is not myfavourite pastime, especially at 3am, so I’m afraid I flouted the ‘toilet slipper’rule on several occasions. I wonder if our host noticed this on his examinationof the CCTV footage?
I remember pressingmy nose up againstdirty glass from the
outside when I wroteabout the abandonedCo-op departmentstore on Brighton’sLondon Road.
My own hope wasthat Brighton & HoveCity Council would sellits palatial (well, on theoutside anyway)seafront office – King’s House – and move into theCo-op. But this was not to be. It is now being torndown to make way for 351 student flats.
A chance meeting with acoustic consultantDaniel Goodhand, who certainly has his work cutout on this rather large demolition project, led toan introduction to project manager Simon Cowellfrom Watkin Jones, the Bangor-based developerof the scheme. Simon kindly agreed to a tour.Once I had donned hard hat, steeltoe cap boots and high visibilityjacket, I was ready to go.
I recall just a single trip into theCo-op when it was actually tradingand I remember nothing in the wayof historical features. I imaginedthat the building consisted simplyof a façade, with unremarkableconcrete expanses behind.
We began the tour on London Terrace behind where two huge, and quitelife-like, caterpillar-tracked demolition vehicles were tearing apart the rear orthe building like steel dinosaurs. We slipped past them and headed towardsthe basement. It was on the winding steps down that I saw an intricate arrayof blue and orange tiles in what I identified as an Aztec theme.
An Aztec influence would fit with the building’s Art Deco heritage. It wasbuilt in 1931 to the designs of Bethell & Swannell. The wide façade featureshuge fluted Doric columns and will soon be held up by scaffolding alone.Although it is to be retained, it will be left separate from the new structure by means of a narrow void.
The stripping out of the old store is well progressed so many originalfeatures are on display including tiled floors which had been hidden for years.An old vault sits empty, save for a few locked safes beside a large bunch ofkeys. Rows of toilets sit beside each other without cubicles. Old signs remindstaff that strangers could be thieves.
I could have happily spent hours investigating but I am grateful to have hadthis rare glimpse. It will almost all be gone soon so that the new building canrise from the ashes – in time for an August 2014 [email protected]

Our firm has been providing extensions and conversions to private client formany years and we’ve found our customers to be mostly well versed in whatkind of space they’d like, what it's to be used for, how to furnish it and
usually have a good sense in how the space will eventually look.Glazing, however, is of equally enormous importance and needs to be
considered at the very onset ofdiscussions about design and inconsideration of cost. While it’s a prettystraightforward matter to determine thecost of steel, plaster board, timber studwall construction, brickwork andplastering, it’s an entirely different matterwhen it comes to bi-folding (tri/quad-folding) doors and bespoke patio(French-style) doors sets.
We try to allow for maximum glazingin any development we’re involvedwith. This throws up some issues, andall different in each case. Inconservation areas there is a maximumamount of glazing allowed underpermitted development, to the rear of abuilding at least, before one needs toapply for planning permission. Theseconstraints are in place to preservethe character of period property butcan be very imposing when onewants to create large, architecturalstatements of glass roofing andfullly-glazed side returns; so often asimple, sensitive solution might bemore appropriate. Quad-foldingdoors meet planning constraints inmost cases and are a fabulously practical mechanism, bringing both the gardeninto the rear of the building and the kitchen into the outside space.
Options are pretty straightforward: timber (finished either in a factory-appliedstain/varnish or painted in any colour from the RAL chart) versus aluminium(powder coated usually, with an exponential choice of colours). There are evenuPVC versions but this article won’t be visiting that option here; call me a purist ifyou like but I hate them.
There used to be the assumption that aluminium doors lasted longer thantimber but with modern running systems and the use of economic hard woods(like Meranti) timber doors can last for many years with little maintenance orissues. Other options include anti-solar, argon-filled, triple-glazed glass, withpolished chrome handles and gaskets with a choice of flush thresholds andexternal and internal locking mechanisms.
French doors can sometimes be an alternative solution and might suit abuilding better. When we’re working on Victorian homes we find a full side-returnextension lends itself better to quad-folding doors whereas a design that onlyopens up the internal walls to the rear of a building leaving the side space externalis often suited better to a simple two leaf doors solution with fixed glazing eitherside. While this might be a less expensive option when considering off-the-shelfsystems from a mass producer, bespoke versions of this design will incur similarcosts to folding doors.
What do you require your doors to do? If the space immediately outside yourkitchen is needed for alfresco meals and frequent access to the garden thenfolding doors are ideal as, if one has extended the kitchen floor directly beyond thedoors, it’s no sweat to lift your dining table over the threshold through the wideopening and serve meals straight to the garden. However, if you’re of the opinionthat the British weather can’t be relied on for glorious summers (and who couldblame you currently?) then a simple French door set might be all you need for acosy and traditional design.
In any case, consider the glazing early on in the design discussions and ensureyou’re getting what’s just right for your home."
