The five buildings of Las Orquideas, with their clay tile roofs and terra cotta accents, are set into a wooded hillside at Bonita Terace and Orchid Avenue, a pastoral yet urban setting close to the Metro, Magic Castle and the landmarks of downtown Hollywood. Large expanses of wood frame casement windows, French doors with Hollywood Stripe awnings, and romantic terraces and patios open to city and canyon vistas. Grand interiors evoke the romantic style and glamour of the Hollywood Maisonette, with double-volume living rooms, sculpted Moorish hearths, wood-burning fireplaces with custom iron screens, and open stairs leading to gourmet kitchens, dining rooms, laundry, bedrooms and original baths. Orchid Avenue residences tower over the street above an ascending series of garages and gated entries. A BRief HiStoRy

Wilfred Buckland, Architect1866-1946 Wilfred Buckland was Cecil B. DeMille’s go-to art director. During a prolific period of impressive creative output, he worked on many of the biggest films of the silent era including “Robin Hood,” “The Squaw Man” and “Almost Human. He is considered Hollywood’s first art director and is credited with a number of advancements in lighting design, the development of architectural sets and the use of miniatures to achieve realistic scale and effects. In addition to creating a lasting legacy in film design and innovation, Wilfred Buckland designed, art directed and owned a number of important landmark properties, including his most personal project, Las Orquideas.

Mark Howell graduated Phi lBeta Kappa from UCLA and began a career defined by multiplicity and collaboration. Always straddling a number of pursuits, Howell has juggled acting, singing, writing, poetry, design, jingles, political activism and fundraising, before settling on creative advertising and real estate development. He founded Industrial Creative with Brad Kurtz, a boutique advertising agency specializing in entertainment that was the principal creative resource for the Fox network for twenty years. Their creative output includes naming “Beverly Hills, 90210,” promotion for the full runs of both “The X-Files” and “24,” and over a thousand motion picture and television campaigns. The disposable nature of that work and a reverence for architecture led Howell to the relative permanence of real estate. Several small restoration and development projects led to the purchase of his first apartment building and the start of his collaboration with Jon Padgett.

Development team

In 2004, Howell & Padgett collaborated on their first development project, The Plymouth in Larchmont Village, which earned special recognition from the Los Angeles City Council. From there, Howell + Padgett went on to develop several houses, the Spanish Steps apartments and the iconic Torre del Moro condos in Beachwood Canyon. In addition to Las Orquideas, Howell + Padgett are currently developing a hotel project in Buenos Aires, and the landmark La Fontaine apartment house, built by the legendary Leland Bryant in West Hollywood, CA.

Trained as an artist in England, Buckland invested his creative talent, training and resources in the design of Hollywood architecture. In much the same way, decades of graphic design, art direction and creative exploration in advertising and marketing prepared Howell & Padgett to recognize the value of Las Orquideas as an important piece of Los Angeles real estate and an inarguably worthy preservation project. They invested countless hours and energy across years of painstaking research, exploration, development and execution. Their management skills and attention to detail are evident at every turn — a meticulous restoration of a Holywood icon of which Buckland would be proud.

Jon Padgett began his professional career at a boutique advertising agency with offices in Irvine and Los Angeles, California. Within two years, he was heading his own firm, Indigo Advertising and Design, specializing in image design, brand development, and catalogue production for regional shopping centers and real estate developers throughout the nation. His firm received numerous design and professional marketing awards during its 12-year history, before being sold to a Los Angeles based entertainment firm. Padgett then focused his design skills on something longer lasting and more dimensional. He co-created a real estate design and development company responsible for the restoration and management of more than 50 high-profile properties in the Los Angeles area.
