Maximising The Return

Page 2: Joint Venture Real Estate Marketing

The key to maximising the return on any property investment or development boils down to the way it is perceived in the market.

Or, put it another way, it’s the sizzle which sells the sausage!

But the bigger the scheme, the greater the impact on the environment and the community, so perception needs to be managed carefully. In this department, there is no substitute for experience.

This is what we bring to the table - by the shedload!

The Joint Venture team are highly-experienced property marketers with more that £1 billion worth of real estate successfully guided through planning, promoted, pre-let and investments sold.

You’ll find that we are an invaluable addition to your Professional Team bringing creativity and informed objectivity to every stage of the pre-planning, development and promotional process.

Consider us as your own in-house Press Office.

What do we do?

We take responsibility for scheme-branding, launches, public consultation & community dialogue, petition gathering, political lobbying, photography, PR and media management, creation of marketing collateral, web, CGI, mailings, topping out, civic ceremonies and grand openings.

In fact everything involved with the way Real Estate is perceived in the market.

Asda Supermarket, 40,000 sq ft, Dewsbury.

Client: Asda. The problem was how to successfully obtain planning permission for an Asda supermarket on a site on the far side of the River Calder in Dewsbury which had previously supported a heavy manufacturing mill for more than 150 years.

Thinking outside the box, we researched that as most shoppers in the town centre walked in to do their shopping, we demonstrated that by providing a footbridge over the River Calder which would link the site to the traditional retail core, we would effectively make it ‘town centre’ and therefore eligible for retail consent. Permission was achieved after a campaign of lobbying, media management and public consultation.

B&Q, 132,000 sq ft Retail warehouse, Meir Park, Stoke on Trent.

Client: Henry Boot Developments. The problem was how to successfully obtain retail planning consent on the site of the former Staffordshire Tableware factory. Our challenge was to demonstrate that the inward investment generated by retail consent would save an historic 400 year old company. So consent should be given on ‘moral grounds’.

Following a campaign of media management, galvanisation of public and civic support and intense political lobbying up to Cabinet level, we achieved pioneering retail planning consent on the 28 acre site for a 132,000 sq ft Retail warehouse with garden centre.

B&M, Evesham, Worcester.

Client: B&M. On-going planning application for a 25,000 sq ft store in Evesham. Working with the developer Radcliffe Developments and the UK’s fastest growing retailer B&M we created a strong marketing campaign to convince the population of Evesham of the long term benefits of the new store via a blanket leaflet drop and online response mechanism.

Bridgewater Place, Leeds.

Client: Landmark St James. At 103 metres and 30+ storeys, the development of Leeds’ most iconic building on a strategically important gateway site required a sensitive approach to planning.

The developers approached us and we orchestrated the pre-planning launch and media coverage, incorporating film, CGI and a report for the influential CABE Committee.

Planning was achieved and the £100 million mixed-use scheme now dominates the Leeds skyline.

Lindley Moor, Huddersfield.

Client: A joint venture between Scotfield Developments and Stirling Investments. The Lindley Moor site had long been an eyesore and little more than a derelict, plot of wasteland. Following a campaign of community dialogue, awareness-raising and education, press management, door drop leafleting and direct canvassing, we successfully achieved planning for a Data Centre Campus on the site. Having established a precedent for development, permission was subsequently achieved for a residential development.

Chapel Bar, Nottingham.

Client: Landmark Development Projects. Following several failed attempts to develop this site, Scottish Life brought Landmark on board to rejuvenate the scheme and obtain planning permission.

Landmark approached us and following our campaign of investigative PR, public consultation and media management, using computer generated imagery and political lobbying, we achieved consent for a £13 million mixed use scheme, anchored by a Holiday Inn Express.

Shirebrook Development, Regeneration of former Colliery site.

Client: EMDA East Midlands Development Association. The brief was to create a ‘vision’ which could see the former colliery site become a thriving mixed-use, multi modal freight, warehouse and distribution hub. A key role was the education of a community, decimated by the closure of the colliery. Amidst a cynical, bitter and emotionally raw local climate, we were empowered to educate and inspire the community, civic dignitaries, agents, occupiers and the public with a vision of inward investment, job creation and a much needed fillip to the local economy. Through branding, civic and press launch, CGI, film, public consultation and media-management, the former colliery is now a thriving B1, B2 B8 Business Park with anchor tenants including Sports Direct which operates a 500,000 sq ft warehouse.Shirebrook is also home to the Nike Academy, where the retailer trains its staff, and new-look Sports Direct and USC stores, which have been built next to the warehouse.

Brookfields Park, South Yorkshire.

Part of the Dearne Valley Enterprise Zone the site, a former colliery/coke works and coal stockyard, was purchased for £22m in 2005 by St Paul’s Developments and Tritax.

The site was fully developed by 2012 providing a 1.1m sq ft industrial/warehouse unit let to Next plc and a further 450,000 sq ft of accommodation let to occupiers including Maplin’s, Pegler Yorkshire Group, Garnett Dickinson, The British Red Cross Society and Thetford.

Kingsway Business Park, Rochdale.

Kingsway Business Park totals 420 acres next to Junction 21 of the M62. As well as industrial space, future plans include a dedicated stop on the new Metrolink, shops, offices and a hotel. Part-funded by the North West Development Agency Kingsway is the location for JD Sports 616,000 sq ft distribution centre.

Moortown Park, Leeds.

Client: Camstead Homes. This site of the former Yorkshire Bank playing fields in the prime residential property belt of North Leeds had stood derelict for over 10 years with numerous unsuccessful attempts by various developers to obtain residential planning.

Working alongside planning consultants and a political lobbyist we created a suite of marketing collateral and devised a programme of public consultation.

By harnessing the support of local MPs, Councillors, local schools and the community, planning has been granted to Camstead Homes for 30 new family homes and a community park.

Baltic Quay, Gateshead.

Client: Taylor Woodrow Developments in a joint venture with Bryant Homes.

The brief was to deliver a vision for a ground-breaking residential scheme to kick-start the regeneration of the River Tyne’s south bank in Gateshead.

With fresh possibilities afforded by the new Millennium Bridge linking depressed Gateshead to the thriving Quayside of Newcaste, our brief was to promote an aspirational ‘address’ in an area historically associated with urban decay, and dereliction.

This was achieved through branding, stylish imagery, press launch, cgi, and marketing collateral including the animation of the newly – commissioned, icon Angel of the North which we had flying over the site and under the Tyne bridge.
