The North Florida retail market in early 2012 has seen improv- ing market conditions. Activity for small shop spaces continues to rise. Anchor box demand has been limited to mostly discounters or prime retail markets. The overall occupancy rate for the North Florida retail market is around 86%. Big box vacan- cies have increased with the an- nouncement of Food Lion closings 21 local stores. These stores range in size from 29,000 to 41,000 sf and will have lasting long term effects on the retail market. Kmart an- nounced that it would close 2 local stores, further adding to the list of vacant boxes. North Florida continues to at- tract new retailers with Bed Bath & Beyond’s entry of its Buy Buy Baby store to Timberlin Village at The Avenues, while REI is com- ing to Markets at Town Center. LA Fitness, a health club operat- ing across the country, is open- ing up four new locations at The Fountains near Acadmey Sports, Atlantic Beach in the former Pub- lix, Lakewood in the former Pub- lix and Orange Park in the former Sports Authority. Other retailers expanding are Dick’s Sporting Goods and Mar- shalls with new stores under construction at Parkway Shop- pes, the continuation of the very successful River City Market- place on the Northside. In Yulee, Kohl’s just opened while Publix, T.J.Maxx and Ross Dress for Less will open later this year in a new center developed by Sleiman En- terprises. dd’s Discounts recently opened their second store at Re- gency Plaza next to Burlington Coat Factory in the Regency sub- market. The Regency market con- tinues to have higher big box va- cancies due to the lack of new box tenants looking for space in this market.
