on Monday, October 18, from 1:30-4 PM in the Arts & Crafts room.

How do you tell the difference between

a cold and the flu?

Cold and flu are both respiratory illness, but are caused by different types of viruses. Flu symptoms usually come in quickly (within 3-6 hours) and consist of a fever, body aches, dry cough and

extreme tiredness. Cold symptoms are less severe, people experience a stuffy nose, productive cough, slight tiredness and body aches.

Use this guide to help determine if it is just a cold or the flu. Remember if you are experiencing

flu-like symptoms, it is better to act fast and speak to a doctor within 12-48 hours.

INSURANCE INFORMATION

You pay for damage in your unit!

Do we have your attention? It appears that some owners opt not to purchase insurance for their condominiums. That is their right but do you truly understand the liability and risk associated with that decision?

Florida Statute 718.111 requires that the unit owner insurance policy shall insure: Personal property within the unit or limited common elements

Wall, floor and ceiling coverings Electrical fixtures

Appliances Water heaters Water filters

Built-in cabinets and counter tops Window treatments including curtains, drapes, blinds, hardware and similar window treatment components or replacement

of any of the foregoing

In addition to the above, the unit owner is required to insure any additions and upgrades within the unit.

It’s not WHAT caused the damage that determines which policy responds, it’s

WHAT got damaged. Don’t be surprised when damage occurs in your unit…

A leak occurs in a unit floors above you. The units above are all vacant and now the water has reached your unit, only you were out of town for a few days. The amount of water your unit has received caused your wood floor to buckle and damaged your kitchen cabinets. It is not your fault, you did nothing wrong but the damage that has occurred inside your unit IS your responsibility. Your next step, contact a professional water damage company and begin the dry-out process, contact your insurance company and report the claim. If you have no insurance, all costs incurred to dry-out the unit and replace the floors, cabinets and any other items damage would be at your expense.

A common pipe leaks inside the wall of your unit and is causing water damage to the units below but no damage to your unit. Unfortunately, the pipe is in the wall of your shower, the one you just had done with expensive hand painted tiles you brought back from Italy. A plumber or maintenance will break through the tiles, repair the pipe and repair the hole in your shower with drywall. It will be your responsibility and cost to re-tile the drywall with different tile or paint the area.

You hire a non-licensed person to repair or replace your water heater. Now it is leaking and causing damage to the units below you or to common areas. You may now be held liable for all damages due to your negligence in not hiring a licensed professional.

In conclusion, it does not matter where the damage has come from. Once it reaches your unit and causes damage in your unit, it is your financial burden to insure that your unit is dried out by professionals so mold does not grow in your unit, neighboring units or common elements. It is your financial burden to replace or repair any damage inside your unit. It is your unit, protect it!
