Forgotten Arroyo

I read with interest the latest article on the enhancements that were

coming for Anthem parks. I live in Arroyo Grande (northwest Anthem) and though we have a pretty sizeable

group of people living here, we have a very small pocket park.

We have been told that there is no more land available for development of an

additional park space. While we have access (four-plus miles) to the parks in Anthem proper, it is not convenient for the homeowners here to go the distance with our pets and children.

I wonder if perhaps the ACC has forgotten their neighbors to the NW.

With a steep drop in foreclosures, less housing inventory to choose from, super-low interest rates, and what some call “pent-up demand”—the local housing market has

been poised for recovery. But values didn’t creep upward. They soared. By November

2012, median single-family home prices in Maricopa County surged a whopping 35 percent over the previous year, according to a housing report by Michael Orr, a real estate expert at ASU’s W.P. Carey School of Business in Tempe.

Dennis Jones, broker of D.L. Jones and Associates, attributes the boost to a purging of distressed properties. “Short sales and foreclosures are not affecting the market like they once did,” Jones said. “While they still exist, their sum total is less than 10 percent of the overall transactions―that’s down from 65 percent a few years ago.”

In the 85086 zip code, the median sales price at the end of the third quarter in 2011 was $182,500, according to the Arizona Regional Multiple Listings Service (ARMLS). Fast forward 12 months—that price spiked 31.5 percent to $240,000.

Buyer’s and seller’s MarketJones said the market feels so different

than in years past; Buyers today believe they can still make lower offers, and sellers want to believe prices are rebounding so much they can command their price. But in reality, he said, Anthem is experiencing a “normal market.”

“Homes are selling at very fair prices, but they are certainly trending upward,” he said. “We have seen a few homes in the Country Club sell in the $600,000–$700,000 range―that’s something we haven’t seen for several years.”

In 2006–2007, an MLS search for homes in Anthem spit out as many as 800 active listings. Today there are fewer than 200. While a low-inventory market typically brings multiple offers on a property, Jones told In&Out a buyer may be willing to pay a little more to beat out a competing bid. “But what we are not seeing,” Jones said, “is crazy, off-the-chart bidding like we had during the bubble.”

A home priced in line with recent comparable sales can expect an offer within 45–75 days, Jones said.

good News for BuyersA year ago, cash-paying investors still

had the upper hand on the traditional buyer. Today, opportunities to flip are dwindling, according to Jones.

Also, those who were shut out of the market after a foreclosure or a short sale, are becoming eligible to buy again.

“The playing field has leveled and everyone with a checkbook and/or the ability to qualify for a loan is a buyer,” he said, adding that the combination of home prices and low interest rates has put homeownership within reach for many more families than in previous years. io

Punishing a disruptive child by denying free time might seem counter-productive. And, according to a new policy statement published this month by the American Academy of Pediatrics, it is.

The AAP stated in the January issue of Pediatrics, “The American Academy

of Pediatrics believes that recess is a crucial and necessary component of a child’s development and, as such, it should not be withheld for punitive or academic reasons.”

In fact, AAP said research shows children who got at least 15 minutes a day of recess behaved better in class, according to their teachers.

Not only do some schools punish kids by yanking recess, more schools are trimming recess, combining it with lunch, or substituting it with P.E. class. “A growing trend toward re-allocating time in school to accentuate the more academic subjects has put this important facet of a child’s school day at risk,” stated the AAP report.

The Whole Student Benefits of recess should not be overlooked by any school claiming to nurture the “whole child.” The AAP’s new policy is based on evidence of the far-reaching benefits of recess, which, the AAP states, needn’t necessarily be outdoors, or even physically rigorous. Those benefits affect the following areas of

Cognitive/Academic Multiple studies have demonstrated that recess, whether indoors or outdoors, makes children more attentive and productive in the classroom.

Social/Emotional “Recess offers a child a necessary, socially structured means for managing stress,” according to the AAP policy statement. Kids learn to negotiate, cooperate, share and solve problems on the playground. They also develop coping skills such as perseverance and self-control.

Physical While some kids spend recess socializing, the opportunity for vigorous activity is important, according to the AAP. Given the surge of childhood obesity, 60 minutes of moderate to vigorous activity per day is recommended for children. Any amount of moving around will help offset the sedentary hours spent in class, according to the AAP. To combat childhood obesity, some schools incorporate structured activities into recess or substitute recess with P.E. class. While there are many benefits to such programs; the downside is it denies the unstructured time that belongs to the child. io

Potatoes Au Gratin

2 lbs. russet potatoes, peeled and cut into 1/4 inch-thick slices2 ½ cups heavy cream1 tsp. salt1/4 tsp. white pepper1 sprig of fresh rosemary4 oz. Gruyere cheese, finely shredded½ onion, cut into two wedgesButterDirections •1 Preheat oven to 375 degrees. Add cream, salt, pepper, rosemary and onion to saucepan and bring to a boil.•2 Add potato slices and lower heat while gently stirring potatoes and cream mixture for 10 minutes. Discard the onion and rosemary.•3 Butter an 8-by-8-inch baking dish. using a slotted spoon, arrange a layer of potatoes, then some cheese. Continue layering, finishing with potatoes. (reserve some cheese to sprinkle on top during the last 15 minutes of cooking.) Pour remaining cream mixture over potatoes. •4 remove from oven and allow to rest for a minimum of 20 minutes before serving.

I have some amazing talents. I have the unique knack to recall the exact date, time and location of foods I experienced for the first time. I also

possess the uncanny ability to remember every dish my family and friends have ever ordered in restaurants for the last 25 years. Do not, however, ask me the age of my four kids; that changes every year.

In 1990, my wife and I attended a rehearsal dinner in scenic Mystic, Conn. for our friend’s wedding. The dinner was hosted by the groom’s mom. The setting was exquisite, and the women looked so refined in their Laura Ashley dresses. Dinner was served with sterling utensils, and we wiped our mouths with linen napkins. The scene was picturesque.

Now, mischief usually sought me out at weddings in those days. But not this time. This time, I stirred the trouble pot a little early at the rehearsal dinner when I took my first bite of our hostess’ potatoes au gratin. I was so smitten with this delectable dish of potatoes, cream and cheese, I began to fire questions: “Do you boil the potatoes before baking?” “What type of cheese do I taste?” “Do you use milk or cream, or a combination?”

My barrage of questions was met with an icy stare from the hostess. She then asked to speak with me in the kitchen. “Stop with all the questions! You’re killing me! I don’t know how to make the darn dish; I had it catered and I don’t want anyone to know! I will get you the recipe if you shut up.” I agreed to be quiet; we hugged it out, and I scored the leftovers.

I never received the recipe. I guess the ‘I-cooked-all-this-myself-but-really-had-it-catered-mom’ had no problem breaking her promise to me. I will let it go. Eventually.

Luckily, another of my amazing talents is the ability to recreate a dish without a recipe. I hope you enjoy what I refer to as “Mystic Potatoes Au Gratin.”
