Stamp Duty Concession For Eligibile Pensioners & Concession Card HoldersIfyou are the holder of a concession card you may be entitled toreceive stamp duty exemption or concession.

Eligible pensioners may be entitled toan exemption or concession from duty depending on the value of their interestin the house and land. For contracts of sale entered into from the 1 July 2011 eligible pensioners can receive fullstamp dutyexemption for any properties with a market value of less than $330,000. Properties with a market value ofbetween $330,001 - $750,0000 may be eligible for stamp duty concession.

An eligible pensioner is entitled tothe concession or exemption in their own right. Ifa propertyis being purchasedjointly, or a fractional interest and one purchaser is an eligible pensioner and the other is not, the concession orexemption will still be applied to the eligible pensioner.

Example

Person A, who is an eligible pensioner and Person B who is not an eligible pensioner each purchase 50% of a property.The total purchase price is $600,000.

The current threshold limit for a pensioner exemption is $330,000. Therefore Person A is fully exempt as their 50%interest in the propertyequates to$300,000. The duty on $600,000 is $31,070. Person B is liable toduty of $15,535,being 50% of $31,070.

If both purchasers are eligible pensioners stamp duty will be fully exempt.

Give praise when it’s due!Despite being pilloried by themedia, the public transportsystem on the MorningtonPeninsula is nearly as good asit gets.

As a matter of choice and curiosity, I had occasion tocommute to Melbourne recently by public transport. What I saw and experienced belied a lot of my expectations.

Having been brought up in an era of “first” and “second”class transport, I was pleasantly surprised at the egalitarian nature and the widespread demographic of the passengers.

With no exceptions, both young and old were exceedingly polite,courteous and well behaved.On alighting, the bus driver was exceedingly helpful in explaining the ticketing system and was rewarded by a universal “cheerio” or “thank you driver”by all departing.

To further highlight the camaraderie on the bus as a young troubled student/worker fumbled for his non - existent ticket or money, offers came from passengers to promptly pay so that we could all moveon.

Aside from the strict adherence to the schedule, I was agreeably surprised also at what I considered to be the very modest fare. All of which prompts me to say well done toall in the system and to muse over what would need to be the size of a petrol tax input to make the system free!

Public Transportation

If you are the holder of a concession card you may be entitled to receive stamp dutyexemption or concession.

Eligible pensioners may be entitled to an exemption or concession from duty depending onthe value of their interest in the house and land. For contracts of sale entered into from the1 July 2011 eligible pensioners can receive full stamp duty exemption for any properties witha market value of less than $330,000. Example

Person A, who is an eligible pensioner and Person B who is not an eligible pensioner eachpurchase 50% of a property. The total purchase price is $600,000.

The current threshold limit for a pensioner exemption is $330,000. Therefore Person A is fullyexempt as their 50% interest in the property equates to $300,000. The duty on $600,000 is$31,070. Person B is liable to duty of $15,535, being 50% of $31,070.

Students at Mornington Park Primary School recently had a guest speaker when Damien Mander, founder of the International Anti Poaching Foundation returned home from Africa to visit family and friends in Mornington.The grade six students and their teacher Jasmine Kennedy had the opportunity to hear about the work that the IAPF is doing in several African countries to train rangers and save wildlife from illegal poaching by organised crime syndicates. The students enthusiastically became involved in discussions about wildlife conservation and sustainable living. Damien has invited the students to join a program he has set up with several Sydney schools, whereby the students become penpals with African students and exchange information about wildlife in their own

country. Damien’s discussion with the students had a positive outcome with many of them expressing plans to follow a career in the veterinary or wild life field.

Australian property is usually an excellent investment. It is generally much harder to lose money in property than in the stock market, and provided you plan to keep your investment for a reasonable period of time, you will benefit from steady capital growth as well as rental income. As rental income increases over time it can also help towards protecting you from inflation.

Most property experts state that Australian residential property values double in value every 7-10 years with the long term average suggesting a doubling in value every 7 years, indicating a an annual growth of about 10%. Although history is no guarantee for the future, the property trends of the last 100 years, through good times and bad, will always make me want to keep investing in property.

Of course timing the market is critical and not having a crystal ball to tell us if our investment will double in 7, 10 or 12 years means that building wealth takes patience, and we should not look at the property market as a get rich quick scheme. Property investment is my plan for long term security and through constant encouragement from the JLB Directors, the majority of JLB staff have a similar plan, however to be successful we must be prepared to ride out the storms and do our time in the market.

The graph shows Australian Median House prices between 1960 and 2006. Although there have been some bumps along the way, the line has continued to grow higher and reveals an interesting long term trend.
