Situation Knights Close is situated near the hamlet of Marsett, a short distance from the popular Upper-Wensleydale market towns of Hawes and Askrigg, within the heart of the Yorkshire Dales National Park. The farm lies within the small valley of Raydale and has extensive views across the valley and of Semer Water. Description This traditional hill farm extends to approximately 42.58 hectares or 105.22 acres and comprises a three bedroom detached farmhouse, a range of traditional stone barns and buildings, meadow and pasture land. Knights Close comes to the market following the Vendor’s decision to cut back and represents a rare opportunity to acquire a hill farm in a beautiful and renowned location. There is vast potential for the Purchaser to add value through the development of some of the barns and buildings into alternative uses subject to gaining the necessary consents. Method of Sale The property is offered for sale by Private Treaty as a whole or in up to 3 separate Lots as described within this brochure. Interested parties should first register their interest with the selling agent so that they may be kept informed as the selling agent reserves the right to conclude the sale by other means as their discretion.

Viewing The farm may be inspected by prior arrangement with the selling agent. Directions The farm’s location is identified on the location map and also marked on the ground by our sale board. Access Access is achieved over the existing stone track from Marsett Lane. Tenure and Possession The freehold interest in the farm is offered for sale with vacant possession upon completion. Rights and Easements The farm will be sold subject to and with the benefit of all existing rights of way, water, drainage, watercourses, and other easements, quasi or reputed easements and rights of adjoining owners if any affecting the same and all existing and proposed wayleaves and all matters registered by any competent authority subject to statute. Photographs The fixtures and fittings in the photographs may not be included in the sale of the property. Value Added Tax It is presumed that the sale of the property will be exempt from VAT and that VAT will not be charged in addition to the purchase price.

THE FARM LAND The land is generally free draining and considered to be in good heart with relatively few weeds.

The land has a southerly aspect and is mostly undulating in nature. The land lies between 280 and 400 metres above sea level with some steeper parts. Water for livestock drinking is from watercourses and natural spring supplies contained within the land. Boundaries The majority of the land is bounded by drystone walls and the Purchaser(s) and their successors in title will take over the responsibility for the ownership and maintenance of all perimeter boundaries indicated by the inward facing ‘T’ marks on the plan so far as they are owned. Sporting and Mineral Rights The sporting and mineral rights over the land are inhand and included in the sale so far as they are owned. However, the adjoining Raydale House Estate has a lease of the sporting rights until 2nd February 2020. Basic Payment Scheme (BPS) The land has been registered for this scheme and the Vendor will endeavour to transfer all their BPS Entitlements to the Purchaser(s) upon completion of the sale, however, the Purchaser(s) will be required to contribute £180 towards this transfer. The 2018 payment was approximately £6,850 and the Vendors will claim and retain the 2019 payment. Other Agri-Schemes The land is not currently subject to any other schemes.

Services and Equipment The farmhouse is serviced by its own private water supply which is said to be a good reliable source, while drainage is to a septic tank and soakaway. There are mains electricity and telecommunication connections. Space heating is provided by radiators powered by an open fire back boiler which also heats an upstairs hot water cylinder in the bathroom. Energy Performance Certificate (EPC) A copy of the EPC can be obtained from the selling agent, the current and potential energy efficiency ratings are 8 and 88 respectively.

Council Tax The farmhouse is a council tax band D mixed use property and the amount payable for 2019/20 is £1,879.16. Sale Particulars If there are any points which are of particular interest or importance to you, please contact James Alderson, who has inspected the farm and will be dealing with the sale.
