Killenard Village underwent a major transformation in the early 2000s with thedevelopment of the renowned Heritage Golf Resort & Hotel Complex.This complex, which includes the 5* Heritage Hotel & Spa , Heritage Golf Course,Seve Ballesteros Natural Golf School (including par 3 course), Apartments,Houses etc was developed solely by Tommy Keane.Detailed information on these developments can be found at;www.heritageresort.ie | www.theheritage.com

Killenard Retirement Village(KRV)The original Heritage complex hadincluded the concept of a RetirementVillage/ Care Home, however, thefi nancial crisis led to the shelving of the proposed development. In January 2016, Tommy Keane decidedthat the time was right to resurrectthe plan and therefore has acquiredan almost 40 acre site, adjacent to theworld class Heritage Hotel and Golf course complex.

The ConceptThe brief was to design and develop a luxury Retirement Village incorporating aCare Home, Assisted Living Bungalows, Independent Living Houses and a VillageSquare (Leisure Centre, Consulting Rooms, Pharmacy and Bar/Bistro)

The design team was enhanced when a consultancy agreement was reachedbetween the Promoter and Passage Healthcare International (Irl) Ltd, Thisagreement brought to bear Passage Healthcare’s vast experience in Design, Construction, Financing and Operating Retirement Villages and Care Homesaround the world.

This collaboration has led to the design, of what the team believes, is a trulyunique offering in senior care in Ireland. Subsequently, Mr Keane and PassageHealthcare have agreed to jointly promote the development.

Village OperationIt is envisaged that the Assisted Living Bungalows and Independent LivingHouses will be sold to individual residents.

Certain criteria, will apply to the purchasers. e.g the primary occupier mustbe over 55 years of age and no children can reside on the village complex.Furthermore, each residence will be liable to management charges.

Residents will become automatic members of the leisure and pool complex withdesignated times reserved for their exclusive use. Other, on site, facilities such asthe Consulting Rooms, Pharmacy, Bar/Bistro etc will be paid for on a usage basis.

The Care Home, operated by Passage Healthcare, will provide 116 en-suitebedrooms, including, a 20 bed, specialist, dementia care, unit.The potential rental revenue from the Care Home, when fully operational, is in theregion of € 1,000,000 per annum. The majority of the Care Home revenue will be guaranteed by the Irish Government under the “Fair Deal “scheme.

Village Management services will be provided by Passage Healthcare who will also lease and operate the Village Square elements, Leisure & swimming Pool,Consultancy Rooms and Pharmacy with the exception of the Bar / Bistro whichwill be leased and operated by a professional restaurateur.

Additionally, Passage Healthcare, as a registered Care Provider, will offer tailored Home Care Packages to Village residents to ensure that their care needs arefully catered for. Qualifying residents will be entitled to receive state subsidies toameliorate the cost of this care.

Planning PermissionPlanning application has been made to Laois County Council and it is anticipatedthat work will commence, on site, before year end, 2017.

ProposalThe project/ land is for sale, subject to planning permission, however thepreferred option, for the Promoters, is to participate in a joint venture, with aninvestor, to complete the development.

The attached fi nancials outline the expected return on investment together withthe anticipated development timeline.
