Team Nelson takes the same proactive approach for leasing and financing. Meagan Bonan will canvas and call tenants block by block to fill vacancies. When financing, Ryan Carlson will call dozens of known and new lenders to find the best proceeds, rate, and terms. James has been acknowledged for his success both within the company and the real estate industry.

AWARDSJames is a Vice Chairman at Cush-man & Wakefield and was formerly the top producer for Massey Knakal six of their last eight years. In 2015 and 2016, his team was ranked in the top 10 in Capital Markets national-ly by Cushman & Wakefield. James graduated from Colgate Universi-ty with a Bachelor of Arts degree in English in 1998. That same year, he joined Massey Knakal, and was

named the company’s youngest partner in 2004.

James has won numerous awards and been recognized for his well-earned success by his peers in the real estate community. He was named one of New York’s Top Brokers by Real Estate Forum. He was also included in The Real Deal as one of the “Top 35 and Under NYC Real Estate Players” and was ranked as the “#1 NYC Deal Maker” by LoopNet, an online commercial real estate publication.

His involvement in the real estate community extends beyond the walls of Cushman & Wakefield. He is on the board of the Manhat-tan Chamber of Commerce and is an adjunct professor at New York University’s Continuing Education program.

He is a member, panelist and instructor for the Real Estate Board of New York, and was appointed chair to its Commercial Board of Directors. He has been quoted and has been a source for articles on real estate in the New York Times, New York Post, New York Magazine, Real Estate Weekly and The Wall Street Journal. James is a member of the Mortgage Bankers Association of New York, and the Young Real Estate Professionals. He also co-founded The Colgate Real Estate Council and Real Estate Services Alliance (RESA). His charitable contributions include being a past board member of The Catalog For Giving and launching Rising Realty Stars, which secures job opportunities for disadvantaged youth. James is a licensed New York, Connecticut, and Massachusetts’ real estate broker. He also holds a salesperson’s license in New Jersey and Pennsylvania. He lives with his wife and three sons in Old Greenwich, CT.

Caroline HanniganDirector

Caroline is a Director in the Capital Markets Group of Cushman & Wakefield, where she focuses on investment sales, specializing in office and commercial properties, in the New York metro area. Additionally, she oversees the marketing efforts and day-to-day operations for the team. Previously, she was the Sales Team Manager at Massey Knakal Realty Services. Cushman & Wakefield acquired Massey Knakal on December 31, 2014.

Earlier, Caroline worked at Cassidy Turley where she specialized in high end retail leasing. Prior to Cassidy Turley, Caroline was an associate at Okada & Company where she focused on investment sales and retail leasing in the Midtown and Downtown Manhattan markets.

A graduate of St. Lawrence University, the Westchester County native holds a Bachelor of Arts degree in Spanish and a Minor in Exercise Science and Nutrition. Caroline grew up in Westchester County, New York where she graduated from School of the Holy Child in Rye, New York. She was captain of her high school swim team and crew team, and rowed for the St. Lawrence University Varsity Crew Team for four years participating in the NCAA National Championship. In addition to being an avid athlete, Caroline was also a Spanish tutor at the HC Williams Senior High School, as well as a swim instructor for NYAHRC, a program that teaches and supports mentally and physically disabled children.

Currently, Caroline participates in Swim Across America, a cancer awareness, treatment, and research fundraiser; a swim she has been involved with since 2001. She resides in Westchester County.

Mitchell LevineDirector

Mitchell Levine is a Director in the Capital Markets Group of Cushman & Wakefield, focusing on investment sales in Manhattan’s Greenwich Village neighborhood, and specializes in multifamily property sales in the New York metro area. Mitchell has performed over $4 billion in asset valuations spanning all property types from non-performing loans to office buildings. Previously, Mitchell was Director of Sales at Massey Knakal Realty Services, which was acquired by Cushman & Wakefield on December 31, 2014.

Earlier, Mitch was an Associate at Zenta Capital Markets where he performed over $2.4 billion worth of CMBS contract underwriting and due diligence work on both fixed and floating rate loans for all property types for clients such as JP Morgan and UBS.

Prior to Zenta, Mitch spent six years as an Assistant Property Manager with Hudson View Associates, Inc. In this role, he managed approximately 450 units in three New York City boroughs, coordinated the closing process with attorneys and buyers, as well as supervised a $2,500,000 exterior restoration project from inception to completion.

A graduate of Syracuse University, Mr. Levine earned his Bachelor’s Degree in Hotel and Restaurant Management. He recently completed his Master’s Degree in Real Estate Finance from New York University. Additionally, he received his Degree of Culinary Arts from the Culinary Institute of America and worked at some of New York City’s most famous restaurants including Gramercy Tavern and the Water Club.

David ShalomDirector

David Shalom is a Director in the Capital Markets Group of Cushman & Wakefield, focusing on investment sales in Manhattan’s West Village neighborhood, and specializes in mixed-use property sales in the New York metro area. Previously, he was an Associate at Massey Knakal Realty Services, which was acquired by Cushman & Wakefield on December 31, 2014.

Earlier, David held numerous intern positions at Massey Knakal. As an intern to James Nelson, David conducted property tours, analyzed and prepared property information for Brokers Opinion of Value, and tracked neighborhood sales. Earlier, as an intern to Vice President of Sales Jeffrey Shalom, David attended client presentations, aided in compiling property and owners information for Brokers Opinion of Value, prepared marketing materials.

David earned a Real Estate Finance and Investment Certificate from New York University. He studied abroad at Yeshivat Lev Aharon in Jerusalem, Israel. David was on the basketball and math team at Magen David Yehshiva high school. He is conversational in Hebrew and Spanish, and holds a New York State Real Estate Sales license.

Brandon PolakoffAssociate Director

Brandon Polakoff is an Associate Director in the Capital Markets Group of Cushman & Wakefield, focusing on investment sales in Manhattan’s East Village neighborhood, and specializes in development property sales in the New York metro area. Previously, he was an Associate at Massey Knakal Realty Services, which was acquired by Cushman & Wakefield on December 31, 2014.

Earlier, Brandon worked in the Corporate Occupier and Investor Services division at Cushman & Wakefield in New York. He interned as an acquisitions analyst at Beacon Capital Partners and Silverstein Properties. Brandon also spent time at Jones Lang LaSalle in Hartford, Connecticut.

Brandon earned his Bachelor of Arts degree in Economics from Trinity College in Hartford, Connecticut. He also participated in the Business Bridge Program at the Tuck School of Business at Dartmouth in 2010. At Trinity, Brandon was a member of the varsity men’s lacrosse team, and was named to the 2012 New England Small College Athletic Conference All-Academic Team and 2012 NESCAC All-Sportsmanship Team. He was also a member of the Trinity College Investment Club and Alpha Delta Phi Fraternity. Brandon currently volunteers at CityLax, a non-profit organization dedicated to growing the game of lacrosse in NYC areas that are predominantly comprised of populations from lower income families.

Matthew TarpleySenior Analyst

Matthew Tarpley is a Senior Analyst in the Capital Markets Group of Cushman & Wakefield, focusing on investment sales in the New York metro area. Previously, he was an Analyst at Massey Knakal Realty Services, which was acquired by Cushman & Wakefield on December 31, 2014.

Earlier, Matthew was at Alliance Bernstein in New York, where he presented daily macroeconomic and industry specific reports, assisted in coordination preparation, analyzed financial plans and constructed models using fact based quantitative analysis. Previously, he took part in a Strategic Analysis Co-Op at Alliance Bernstein and he was an Analyst Intern at Merrill Lynch Bank of America in Minneapolis, Minnesota.

Matthew earned a Master of Science degree in Finance from Pace University’s Lubin School of Business in Manhattan. He earned his Bachelor of Business Administration degree in Finance, with a minor in Real Estate from the school of business at the University of Mississippi. While there, Matthew was a wide receiver on the Ole Miss Football team and was involved in multiple organizations including the Real Estate Finance Association and Financier’s Club.

Carly WeinrebSenior Associate

Carly Weinreb is a Senior Associate in the Capital Markets Group of Cushman & Wakefield where she focuses on investment sales, specializing in retail properties, in the New York metro area. Previously, she was an Associate at Massey Knakal Realty Services, which was acquired by Cushman & Wakefield on December 31, 2014.

Earlier, Carly was at CBRE in New York City, where she worked in the research department. She spoke as a team representative in a summer-long brokerage pitch as well as competed in a pitch contest run by Darcy Stacom and Bill Shanahan. Prior to CBRE, Carly interned at City Commercial Property in Sydney, Australia and at TPMC Realty Corporation in Dallas, Texas.

Carly graduated from University of Southern California where she earned her Bachelor of Science degree in Business Administration with a Minor in Communications and Entertainment. While at USC, Carly was involved in the Trojan Real Estate Association, the university’s #1 real estate club, and was a member of the Kappa Kappa Gamma sorority. She also studied abroad at the University of Sevilla in Spain.

David YaeliSenior Associate

David Yaeli is a Senior Associate in the Capital Markets Group of Cushman & Wakefield, focusing on investment sales in the New York metro area, and coordinates national business.

His key responsibilities include sourcing new business through development of client relationships and business opportunities by matching client needs with the team’s expertise ranging from property valuations, long-term sales and acquisition strategies and immediate transaction executions. Prior to Cushman & Wakefield, David was an Analyst at Alto Real Estate Funds, a private equity firm in New York and Tel Aviv, Israel. In this role he conducted due diligence, extensive macroeconomic research, business development and reviewed financial models.

David earned his Bachelor of Science degree in Business Administration from the Eller College of Management at the University of Arizona. Meagan BonanSenior Retail Brokerage Coordinator

Meagan Bonan is a Senior Retail Brokerage Coordinator at Cushman & Wakefield, focusing on retail leasing in the New York metro area. Previously, Meagan was a Director at MHP Real Estate Services where she worked within the retail department doing tenant representation and landlord assignments. While at MHP, she managed team agency listings, consulted with landlords and effectively sourced tenants. Ryan CarlsonAssociate Director - Equity, Debt, & Structured Finance Coordinator

Ryan Carlson is the Equity, Debt, and Structured Finance Coordinator for Team Nelson at Cushman & Wakefield, focusing on financing properties in the New York metro area. Previously, he was a part of the Equity, Debt & Structured Finance team that focused on New York City’s middle market.

Prior to Cushman & Wakefield, Ryan worked on the North American Institutional Sales team within the Client & Partner Group at Kohlberg Kravis Roberts & Co. At KKR, he covered relationships with US institutional clients such as Pension Plans, Corporate Plans, Foundations & Endowments in the Northeast and Mid-Atlantic regions as well as Insurance Co.’s. He was responsible for identifying new prospects, providing key support to existing relationships, promoting continuous sales dialogue between clients and senior relationship managers, and generating new opportunities. Ryan also spent time at KKR and began his career in finance at Aladdin Capital Management in Stamford, CT.

Ryan earned his Bachelor of Science degree in Business Administration with a dual concentration in Finance and Entrepreneurship from Northeastern University.
