Teresa Gouldie and Diana Hempstead did a great job getting this change made. Hope you enjoy all the future issues. Be sure and read the article in this edition about changes you are planning to your home. Enforcing the deed restrictions for sections under the jurisdiction of JHA is one of our most important activities. I have had a few calls about our neighborhood garage sales. JHA did not sponsor one in the fall of 2006, but we are planning to sponsor one in May 2007. More details later. We plan to hold our annual meeting as usual in February. There are two director positions open on the JHA Board. If you would like to get involved with JHA as a Board member, please let me know. Until next time- Philip Kolman SOCIAL NEWS JOIN A GROUP OR START YOUR OWN! By Teresa Gouldie, Social Chairman We’re really excited about what this newsletter will enable us to do in the coming months in promoting social groups within our neighborhood and in establishing new ones. As many of you know, we started quite a few groups several years back, some of which are still going strong. The initial concept of matching people with similar hobbies and interests within the neighborhood seemed to gather a life of it’s own with tremendous input and creative ideas from our social committee at the time. However, without a consistent way to maintain these groups by reaching new people, dispersing information, and announcing meetings, it was hard for the contact person to keep it going. Now, with an ongoing monthly avenue of communication through this newsletter, we can get info out consistently and we are looking forward to the groups growing and flourishing. In observing the groups that are still active, we learned that many people in our neighborhood really do want to get to know one another better and, once given the opportunity, they exchange many great ideas and form many lasting friendships. We’re home to a great group of friendly people, as evidenced by all the “smiles” and “hellos” as the walkers and joggers pass by each other. However, most residents don’t really know many of their Jester neighbors and would like to have the opportunity. Why not try to match people with similar interests, exchange phone numbers on like streets so we can keep an eye out for each other’s property, share ideas that impact our neighborhood, get parents of children with like ages together, etc.? Why not highlight a multitude of talents that our residents possess that can be a benefit to all? Why not just have fun and enjoy each other’s company? That’s what these groups are all about, and their success depends entirely on your participation. We can capitalize on each others talents, experiences, and interests, and have a great time in getting to know each other. Is there anyone with musical talent in the neighborhood? Someone mentioned once about starting a “garage” band. Are their dog owners that would like to get together for idea sharing/ education, or to find a “playmate” for your pet? Someone Want to do something NEW? JOIN THE SOCIAL COMMITTEE! Let's make 2007 the best year ever in Jester! Help with planning children’s events OR adult socials! We need fresh faces, fresh ideas, and new energy! It’s a great way to contribute to your neighborhood AND get to know your neighbors! SOCIAL NEWSJOIN A GROUP OR START YOUR OWN!

By Teresa Gouldie, Social Chairman We’re really excited aboutwhat this newsletterwill enable ustodointhecomingmonthsinpromotingsocialgroupswithinourneighborhoodandinestablishingnewones.Asmanyofyouknow,westartedquiteafewgroupsseveralyearsback,someofwhicharestillgoingstrong.Theinitialconceptofmatchingpeoplewithsimilarhobbiesandinterestswithintheneighborhoodseemedtogatheralifeofit’sownwithtremendousinputandcreativeideasfromoursocialcommitteeatthetime.However,withoutaconsistentwaytomaintainthesegroupsbyreachingnewpeople,dispersinginformation,andannouncingmeetings,itwashardforthecontactpersontokeepitgoing. Now,withanongoingmonthlyavenueofcommunicationthroughthisnewsletter,wecangetinfooutconsistentlyandwearelookingforwardtothegroupsgrowingandflourishing. Inobservingthegroupsthatarestillactive,welearnedthatmanypeople in our neighborhood really dowant to get to know oneanotherbetterand,oncegiventheopportunity,theyexchangemanygreat ideas and formmany lasting friendships. Manyyearsago(myboysarenow22and24!),Ibelongedtoababysittingco-op.Hourandhalfhourcardswereissued,andwebabysatforeachother’schildrenandwould“pay”eachtimewiththecards.Itwasgreatfun!Therewerelivelymonthlymeetingswherewegottoknoweachotherandcomparednotes(andstories!)onraisingourchildren.Wediscoveredthatweallfacedsimilarchallenges.Onewasthatweoftenneededabreaktorunanerrandfor just an hour or an hour and a half, andmany times itwasdifficulttofindasitterforthatshortatimeperiod.Themembersoftheco-oplivedclose-byandprovidedawaytosolvethatissue.Periodically,wehadspeakersatourmeetingscoveringtopicsthatwererelevanttoallofus.Thosememberswithexperiencewerealwaysabletoofferguidanceandadvicetothenewmothers.Welooked forward to thesemonthlyget- togethersand friendships

Canyon Ridge/Ladera Bend Some of our homeowners are askingwhat is going on at theentrancetoJester,onthewestsideofJesterBlvd.Manyknowaboutthedevelopmentandwantupdatesontheproject.So,herearetheupdatesasofearlyDecember. “LaderaBend”isanupscalecommercialdevelopmentwithamixofofficeandretailspace.Theofficeswilloccupy170,000squarefeetinthreebuildings,theretailspaceinonebuildingplusseparatesitesforaparkingstructure,abankandarestaurant(s). 2222CONAand the developers beganmeeting the summer of2005 to help ensure the best possible outcome.Both sidesmademanyconcessionsduringthenegotiationsandcontinuetomeetanddiscussenhancementstothedevelopment.Previousmessagesfrom2222CONAexplainedthetroublesomeissues,especiallythefastfoodlanguagedefinitionand the fast fooddrive-through lanes.Wearehappytoreporttherewillbenofastfooddrive-throughlanesandwehaveprotectionsinboththepublicandprivaterestrictivecovenantsregardingthetypeoffoodestablishmentsallowedinLaderaBend. Thereisoneremainingissuethatshouldberesolvedshortly,thesidewalk connecting the Jester neighborhood toLaderaBend. InearlyAugust,theCityofAustin,2222CONA/Jesterrepresentativesandthedevelopersmetatthesitetodeterminethebestplacementofthesidewalk.AllagreedthesidewalkshouldbeontheeastsideofJesterBlvd.duetothechallengingterrainonthewestside.ThepropertyownersneedanotherZAP(ZoningandPlatting)meetingtochangetheplattoremovethesidewalkrequirement.Arearesidentswillreceivenotificationofthehearingdate. Constructionwillbeginshortlyafterreceivingfinalapprovalsfromthe involved agencies.The construction is scheduled to completeapproximately 18months after start.We ask Jester residents tohelp usmonitor the project for subcontractor non-compliance ofenvironmentalrules.Ifyouseequestionableconstructionactivities,pleasenotifya2222CONAmemberlistedbelow. WewishtoexpressourgratitudetoChampionPartnersforallowinganativeplantrescueontheproperty.Onthreeseparatedays,arearesidentscameontothepropertyandremovedplants.Theseplantswereplacedonhomeowners’property,schools,churches,parksandpreserves.SomeclumpgrassesarenowinBullCreekParkhelpingtherestorationeffort.

Canyon Ridge/The Hillside “TheHillside”is thecondominiumdevelopment locatedonthenorth side of 2222west of LaderaBend.This project receivedapprovalseveralyearsagoand2222CONAwasnotinvolved.Somehomeowners recentlyaskedabout theproject sowewillgive thedetailsavailable. TheHillside iscomprisedof101upscalecondosandwillvaryfromsinglefamilyhomestopairedhomes,toasmuchas6-homebuildings.Pricerangesshouldhavebasepricinginthe$210-$215persquarefootrange,withhomesfrom1,400to2,400squarefeet.Somehomes,theonesonthehill,willhaveviewsofdowntown.The

TxDOT Expansion Plans for the 2222 Corridor There are severalTxDOTprojects currently in construction orbeingplannedforthenearfuture.TheconstructionworkatthetopofTumbleweedHillistheadditionofacontinuousturnlanefromMcNeiltotheoldTumbleweedRestaurantdriveway.Constructionisscheduledtocompletein3–6months.Thisshouldbethelastworkdoneonthisportionof2222forsometime. TheLakewoodBridge/Ramp–thelastpublicmeetingwasfairlycontentiouswith very differing opinions from several groups ofconcernedresidentsandneighborhoodassociations.TherewillbeadditionalpublichearingsandwewillkeepyouinformedviaouremailalertifthedatesarebetweenWarblerpublications. The engineering study of the 360/2222 interchange shouldcompleteinmid-December.Thestudyistodeterminethescopeofinterchangeenhancements,shouldafullinterchangeorcontinuous-turn interchange be constructed.After a presentation toTxDOTmanagement,2222CONAwillbebriefed.InlateFebruaryorearlyMarch,publichearingswillbeheld.Youwillreceiveanotificationofthehearingdates.Atthissamemeetingthe2222Corridorstudy,completedlastyear,willbepresented.Thereareseveralconfigurationsunderconsiderationatthistime.
