Here are the top looks that have registered on the radar of design experts for 2017. TREND 1: Cerused wood is a heavily textured wood treatment which reveals unusual wood grains. Colors such as black, “greige” and dark gray are being used on floors, cabinetry and even wood paneling on walls. TREND 2: Marble: Overtaking granite, especially in black & white, marble has jumped over from chic restaurants to be a material of choice for home countertops and tabletops…and marble motifs are even being seen in carpets, wallcoverings and fabrics. TREND 3: Shiny, warm metals, with finishes such as gold and bronze are being used to warm up bathrooms and kitchens hardware. An easy swap to make for knobs, knockers, pulls, faucets. TREND 4: Matte appliances will contrast with the warm hardware as a strong alternative to the classic stainless steel look – bringing an element of drama into the kitchen. TREND 5: Natural textures, inspired by animal skins and parchment, are trending in unexpected colors and often in furniture. TREND 6: Patterned wallcoverings with dramatic patterns in overscaled florals, paisley and abstract designs in darker hues like gray, are showing up in small spaces such as powder rooms. TREND 7: Bold paint colors, including jewel tones like emerald and amethyst are being used in small spaces and entryways to make a statement with warmth and personality. Darker neutrals are also a way to go such as dark grey. TREND 8: Overdyed rugs are another way to add neutrals and rich, saturated colors for a pop of color and added dimension. A favorite time of year, spring is sprouting up in Rye & Harrison as more and more residents are out and about enjoying all that our communities have to offer.

Across the three Harrison school districts, number of homes sold stayed even or dropped: there was no change 1Q2017 from 1Q2016 in 10528 (17 sold) and 10577 (5 sold), while 10580 saw a 57% drop from 7 homes sold in 1Q2016 to 3 sold in 1Q2016. Average Sold Prices all dipped, 18% down to $1,117,294 in 10528, 11% down to $1,904,760 in 10577 and 11% down to $1,675,000 in 10580.

Mike Lubin, Manhattan real estate agent, feels that the NYC market is very strong. The spring market is off and running!

The average Manhattan apartment price reached a record $2,174,105 in the first quarter of 2017. New development closing prices averaged $4,345,818, a 15% improvement from 2016’s first quarter. The median resale apartment price rose to $955,000, a new record. While the total number of sales was down slightly from a year ago, the number of resale closings rose 5%.

The average Manhattan apartment price rose 4% over the past year to a record $2,174,105. Luxury new developments, and an uptick in high-end resale condo closings helped fuel this increase. A record was also set for the median price, which at $1,150,000 was slightly above the previous record set a year ago. There were 1% fewer sales recorded than in 2016’s first quarter due to a 17% decline in new development closings.

Resale apartment prices averaged $1,561,911, 5% higher than a year ago and the highest level since the second quarter of 2015. The median resale price of $955,000 bested the prior record of $950,000 set last year.

Resale apartments sold in the first quarter spent an average of 95 days on the market. This was 14% longer than a year ago, and the most amount of time since the second quarter of 2013. Buyers on average paid 97.8% of the seller’s last asking price, down from 98.3% a year ago. This was the lowest selling versus asking price ratio in four years.
