January 2014 Summary

After 2013 was such a solid year for residential real estate, this year has begun not as expected . As 2013 wrapped up there was a dip in under contracts & showings. The lack of under contracts & showings came to fruition in January with low sales numbers and fewer building starts. Despite the low sales numbers, the market is still set-up well for 2014: The number of homes on the market is increasing, which is actually a positive sign. Last year

the limited number of homes on the market pushed home prices up and even made some buyers decide to put off their purchase.

Sales prices continued to increase from the same period in 2013 due to low inventory. Mortgage rates are still incredibly low, which gives buyers greater purchasing power than

the early 2000’s. Despite the low sales numbers, homes in the higher prices are selling at a rate greater than

what we saw in 2013. We expect February sales to also lag, but as the weather warms up, so too will the real estate market. We expect the number of homes on the market to continue to grow to a more healthy level, allowing buyers better selection. We predict the market will be very much balanced in terms of sellers & buyers.
