In addition, during the summer months of 2013 Mr. Burns served as a leader in negotiations regarding the use of Orange County Tourist Development Tax revenues for the Orange County Convention Center, Visit Orlando, the Central Florida Sports Commission, and the Downtown Venues including the construction of a stadium for Major League Soccer.

As a result, two hotelexperts - Paul Sexton, vicepresident with the Orlandooffice of Hospitality RealEstate Counselors LLC,and David Corsun,hospitality expert, directorand associate professorwith Knoebel School ofHospitality Management atthe University of Denver,highlighted some of thechanges needed tohappen to hotels todifferentiate themselves inthe coming year:

* It's time to get off thebench and renovate:Keeping a propertylooking fresh is key tokeeping tourists' attention.So far, the average hoteloccupancy in 2013 hasbeen above 70 percent,which is good for theregion, and average dailyroom rates are climbing,as well. "Although we willprobably have a peak-yearoccupancy rate this year,operators, in general, arenot pressing theiradvantage by increasingrates like they did back in2006. So either they arejust gun shy or they do notyet have the productoffering - for lack ofrenovation," said Sexton.

* Adapt to changingdemographics: Access tothe Internet is no longer aperk, but a requirement fora hotel property to staycompetitive. GenerationsX and Y, as well asMillennials, expect to have24-hour connectivity andhotel personnel more intune to the needs theyhave. "Those who tend todeal with them in astaged, scripted andinflexible manner will notdo well. Hoteliers will findthat they need to hireemployees withconsiderable emotionalintelligence and socialskills to improvise andestablish genuinecustomer relationships,"said Corsun.

Hotels needto embrace the need toexpand and promote theirproperty's locally grownand organic restaurantmenus. Higher-endrestaurants tend to focuson this, as it promotesgreener sustainabilitytraits, and travelers expectto see the same level ofquality at hotels.
