This design and plan is intended only for competent and knowledgeable builders. These plans assume general knowledge and skills, including but not limited to roofing, electrical, plumbing, and framing. These plans have not been approved by an architect or an engineer. If you are not an experienced builder, we recommend consulting with a licensed contractor prior to attempting to build a house from these plans. Contact your local building code officials to ensure you comply with local codes.
Any person or entity (hereinafter, “Builder”) engaging in the construction of a tiny house using the design of Portland Alternative Dwellings, LLC assumes the entire responsibility and liability for and agrees to hold Portland Alternative Dwellings, LLC harmless from any and all damage or injury of any kind or nature whatsoever to all persons, whether employees of Builder or otherwise, and to all property (including loss of use of such property) caused by, resulting from, arising out of, or occurring in connection with construction related to or based upon PAD’s construction design, plan, instructions, or other communication.

PlansAll text and designs (“plan material”) in Portland Alternative Dwellings, LLC’s publications are copyright protected. Such material is intended to be used by individuals to construct a single tiny house. To build more than one house from this set of plans, you must purchase a new plan set for each subsequent home built.

Kozy Kabin Tiny House Plans Purchase AgreementRestrictionsThe reproduction, distribution, sale, or any other transfer of the plan to any third party is prohibited, except that up to 2 copies may be made and distributed to contractors working on the construction of your tiny house. All copies made for such purpose must be destroyed at completion of construction.

Commercial UseThe use of the plan for any commercial purpose is strictly prohibited. Commercial use includes, but is not limited to, construction of more than one tiny house per plan purchased, re-sale of more than one tiny house, the renting of two or more tiny houses per plan purchased, or the reselling of plan materials in whole or in part.
ModificationPAD retains ownership of the intellectual property of the plan materials regardless of any customization, modification or alteration of the plan by a purchaser or builder.

Building Notes and ResourcesYears ago, I was inspired by Jay Shafer’s first tiny house, “The Epu.” I bought a set of plans, re-engineered and redesigned things, and I was off and running! This plan package illustrates one way to frame the Kozy Kabin Tiny House that I built atop a standard utility trailer.
Please remember that your house will be unique; it can’t be a cookie cutter copy of the original or of anyone else’s awesome little house. Our advice is to follow the plans as best you can, but be prepared to modify things to fit you and your unique wants and needs.
The following are some specific recommendations and considerations you should review before building.
Trailer SelectionThese plans are designed for a standard, tandem axle utility trailer that was modified to accommodate a house. Over time these trailer modifi-cations helped inspire Iron Eagle Trailers to produce a tiny house-specif-ic trailer design called the “PAD Series.”
These plans show how I framed out my house; they illustrate how to use a standard, tandem axle utility trailer, modified simply by removing the wood deck and attaching angle iron to the sides. Why? Because that’s what I knew at the time, and standard utility trailers are readily available.
However, we should let you know that the PAD Series trailer would accommodate more insulation than the plans illustrate, and if you want to switch things up and use a PAD Series trailer, you should go for it! Check out Iron Eagle’s trailers and add more insulation, even if you live in the mild climate of the Pacific Northwest! Your cold feet will love you in the winter!
Design DetailsClosely review the specifications for the products you purchase for building, and be flexible when differences arise. Different trailer manufacturers use different wheel well designs, and may use different dimensional metal. Window and door manufactures offer products that may or may not have the same rough-openings as illustrated in these plans. It’s important to order windows, skylights or the door before you start framing!
There are many different types of kitchen sinks, heaters and toilets. Do some research and make choices that fit your budget, wants and needs. The Kozy Kabin Plans define the location of a cook stove and heater, but you can (and should) alter these designs if you want to! Exercise your creative genius and make the space your own. This is the advice Jay gave me, and it was the best at unlocking my own special way of doing things!

Electrical SystemYour electrical system will be unique and will be shaped by your individual wants and needs. The original house was designed with a 240-watt solar electric system for my modest electricity needs. Do a bit of research on the demands associated with a refrigerator (something I haven’t used in 12 years), lights, gadgets and heaters. The Kozy Kabin plans do not include a wiring diagram. Please work with a trained professional on the electrical design and installation. I ran a single circuit through the house that connected to all my outlets and lights. If you want to go solar, we recommend Wholesale Solar in Mt Shasta, CA as a great resource for tiny house solar electric systems.
Construction and MaterialsDifferent climate zones require alternative construction techniques. I used a rain screen wall placed on a house that might sit in the Pacific Northwest. Your house should be designed and built following the construction techniques commonly used in your area.
I used salvaged wood, cotton insulation, water based stains and Marmoleum flooring. You may want to use alternative building materials – different insulation, siding, roofing or flooring. Modify the plans to accommodate those materials.
Further Resources for Tiny House Design and ConstructionUse these plans to guide your building and be prepared to flex them to fit your needs. You want your tiny house to fit you perfectly like your favorite shoes or favorite song. So measure twice, and do your homework! Here are some pieces of homework we recommend:

Place bolts through angle iron and tension ties in the corners. Create shear walls by running
plywood vertically (see Go House Go).
Angle Iron welded to trailer sides (left and right).
Bolt holes along side rail to attach wood frame to the trailer.
Tension tie mounted to the sill plate and through the trailer.
Loft floor joists are 2x6 and are bolted to the wall studs. You could bring the kitchen ceiling up a bit by using 4x4s mounted atop a ledger.
