Dear Fellow Homeowner: Your Board is pleased to announce that we have formed a golf partnership with Eastwoods Country Club, effective immediately. Eastwoods is a 9 hole course on Torringford West Street, extremely convenient to Lakeridge, which has made noticeable improvements to the course in recent years. You can obtain a tee time by calling 860-489-2630.

We have negotiated attractive golf pricing 7 days a week, including holidays.

Fees are $15 per golfer 7 days per week, cart included; the normal fee is $22 weekdays, and $28 on weekends. If you wish to walk the 9 holes, your greens fee is $10; the normal fee is $15 weekdays, and $20 on weekends.

To enjoy this course, pick up your vouchers at the West Lodge.

The golf simulator at Eastwoods is available to Lakeridge residents for $20 per hour.

You may recall that we announced a similar arrangement with Stonybrook Golf Course some time ago. Unfortunately we were not able to finalize that arrangement. We are confident that you will be pleased with this addition to our recreational portfolio.

Enjoy the summer!

IMPORTANT NOTICES

Important: Walking Safety Reminder

It is often very dark at Lakeridge and pedestrians can be difficult to see. Please be reminded of the

following safety precautions:

In darker morning and evening hours, make sure to wear light colored clothing or clothing with

reflective material.

It’s always best to walk on sidewalks or paths and cross at street corners, using crosswalks. If

there are no sidewalks, please walk facing traffic as far to the left as possible.

Teach kids at an early age to look left, right and left again before crossing the street. Then remind

them to continue looking until safely across.

Teach kids to put phones, headphones and devices down when crossing the street. It is particularly

important to reinforce this message with teenagers.

Put down your phone, headphones and devices when walking around cars.

Lakeridge Parking Sticker and Visitor Reminders

This is a reminder that all vehicles should display a permanent Lakeridge parking sticker or visitor’s parking

pass that is clearly displayed at all times while the vehicle is within Lakeridge. Permanent parking stickers can

be obtained at the Management Office and are only available to homeowners and renters.

When visitors arrive to Lakeridge, they will be given a guest parking pass by the concierge at the front entry

booth, which should be displayed on the dashboard of the guest’s vehicle while the vehicle is within Lakeridge.

If there is no one at the gate who can give the visitor a guest parking pass, your or your visitor can obtain one

from the office during regular business hours. If you know in advance that an expected guest will arrive when

the concierge is not on duty, we ask that you obtain a guest parking pass from the office prior to your visitor’s

arrival.

After business hours visitors can enter Lakeridge by calling the 24 hour on duty employee from the front

keypad entry system by pressing #0601. The on duty person will only allow a visitor to enter Lakeridge if they

or the office received prior authorization from you. Otherwise, the on duty employee will inform your visitor to

contact you so you can call the on duty employee at 860-601-4070 to authorize entry.

LR Road Safety

Dear Homeowners,

Starting in May as always, we will see increased population at LR. Snow birds will be returning first and

parents with their kids will follow after the school season ends. We will have many kids walking, biking with or

without their parents and many others on our roads enjoying their time at LR. In order to maintain safer

environment for all of us, LR has some road safety rules similar to any other community. Road safety

regulations can be found on page 45 in the LR rules and regulations on the website. You may also contact

management if you don’t have the hard copy.

Since the busy season is approaching we would like to remind you to please drive with caution, obey all stop

signs, wear seatbelts, and adhere to the posted 20mph speed limit within Lakeridge. Many vehicles have been

observed speeding and not stopping at stop signs especially near the gatehouse. For this reason, please

be aware that speed bumps will again be placed in certain areas throughout the community. Please note

that the board may implement measures, such as fines, to enforce these rules and ensure the safety of the

community.

Please be reminded that The Lakeridge Tax District is a political subdivision of the state of Connecticut and the

roads are subject to both state and municipal law regarding public roads.

Connecticut law requires that drivers of motor vehicles (including motor bikes over 50cc) carry a valid driver's

license at all times and that such vehicles be registered.

Bicyclists and Pedestrians

Bicyclists and pedestrians can also help make the roadways safer. If you are riding a bike, ride with the flow of

traffic and obey all traffic laws. When walking on the roadways, walk facing traffic so that you may see

oncoming vehicles, and do not obstruct the flow of traffic by walking with others side by side. If you are

walking with a pet, remember that all pets exercised within Lakeridge must be carried or on a leash.

Lodge Parking

From Memorial Day to Labor Day, the East and West Lodge parking lots are restricted areas. Only those cars

with permanent parking passes are allowed to park in these areas.

We want to avoid accidents and injuries, and with your help we can come closer to accomplishing this.

Please understand our paramount concern is the safety and wellbeing of all of our residents, their

families, friends and guests. Our road safety regulations will only enhance their further safety.

Requiring safe use of Lakeridge property pursuant to state and local law is not merely a legal necessity; it is also

a benefit for all homeowners.

I hope you have a safe and happy spring-summer!

Road Safety/Speed Bumps

One of our primary concerns in our community is safety. This becomes a bigger concern during our busy

season. As you are aware, temporary speed bumps were installed last year by the main entry gate, the

intersection of Ledge & Village Center and Ledge & Trailsend, to increase safety. This action was pursued by

the board at the recommendation of the Safety Committee with concerns of speeding and stop sign violations.

At its recent meeting, the board once again approved the installation of temporary speed bumps. However,

based on feedback received from our residents, new "humps" are being purchased that will be more gentle. We

may continue to add more temporary speed humps in areas as deemed necessary by management, one of which

will be placed near the Sports Field.

We apologize for any frustration these bumps may cause, however we hope this will strongly encourage all

residents and guests to adhere to the road safety rules.

Thank you.

Garbage/Recycling

We are certain that homeowners recognize the efforts made by Management and the Maintenance Staff to

maintain our grounds. However this effort cannot succeed without your help!

PLEASE …..

Use a garbage bin when disposing of trash on our common grounds.

Please remember to properly bag your garbage and place it into the “Trash Only” garbage bin. All non-

recyclable garbage must be placed in tied plastic bags in the bins.

And please remember to properly follow the recycling guidelines and place your recycling items directly into

the containers in the “Recycling Only” garbage bins. All glass, plastic containers, metal cans, papers etc are

recycled in the same recycling container with no plastic bags. Placing a plastic bag in the recyclable bin

containing cans, bottles or boxes is not appropriate recycling.

Be aware that any misplacement of your garbage /recycling will not be removed by the Trash Removal

Company from the improper used trash bin. As a result this will affect the neighboring homes and have a

negative effect on our beautiful community.

Please respect your neighbors when throwing away your garbage in the bins near your home.

Do not leave garbage or recyclables on the side of bins. Any larger items should be taken to the dumpsters

at the Maintenance Yard.

It is our experience that most issues arise because visitors, guests, or tenants are not aware of these guidelines.

Please let’s inform and educate them of these instructions.

Awareness of these guidelines will improve the appearance for our beautiful community.

Thank you for your cooperation!

Homeowner Orientation

As you may be aware, Management provides each new resident with an orientation to familiarize them with

essential information pertaining to their new home and living in our community. If at any time existing

residents would like an orientation as well, please feel free to contact the Management Office.

--------------------------------------------------------------------------------------------------------------------------------------

Fire Alarm Inspections

Please be advised that fire alarm inspections will be taking place on select units and will continue until

completion. If your unit is scheduled for an inspection, the Management Office will contact you.

---------------------------------------------------------------------------------------------------------------------------------------

Lakeridge Pets

During the past few months, the Lakeridge Management Office has received several complaints regarding

homeowners not picking up after their dogs near units and on the walking trails.

Many dog owners are completely unaware of the impact of not picking up after their pet. In addition to the

potential for stepping in excrement, waste can contain worms or harbor disease.

With this in mind and as a reminder to all pet owners, please pick up after your dog and dispose of it properly,

so as not to pollute the soil and keep it out of our waters.

---------------------------------------------------------------------------------------------------------------------------------------

Car Wash

The car wash located at the Ski Area is open. Please drain the hose when you finish washing your vehicle.

---------------------------------------------------------------------------------------------------------------------------------------

Garden Plots

Garden Plot allocations are posted at the West Lodge, post office, and garden plots.

The plots are staked and marked with the gardener’s unit number.

Please notify the West Lodge ASAP if you will not be planting your garden plot.

There is a wait list.

FRESH AIR FUND: LOOKING FOR HOST FAMILIES

For over 140 years, The Fresh Air Fund has provided the opportunity for low income NYC children to

leave the city and experience summer living in a suburban or rural setting. Wouldn't you love to share

the magic of Lakeridge with an inner city child? A week in your home can have a lasting impact on

both the child and your family. All it takes to host a child is an open heart and extra bed! Host families

are very diverse and include families with young children, empty nesters, single parents, same-sex

couples, CT residents and NY residents with vacation homes in CT, etc. A number of Lakeridge

homeowners have hosted children and created wonderful lasting memories.

If you are interested, please contact homeowner, Ellen Brown, who serves as Co-Chair

for Litchfield County responsible for recruiting host families at [email protected] or 860-989-

9745. Ellen can provide additional background on the program and application process . The weeks

that the Fresh Air buses will be servicing this area are: July 7-14 and July 28- August 4. Detailed
