President’s Podium

Happy January! Winter has decided to make an appearance in the Kansas City Metro with blustering winds, ice and snow. This is definitely not my favorite time of year, though I know many enjoy the change in season. Whether you love or hate this time of year, stay safe! Take the necessary precautions by completing preventative maintenance throughout the year. Here’s a helpful checklist I found that covers the basics:

Preventive Maintenance Checklist

Inspect at least twice a year, and after any severe storm.

Create a roofing file for each building; review warranty information.

Clear roof drains of debris (roof warranties don't cover this).

Walk the perimeter to examine sheet metal, copings, and previously repaired sections.

Check roof-to-wall connections, and examine flashings (at curbs and penetrations, etc.) for wrinkles and tearing.

For single-ply roofs, re-caulk the top of face-mounted termination bars (if needed).

For bituminous roofs, check for splits in the stripping plies.

Keep traffic off of the roof to avoid membrane damage.

Plan a moisture survey every 5 years to detect wet insulation or leaks.

Inspect at least twice a year, with seasonal start-up and run inspections.

Seasonal PM of chillers and boilers is involved; industry practice is to have a qualified mechanical contractor provide services.

For cooling towers, disassemble screens and access panels for inspection; inspect the tower fill, support structure, sump and spray nozzles, fill valve, gear box, drive coupling, fan blades, and motor bearings; clean starter and cabinet; inspect wiring; check motor starter contacts for wear and proper operation; megger test the motor and log readings; and check the condition of the sump heater and contactor, and log observations.

Pumps usually require bearing lubrication at least annually. Inspect couplings and check for leaks. Investigate unusual noises.

Air-handling unit maintenance should include cleaning or replacing air filters at least quarterly, based on condition.

Inspect at least annually; investigate any leaks or unusual noises.

Domestic water booster and circulation pump systems require bearing lubrication at least annually; inspect couplings and check for any leaks.

Domestic water heaters and boilers should be fire-tested periodically, using flue-gas analysis to adjust the flue draft and combustion air input to optimize efficiency.

Remote drinking water chillers need condenser fan motor bearings lubricated annually. Check all contacts for wear and pitting, and run system control tests. Pump down the system and remove the refrigerant according to manufacturer instructions. Drain and replace oil in the compressor oil reservoir, including filters, strainers, and traps.

Sump and sewage ejection pumps are replaced on an as-needed basis, but should be checked for function. Exposed pumps should be lubricated annually.

Inspect at regular intervals, with group relamping when lamps begin to fail.

Any luminaires that have transformers, control gear, or accessories, such as spread lenses, glare baffles, or color filters, should be routinely checked.

Check exterior lights to make sure cables aren't torn; all screws and hardware should be in place and working, and gaskets can be replaced to provide a better watertight seal.

Replace any burned-out lamps, and consider group relamping (to create your relamping schedule, calculate lamp life and how often lamps are used).

Ensure that each lamp has the same color temperature.

Re-aim adjustable lighting, if necessary.

Dust lamps and clean lens surfaces to enhance lighting performance.

Inspect at regular intervals, according to manufacturer specifications.

Though a licensed or manufacturer-authorized professional should inspect fire- and life-safety systems, you can make sure your certification is up to

date, and ensure that reports and paperwork are handy. You should also verify that your fire-protection control panel isn't in "alarm" or "trouble" condition, check that the pressure gauges on the fire suppression agent cylinders are in the green/operable range, ensure that system piping or conduit is properly anchored, and verify that system nozzles aren't obstructed and allow adequate flow of the suppression agent into the protected space.

Electrical systems should be inspected by a licensed electrician every 3 to 5 years; PM typically includes checking switchgear, panel boards, and connections, and cleaning and re-torquing electrical-equipment connections. Overcurrent devices should be cleaned and lubricated as required; fusible switch units should be checked to make sure all fuses within the unit are from the same manufacturer and are of the same class and rating. Note that arcing failures occur where connections have been loosened as a result of thermal cycling.

Parking-garage surfaces should be cleaned at least twice a year, with coating replacement every 10 years. Power washing is a cheap, easy way to protect the structure and delay rehabilitation projects.

Pavements should be crack-filled and seal-coated on a regular basis. Mill and overlay pavements should be done every 20 years.

In this 40 minute talk, Debora will discuss the fundamentals of strategic facility planning and how you can make your planning efforts more targeted and efficient moving forward. She will

focus on the space planning aspects of strategic planning and discuss tools that can be leveraged to assist IFMA members with strategic space planning in the future.

IFMA Professional Credentials

IFMA has structured their credentialing program so there is a credential alternative availa-ble for you as a facility management professional, no matter how long you have been in-volved in the field. Having a professional designation is a personal achievement and will set you apart from your peers. It could even provide you with greater opportunity for growth and advancement.

Let’s take a look at the three credentials offered by IFMA today – all information taken from the IFMA web site.

Facility Management Professional

The FMP is a knowledge-based or assessment-based study, and is usually

done as a self study through online help, tutorials and testing. There are

no prerequisites and no ongoing maintenance requirements. The course-

work is online and interactive, and covers four primary topics: .

Operations and Maintenance, Finance and Business, Project Management, and Leadership and Strategy. Earn it by (1) successfully completing the coursework and (2) passing the four final tests included in the training materials, and (3) submitting an application with fee to IFMA.

Instructor Led Courses: Costs can vary by city, chapter, etc. for training; and you still must pass the exams online.

Sustainability Facility Professional

The SFP is a knowledge-based or assessment-based credential with no prerequisites. Intended to help you impact your organization’s economic, environmental and social bottom lines. The SFP credential covers sustain-ability across the broad scope of FM: Strategy and Alignment for Sustain-

able Facility Management; Managing Sustainable Facilities; Operating Sustainable Facilities.

The SFP Credential Program includes print and e-version materials, interactive online study tools, online final assessments, and can be done as instructor-led or self-study. Earn it by successfully completing the coursework and passing the three final tests included in the training materials, and submitting an application with fee to IFMA.

Certified Facility Manager

The CFM has long been recognized as the most respected global credential in facility management. It is competency-based for experienced FM profes-sionals who meet education and experience requirements. and Business; Human Factors; Leadership and Strategy; Operations and Maintenance; Pro-ject Management; Quality; Real Estate and Property Management; and Technology. There are prerequisites for education and experience, and there are ongoing maintenance re-quirements to retain the credential once earned.

There are a variety of preparation resources available, including the FM Learning System and the CFM Exam Prep Workshop. The credential is earned by submitting an application to be accepted to take the exam, and by passing the comprehensive exam taken at a testing center near you.

Education Series

How to Read Blueprints (Construction Documents) Construction documents include all construction drawings, specifications, and supporting documents used during the completion of a construction project. Learning to read blueprints is essential not only for construction workers but also for who will operate, manage and maintain the facility post-construction. Back by popular demand, this seminar will be presented in a series of 1 hour +/- presentations.

The series will cover how to read and understand architectural drawings and eleva-tions, mechanical, electrical and plumbing drawings and specifications. The first event will be early February. More detailed information is coming soon.

Golf Anyone? Yes it might seem to be a bit early to be thinking about golf, however a lot of planning and work must be done to put together our annual golf outing! This year’s golf outing is scheduled for Tuesday, June 7th, 2016 and will again be held at Drumm Farm Golf Course. We will be holding our first Golf Committee meeting sometime in early February. (Time and date TBD)
