HOA MONTHLY DUES
COLLECTIONS POLICIES & PROCEDURES TO BE STRICTLY ENFORCED.
The Board has established a more formal collections policy which will go into effect August 31, 2017 and will be
administrated by our lawyers, Kaman and Cusimano. All of this is outlined in the Warranty Deed and Code of
Regulations, however it has not recently been administered as it should be. Previous Boards have allowed delinquent
accounts to fall through the cracks – so hopefully this will eliminate future errors and allow the community to retain
its income. Please see page two of this newsletter for the full text of the policy. If you should have any questions do not

LAKESIDE FOREST ASSOCIATION
COLLECTION POLICY
All assessments are due on the 1st day of the month and are considered late if not received by the 10th day of the month.
An administrative late charge of $20.00 per month will be added for any late payment or on any balance of unpaid assessments. (Subject to increase upon further notice.)
The Association will apply any payments in the following order:
Interest owed to the Association;
Administrative late fees owed to the Association;
Collection costs, attorney’s fees, and paralegal fees the Association incurred in collecting the assessment; and, finally,
Oldest principal amounts owed for common expenses, enforcement or other assessments, and any other individual assessments charged to the account.
Any unpaid assessment may result in the Association filing the lien, a suit for money judgment, and foreclosure. While a fore-closure case is pending, partial payments may not be accepted and, if the property is rented, a Receiver may be appoint-ed to collect the rents. Once judgment is obtained, the Association may proceed with post-judgment action, including bank attachment and wage garnishment.
Any costs the Association incurs in the collection of unpaid assessments, including non-sufficient bank fees, attorney’s fees, recording costs, title reports, and court costs, will be charged back to the account.
If any owner (either by their conduct or by the conduct of any occupant) fails to perform any act required by the Declaration, the Bylaws, or the Rules and Regulations, the Association, after giving proper notice and an opportunity to request a hearing, may levy an enforcement assessment, undertake such performance, or cure such violation. Any costs the Asso-ciation incurs in taking such action will be charged back to the account.
If an owner is more than 30 days past due in the payment of any assessment, the Association may suspend privileges includ-ing the right to vote, the use of the amenities, or the ability to apply for architectural approval.
Any owner more than 60 days delinquent is not in good standing and will not count towards the quorum for any Association meeting, and is not eligible to run for the Board.

maintenance committee report Attached to this newsletter is a comprehensive report from
Odella Welch and the Maintenance Committee outlining all the
tasks on which they have been collectively working this sum-
mer. We’re calling this summary—a Summer-ization! You can see how busy they’ve been! Please
take a minute to read it over and when you see any committee members—be sure to express your
delight at their hard work on your behalf.

SUMMER SAFETY TIPS FOR CHILDREN
Lakeside Forest is still an “ADULT-ORIENTED” community. We are happy
to welcome people of all ages, and our under-21 demographic is increasing.
Let’s keep them (and everyone) safe by remembering these common sense
safety tips on the island, in the pool and at the gazebo this summer:
1. Our pool rules and regulations still state that children under 14 years of
age and younger must be accompanied by an adult resident while on
the island.
2. Please keep a keen eye on children around the pool, whether they are
yours or your guest’s. Last summer, a child, who clearly could not swim
alone, was rescued from the pool while the adults were having a party
in the gazebo.
3. The Pool toy-box lid is heavy. Please supervise young children trying
to remove or put back noodles and other inflatable toys in the box. The
Board will be replacing the hinges and possibly a lighter weight lid for
this box.
4. Keep children away from the hot grills at all times. The organization
“SafeKids.org” recommends: Keep children and pets away from the grill
area by declaring a 3-foot "kid-free zone" around the grill. Keep all
matches and lighters away from children. Teach your children to report
any loose matches or lighters to an adult immediately.
5. Even the popcorn popper is a safety concern and all children (and
some adults!) should understand how to operate the popper and that it
is a burn hazard if not properly used.
6. Life vests must be worn in the canoes for anyone under the age of 10,
according to the Ohio Watercraft laws. It is the responsibility and the
liability of the adult in the canoe with them that this be enforced.

will soon be

attention.
In September, we
will be asking about
the Pool/Gazebo/
Island rules. If
there are particular
questions you’d like
to have us ask the
community, please submit them to
[email protected] before August 15.
Two other surveys will follow:
• November : Future plans for the
Tennis court and maintenance
building and other amenities.
• January: Dues increase vs.
assessments
Your active participation in these surveys
will be vital in important decision making!
Communications committee report
Open communication is part of what makes our neighborhood so wonderful and
LFA residents have several communication channels:
In order to reach the most appropriate party, residents should consider the
audience of these different tools. If you have a concern or a request (especially an
immediate one) for the board, it should go to their e-mail address or be brought to
light by attending a Public Forum at a Board Meeting.
Email to the President and the other Board members- goes directly to the
Board for their review and potential action. Use this for all immediate
needs. We will make every attempt to respond in a timely manner. Please
remember that the Board members are volunteers; some with full time jobs!
Facebook Lakeside Forest Neighbor to Neighbor
This is a closed group for residents only. Membership is approved via the
administrator of the group. Most common uses are to post photos, stories,
notices, invitations. The Board does not monitor this; it is not a venue for board
requests. Another Lakeside Forest page exists, but it is not a closed group for
neighbors.
Communication from the Board will come to you in the following ways:

Our monthly Newsletter—Joan McKinney currently serves as the editor
with content from the Communication Committee and The Board; all
approved by The Board of Trustees.

Content is controlled by the Communication Committee and The Board.
It’s objective is for outward facing information about the neighborhood for
Realtors and prospective buyers. There is a password-protected area for commu-
nity financial information. Newsletters are also archived here.
Community Directory—is a product of the Lakeside Village Association
and includes all of the database information for neighbors on the east and
west sides of the lake. If they have agreed to publish it, community
members’ email addresses, phone numbers and addresses are in the directory
which is updated annually. Please use these personal email addresses or “Phone-
a-friend” to communicate directly with your neighbors.
Many of you have had questions about Base Camp.
Base Camp is a opt-in social media group for sharing immediate commu-
nity news, invitations, notices, etc. between Base Camp members. The
Board does not post official LFA communications here. It is not a venue for board
requests or community concerns to be discussed by the Board. You can opt-out at
any time by contacting the basecamp administrator, Mike Cook.
Calling all PHOTOGRAPHERS and really—just any-one with a smart phone! We are looking for
photos for this newsletter & photos/videos for the website. We need Images from all aspects
of life in the forest; landscape, people (with
permission), homes, gatherings, wildlife, etc…

National Aviation Day is in honor of the birthday of aviator Orville Wright.
The Wright brothers, Orville and Wilbur, were pioneer aviators in the United States. Orville was the first person to successfully fly an airplane. His first flight was De-cember 17, 1903 at Kitty Hawk, North Carolina. This inaugural flight was soon to change the skies forever.
It's heavier than air, and it
flies! National Aviation Day honors
the accomplishments of Orville and
Wilbur Wright. It is sometimes
called Wright Brother's Day. To a
lesser degree, National Aviation
Day sometimes honors other early
aviation and space pioneers. This
day was selected, as it is Orville
Wright's birthday. (August 19,
1871)
To all my neighbors:
Definition of Good-neighbor: marked by principles of friendship,
cooperation, and noninterference in the affairs of another party.
I would like to make an observation on the current political state of our world:
the half-truths or lies to support a justification for one’s actions, self-interest with
no compassion for neighbors, employees, or other countries, supporting unfair
practices for furthering an agenda, demanding that a philosophy be embraced by
all or receive consequences, and being intolerant of other beliefs and ideals. Are
more laws and controlling governments the answer?
I think we all want the morality and truth of this world to improve, and it can
only begin on the local level, since our choices of politicians on the global stage,
have not provided solutions. We can become active in Westerville, but Lakeside
Forest has an unusual position of being a small self-governed community and
neighborhood. It is small enough to know everyone; a beautiful forest with great
amenities, exciting potential for lasting relationships and strong ideas for growth.
Let’s make goals for this coming year together that will strengthen and not tear
down this neighborhood.
Be supportive of your neighbors, see what we can do to help when needed.
Provide a personal delivered copy of the newsletter to a neighbor, help
plant flowers in the forest, shovel a neighbor’s walk, or see how we can
help a neighbor if they are struggling financially. These things are
examples of what I have seen this past year in our neighborhood.
Talk positively to friends and strangers. We want our community to have
good selling appeal, and anyone may be a buyer.
Become active in the administration of this community and then don’t quit if
things don’t go your way. There are many voices and many ways to
communicate – all should be respected.
Do not speak ill of your neighbor – we are living closely together and
should support not hinder each other.
Finally – let’s communicate more in person or over the phone since emails
and social media tend to not convey what you mean.
Don’t expect your neighbor to change behavior through threats or intimida-
tion but with respectful communication and a desire to understand
their situation.

YOUR LFA Board of Trustees has an open monthly meeting on the third Thurs-day of every month. The meetings are currently held about a mile away at Aurora Exhibit Solutions’ showroom at 929 East-wind Drive in Suite 223.
ALL members of the community are invited and encouraged to attend the meetings to express any concerns, suggestions or good wishes! All we ask is that you let us know ahead of time so that we can prepare the room, and our time, accordingly. You can do that through our board email: [email protected].
Additionally, we will attempt to send a meeting agenda before each meeting so that if you have a concern about one of the topics, you can make your voice heard.
Typically, the agenda includes:
• Approval of last month’s minutes
• Financial Reports
• Committee Reports
We attempt to keep these open meetings to 90 minutes; starting promptly at 7:00 pm.
Following the meeting, we will send, via the email you have provided in the current directory, the approved minutes from last month, and the current approved financial statements.
