IT ENDED THE SEVENTH EDITION OF EIRE: NEW IDEAS AND CUES FOR A SUSTAINABLE REAL ESTATE MARKET The seventh edition of EIRE - Expo Italy Real Estate, the fair of Italian and international real estate, held at Fiera Milano-Rho, from 7 to 9 June 2011 closed down with excellent results. EIRE 2011 reaffirmed its international vocation, confirming the excellent data of the last edition, in contrast with the fragile state of the sector: 35 000 square meters of exhibition area, 504 companies and institutions present, over 14 000 professionals (from 50 countries), over a hundred conferences, seminars and events at the stands. FIABCI Italia attended the event to present its activities and new initiatives for the year 2011/2012. The presence at EIRE has been in continuation of the initiatives pursued by FIABCI during the last months, aimed at promoting new strategies for profitable exchange of information, expertise, opportunities and business between the Italian and the emerging markets. The 62° FIABCI World Congress, held in Cyprus in May 2011 and a series of meetings with a CREA (China Real Estate Association, a principal member of FIABCI China) delegation, in Milan and in Rome, have been the occasion for a common reflection on the development policies and the current state of the RE industry, emphasizing the need of a synergy between the policy makers and the various players Real Estate to promote serious policy reforms that can give balance to the market and sustainability to individual economies. During the EIRE event, Fiabci Italia has also launched the Italian Prix d'Excellence, the award for the project that best interpret the concept of excellence in real estate. This prize is an ideal instrument to compete with the most qualified and prestigious realities and profes- sionals of the International Real Estate, through FIABCI network. FIABCI Italia with the Young Group of AICI, AREL, ASPESI, Assimpredil-Ance promoted the conference "I Giovani come motore della “recovery” immobiliare ", hosted by Antonio Campagnoli, Secretary Fiabci Italia, about the role of the younger generation in the revival of the Real Estate. In fact the recovery of the real estate should be based on young people, able with their ambitions, their view of the world and their energy to indicate the direction for the next growth of the sector. EIRE 2011 ended with the presentation of "The Manifesto of Real Estate", a paper presented by Antonio Intiglietta - President Ge.Fi SpA, which concluded three days of work that began with the opening of " Gli Stati Generali del Real Estate ", a moment of programmatic confrontation between over thirty players of the estate “system” called to represent the thinking of the business areas in which they operate. In fact the Real Estate has always been a kingpin and transversal and complex sector of the economy, including skills and expertise that can make a substantive contribution to the development of the

IT ENDED THE SEVENTH EDITION OF EIRE: NEW IDEAS AND CUES FOR A SUSTAINABLE REAL ESTATE MARKET

The seventh edition of EIRE - Expo Italy Real Estate, the fair of Italian and international real estate, held at Fiera Milano-Rho, from 7 to 9 June 2011 closed down with excellent results.

country, recently challenged by the great world crisis.Starting from this awareness and the assumption that RE development requires an overview of land development, services and the necessary infrastructural connections, the “Manifesto of the Real Estate” claims that policy makers need to put to use a series of policies and reforms that support and enhance the role of the RE market in the country's economic development.

The five points identified by the manifesto include:

1. A proposal of Real Estate for the system to enhance the role of infrastructure that it takes, allowing the development of human activities, social and economic issues.

2. The need for a ethical code for sustainability that focuses on the "taste for beauty" and the "centrality of the person."

3. The need a framework law based on unifying criteria that allows the clearness of objectives, method and timing of implementation of projects.

1. The 'opportunity of a pact with banks and finance projects to assess and promote projects truly economically sustainable.

2. A Real Estate model to be exported all over the world that enables to make known abroad the Italian century old culture and love for beauty in a way of attracting investments and wealth in our country.

To summarize what emerged from the EIRE exhibition is an italian model of Real estate in "counter trend" with other foreign models, because more based on the "human element", but with the need for an "ethical code" that defines what the system wants and does not want to be so that it can become aware of itself and can serve as a real engine for the development and the recovery of the economic system.

FIABCI has always tried to best interpret this role in taking forward the concepts of sustainable and eco-friendly development real estate markets, participating with advisory role to the United Nations Center on Human Settlements (Habitat) and elaborating, in cooperation with UNECE, the ten principles for an ethical and sustainable RE market.In the future the Federation intends to promote, and it is an example the launch of the Italian Prix d'Excellence, business initiatives that go towards creating a global market characterized by ethical principles of economic sustainability that focuses on the attention to the man and the land where he lives.
