How has the Maui real estate market been doing inDecember and for 2020? We have our Year End stats here:

As you know 2020 was a rough year for manyindustries. However, after a rough first half, our marketbegan turning around. Comparing year-over-year, theResidential market in 2020 had a 6% decrease innumber of sales but a 3% increase in total dollarvolume. Which explains that the median sales pricewent up 7%.Condos had a rough time in 2020 with 17% decreasein number of sales and a 4% decrease in dollar volume.However, this accounted for an 11% increase in medialsales price.The Vacant Land market was a little different with a17% increase in number of sales, 5% decrease indollar volume and 5% decrease in median sales price.

The number of sales in West, Central, and South Mauiall dropped in 2020 while Upcountry, North Shore, EastMaui, and Lani/Molokai all had increases.

Looking more specifically at the end of the year, theResidential market in December had an increase of8.2% in transactions compared to December 2019.Price increased 16.9% and new listings are still down18.9% continuing the downward trend in inventory andthe seller's control in the market.

The condo market had an upward trend in transactionsof 35.2%! Pricing increased by 22.3% compared to lastDecember for the median condo sale. New condolistings have went up 0.7%. The condo market took a bitlonger than residential to catch up with last years levelsbut December and January have been very busy forcondos!

Vacant land had an increase of 178% in transactionsand a 17.4% increase in median sales price from lastDecember. The market for land has seen a major uptickin the last 2 months of the year it will likely continue intothe start of 2021.
