A truly excellent display of coastal meeting class, the new Signature Homes showhome has something to offer everyone with a light and

stunning while doing so.

listened. Large windows and sliders flank the entirety of interior living and when opened, create instant unity between the inner and outer environments, ensuring seamless flow and ease of entertainment. Even when closed, light fills the entirety of this space, bringing natural warmth with it.

Classic Builders knows how we like to live, and consciously positions its homes to enjoy the best bits of the day. Just like the team behind the build, the interior designers for Classic Builders haven’t missed a beat, dressing these

homes in current, on-trend décor and soft furnishings and adding to the cosiness factor.

Storage has been carefully considered and each bedroom provides abundant wardrobe space; the master a generous, yet practical walk-in. The hallway too caters for overflow, with the Rheem-heated hot water cupboard a superb and impressively-sized solution when drying school and sporting uniforms.

Before the homes came the surrounding amenities, and this particular suburb is a true drawcard, even for non-residing Tauranga locals. Kirsty and Shane McConnell, from Tauranga’s G.J. Gardner Homes,

are known for designing stunningly themed showhomes.

Their latest venture continues the trend, with two houses built next to each other, one with a masculine theme, the other, feminine.

Kirsty says the idea of the two houses is to make it simple for visitors to walk through their G.J. entry-level ‘Express’ home and G.J. high-level ‘Sanctuary’ home, and quickly see the differences in terms of cost, specifications, and the monetary value of the upgrades.

Both houses are very different styles, with very different budgets. The themes were just a way to show that with clever use of colours, styles, and fittings, you can create quite different feels. G.J. prides itself in its diversity

of design styles.People can easily relate to the different

homes, and decide what they like about one home or the other. Or perhaps a combination of both!

The masculine home’s presence is very strong on the corner of Terrace Views. With an exterior that only comprises of stained cedar and JH black vertical oblique, it’s a bold statement of architectural design. ‘Colour blocking’, a recent trend, is evident both inside and outside this home. Equally at home on a rural block, by the beach, mountain, or in the city, it’s ‘man cave’ to the max.

The house has three bedrooms, two bathrooms, two-car garaging, and two living areas, and a cosy outdoor living den. It also has a separate laundry, office nook, media control cupboard for the many automated features in the home, ducted heating

throughout, and a walk in pantry adjacent to the designer kitchen.

There’s a great feeling of space throughout, mostly thanks to the feature raking ceiling in the main living area. Shane swapped out the classic dining room table, for a barleaner table and stools, which face the 65 inch screen, and creates a nice stadium effect down into the lounge suite, bringing a high-end ‘pub’ feel right into the house.

This continues outside to the courtyard complete with garden style table and chairs, built in seating and wood store, and a pizza oven to boot. It’s easy to

imagine sitting out here with a beer in hand, watching a game on the big screen through the glass windows in the main living area.

The appointment of the master bedroom, WIR, and ensuite is equal to that of a five-star

hotel. Dynamic lighting plays a major role, highlighting the black Melteca

woodgrain feature wall and matching inbuilt cabinetry. Other bedrooms follow the masculine theme with interior must-haves for 2018.The large garage is entirely lined

with ply, and includes a ‘Man-Cave’ workshop, complete with bench, drawers,

and a tool hanger. The size (197m2) and finish of this home rivals a bespoke high-end Mount home, however the cost to construct is approx $540k.

A soft white and grey canvas, punched with rich floral tapestries of dusky

pinks, deep crimsons and mustard tones creates a modern, cosy feminine home, which Kirsty describes as ‘Nana-Chic’. Visitors have said it has a restful

vibe, and feels like ‘going home’. You’ll see a lot of texture in the carpets, and other fittings which add to the richness of the look.

The house has three bedrooms, two bathrooms, two-car garaging, open plan kitchen, dining, and living area, with a large outdoor lawn and garden area.

The flow between rooms is perfect for a smaller home (160m2) and feedback has been very positive. It has a lovely outdoor patio for

entertaining. Other features include a raised veggie garden, and feature garden seat with overhead pergola.

The master bedroom has a dreamy palate of soft greys, beiges, and whites mixed with punches of old school floral brights. There’s a

WIR and ensuite and access to the garden through a ranch slider.

design for such an affordable price surprises a lot of people.

Although the two homes are themed ‘masculine’ and ‘feminine’ each is suitable for anyone to live in, and the voting has shown that.

Shane and Kirsty say that as with all their homes, these two designs offer G.J.’s fixed contract price and a pre-agreed build time, full project management, and quality fixtures and fittings. This is all enhanced by excellent service from a local building company with national purchasing power.

Visitors to the showhomes can vote for their favourite one through a voting box and token drop. G.J. Gardner’s will donate $5000 to the winner after 60 days of voting – The Breast

Cancer Foundation if the feminine home is chosen; the Prostate Cancer Foundation for the masculine.

There’s been an incredibly positive reaction from the public to the fun nature of the competition, and support of such worthy causes.

Lodge-inspired living

Small in size doesn’t mean small in stature, and with great design even

the smallest home can make a big impression.

Fowler Homes’ new Hathaway show home in Golden Sands is only 160sqm, but it packs a punch when it comes to clever design.

“It’s not a big home, but we’ve added a bit of flair and design that is quite different to your standard 160sqm three-bedroom home,” says Fowler Homes owner Tony O’Brien.

The house is built from shot-blast brick, giving it a stone-like look, as well as vertical oblique weatherboards in an off-white.

Inside, volume has been added by lifting the ceiling height to 2.55m and lifting some of the feature doors to 2.2m to line up with the height of the windows.

The stylish living areas have stacking slider doors that open onto a north-facing

covered deck and concrete patio. “It’s a very easy, liveable plan that

incorporates indoor-outdoor access to the sunny side of the house,” says Tony.

Hallway space has been kept to a minimum and the master bedroom and en-suite are separated for extra privacy.

Other clever uses of space include a separate computer nook off the kitchen, a walk-in pantry and separate laundry.

Tony says many people are now looking for smaller homes but don’t want a standard layout.

“They’re looking for something different,” he says, “and that’s what we have achieved here. Good design isn’t expensive.”

Every house built by Fowler Homes is designed to fit the site.

“We don’t do ‘cut and paste’ plans,” says Tony. “We look at where the sun rises and sets, where the access is and how you want the rooms laid out. We design around those parameters and design to price.”

Drop-down lights above it further highlight the area and aesthetically complement the room’s crisp white bench tops. Tucked beneath it are drawers and cupboards to keep the area clean, tidy and free from clutter.

Around the corner is the laundry which leads to a carpeted double garage, perfect for an extra space if needed.
