EDITORIAL
India continues to hold its position as the world’s
fastest growing economy and there has been a lot
of welcoming trends in the recent past that are
steadily improving the real estate fundamentals
in the country. RERA gave the Indian real estate
industry its first regulator. It is a welcoming move
which will certainly benefit both the developers
and buyers. Along came GST as a sentiment
booster for the industry that aims in bringing
more transparency in taxation. There has been
an increased consolidation and transparency in
the realty space and the launch of REITs (Real
Estate Investment Trusts) this year - will further
whet the ever-booming real estate industry. We
will also witness increasing Global capital flow
into this sector. Embassy has also been growing
simultaneously and it has been a great year for us.
Embarking on a journey to bring about better
public infrastructure in the city, we strengthened
our commitment further by signing an MOU with
BMRCL to build the Kadubeesanahalli metro station
with an investment of Rs.100 crores.
Embassy has been recognised by various
institutions for its excellence. Our upcoming
residential project, Embassy Lake Terraces received
the CNBC Awaaz Real Estate Awards 2017 for the
best residential project in the ultra-luxury segment.
CMO National Awards for Excellence in Real Estate
and Infrastructure conferred the Environment
Friendly Project of the Year to Embassy Pristine
while Embassy One was awarded Luxury Project
of the Year. Embassy Grove was also conferred the
Residential Development India award in the Indian
category at the Asia Pacific International Property
Awards for 2017-18 held at Bangkok.

EDITORIAL
A Year of Significant Accomplishments for the Embassy
2017 is turning out to be another great one for the
Embassy. Of the many exciting events relating
to Embassy Office Parks, three stand out in the
first quarter of the fiscal year. First, we hosted a
number of great events around two anchor dates
in our calendar - World Environment Day, and
International Women’s Day. Second, we became the
first and only IGBC (India Green Building Council)
certified office park in India and third, we signed a
long range MoU with the BMRCL (Bangalore Metro
Rail Corporation) to enhance public transportation
provision to our Embassy TechVillage in Bangalore.
At a macro level, economic indicators continue to
be positive with strong GDP growth and, despite
concerns expressed in the media around AI,
NASSCOM continues to project an 8-12% growth by
2020. The short term challenges of GST transition
are behind us which will see a broader tax base and
a more transparent supply chain in all industries.
In the backdrop of this growth, regulatory changes,
and enhanced quality aspirations, businesses
continue to transition towards consolidations of
their smaller and fragmented facilities to occupy
largely integrated office parks. As this trend
catches continues, occupiers prefer integrated
office spaces with complete set of amenities and
infrastructure to support their business ecosystem
Our own business indicators are showing the top of
the charts performance. With over 95% occupancy
of our 20 m sq. ft. of office space in key markets

First ever IGBC Platinum certified office park in India
We are proud to announce that Embassy
TechVillage and Embassy Manyata Business Park
have received the prestigious Platinum Green
Campus certification, the highest green building
rating by Indian Green Building Council (IGBC),
part of the Confederation of Indian Industry. The
certification was awarded at the World Environment
Day celebration recently. This has made us India’s
first and only IGBC platinum certified business

As part of our responsible corporate citizenship
initiatives, we have joined hands with The Ugly
Indians for a clean and green drive. This initiative
involves more than 15 corporate occupiers across
our business parks. More than 500 park users
from Embassy Manyata Business Park, Embassy

Embassy employees are part of the initiative which
involves clean ups and painting of public spaces

Partnership with Bangalore Metro
Another first for the city of Bengaluru was the
execution of an MOU involving a capital contribution
and partnership with the authorities responsible for
the next phase of the MOU. Embassy is the first
private sector developer to have signed such an
MOU, testament to the Embassy’s innovation and
active concern for the broader community.

Kadubeesanahalli Metro Station with a contribution
of Rs 100 crore from Embassy. This metro station
will be constructed on the 17-km stretch of North-
South metro corridor on Outer Ring Road. We’ll also
take care of the maintenance and housekeeping as
per specifications of the corporation.
At the time of writing, Embassy’s forward thinking
actions have encouraged a number of other major
developers along the Outer Ring Road to come
forward and discuss a similar approach. Coming
shortly after Embassy’s opening of the Manyata
Skywalk, 100% funded by Embassy, and supporting
20,000 pedestrian movements a day, Embassy
continues to lead the way, and play its part in

NEWS/ FEATURES
In a step towards developing Bangalore’s
infrastructure, Embassy recently signed a
Memorandum of Understanding (MoU) with
Bangalore Metro Rail Corporation Ltd (BMRCL).
The MoU has been signed to construct the
Kadubeesanahalli Metro Station. This metro station
will be constructed on the 17-km stretch of North-
South metro corridor on Outer Ring Road.
We have agreed to invest Rs. 100 crores in the
project and will hold the concession rights for
a period of 30 years. The construction will be
completed in about 3 years time. We’ll also take
care of the maintenance and housekeeping as per
specifications of the corporation.
We have also secured a few privileges by signing
the MoU. Embassy TechVillage users will have a
direct ramp access to the metro station. Embassy
will be entitled to utilize the pre-determined spaces
for advertisements. We can also use the leasable
retail space measuring approximately 3000 sq.ft. at
the metro station, and will also have the advantage
of leveraging the linear zone of 250 m around the
Kadubeesanahalli metro station.
The new metro line will run between Central Silk
Board in the south and K R Puram in the north.
The Rs.4202 crores project is being taken up
under Phase 2A of the Namma Metro network and
will have 13 stations covering the entire ORR IT
Corridor. The project is to be completed in 3 years
and will benefit nearly 4.5 lakh people who work on
this stretch and the ridership will eventually grow
to 6 lakh every day.
It is a matter of great pride to be associated with
the Namma Metro project and BMRCL. This is an
immensely positive step taken by the government
which involves corporates in improving the
infrastructure and transportation system in the
city. We’ll support the government in every way to
help develop city infrastructure.
We strongly believe that this step will encourage
corporates to come forward and contribute
towards the development of quality infrastructure
in the city and eventually pave the way towards
smart cities and well-equipped modern cities. We
will continuously work with the local authorities
to resolve infrastructure issues, cleanliness and
maintenance issues, implementation of effective
traffic management that involves deploying our
guards to support the traffic police in optimal traffic
movement, carpooling programs in partnership
with the Bangalore traffic police, and so on.

As a welcome move for working mothers, the Lok
Sabha passed an amendment to the Maternity Bill
that extends maternity benefits from 12 weeks to
26 weeks for all new mothers. Adoptive mothers,
surrogate mothers, and commissioned mothers
can also benefit from this amendment.
The Bill stipulates that companies with 50 or more
employees must have an individual or shared
crèche facility. This crèche facility can be available
onsite or a recommended distance where the
mother can feed her baby at least 4 times in a day.
It’s imperative that the child care facilities are well-
maintained, well-lit, and well-ventilated to ensure
optimum health of children. Onsite medical kits,
sterilization facilities, hygienic changing stations,
and trained caregivers, are stipulated as minimum
requirements for day cares.
That’s why at Embassy, we have taken the initiative
to provide the best care for employees’ children
in our business parks by joining hands with the
leading preschool of the country - Klay Schools.

these cities and over 3300 children in their care.
Klay is committed to representing the best
childcare solution to serve the baby, the mother
and the employer.
Therefore, we have signed a Memorandum of
Understanding with Klay Schools and we have
already been met with positive responses from the
companies. We are now enabling companies to
meet this statutory requirement by opening day
care centers in all our business parks. The Embassy
TechZone facility opened on the 23rd of June and
other facilities will be up and running in the next
few months.
At Embassy, we make sure that our tenants have
access to all state-of-the-art facilities so that the
companies as well as the employees can work
efficiently. This MoU is another step towards
achieving that goal.

We’re pleased to announce that 3 of our Parks,
Embassy Manyata, Embassy TechVillage and
Embassy TechZone have received a five-star rating
in the Five Star Occupational Health and Safety
Audit conducted by the British Safety Council. Our
facilities underwent a detailed, quantitative, and
objective evaluation of our occupational health
and safety management systems.
In this audit, our performance was measured
against several key safety management indicators
and has achieved the highest rating on all the
parameters. This is a huge achievement for the
group because The British Safety Council’s Five
Star Occupational Health and Safety Audit provides
organizations with a worldwide benchmark of their
safety management systems against current best
practices to enable continual improvement.
The Audit specification was revised in 2013
to include performance measurements in two
additional safety management indicators -

The benefits of incorporating yoga in everyday
life isn’t an unknown fact and that’s why Embassy
Office Parks took the initiative to organize a yoga
workshop in association with Art Of Living on the
third year of International Day of Yoga on June 21st
across three of our Embassy Office Parks.
Yoga isn’t just about burning calories or toning your
muscles. It’s a complete and comprehensive body
and mind workout that combines strengthening
and stretching poses with deep breathing and
meditation. With the current sedentary lifestyle
that most people live, it has become a necessity
to incorporate yoga in our lives. Keeping this in
mind, we organized this event for the employees
across our office parks and it was met with great
enthusiasm. The workshop saw close to 150+ yoga
enthusiasts participating.
An international day for yoga was declared
unanimously by the United Nations General
Assembly (UNGA). The idea of International Day
of Yoga was proposed by Prime Minister of India,
Mr. Narendra Modi, following which many leaders
supported the proposition and the first International
Day of Yoga was observed all over the world on 21
June 2015.
International Yoga Day
EVENTS
We joined hands with Art Of Living members
who contributed in making this event a grand
success. The world-class organization is known
for its humanitarian and spiritual endeavours. The
volunteers provided a guided workshop for all
employees so that they can adopt a stress-free and
healthy lifestyle.
Page 10 | Issue 13
Marking our commitment towards sustainability
and environmental preservation, the Embassy
Office Parks and the Embassy Services team
hosted a series of activities commemorating World
Environment Day (WED) on June 5th. Our occupiers
contributed towards sustaining the environment
via a Tree Plantation drive, an Organic Market, an
Eco-friendly workshop, Organic Farming and a
Cyclothon.
These events were organized for our occupiers,
giving them an opportunity to ‘Connect With
Nature’ in accordance with this year’s UN theme
and saw a participation of over 1200.
Embassy Hosted a ‘Clean & Green’ Initiative on World Environment Day
In addition, we hosted a Clean & Green initiative
in which employees from various companies in
the Embassy Manyata Business Park took part in
cleanup of the area around the Nagawara flyover
and planted saplings. They also painted walls of the
service road near the office park and planted trees.
We carried out similar activities in and around

the areas of Embassy GolfLinks and Embassy
TechVillage.
We teamed up with The Ugly Indians, a group
of motivated anonymous volunteers who clean
streets and turn ugly spots in the city into the most
beautiful ones through a unique method called
“SpotFixing”. We engaged with our corporate
occupiers to bring about a positive change around
the parks, harnessing individual actions for the
collective good of not just the people who visited
the park but also the neighbourhood.
Our initiative was directed towards creating
awareness through engagement and action
to enhance our physical environment across
communities. We have been actively organizing
many such initiatives around Bangalore, which
enable partner companies in the business parks
to execute their responsibilities towards the
environment by taking part in these transformative
community initiatives.

It is an exciting time for real estate buyers. The path

and Karnataka has been one of the first states to
implement it.The Act aims to reform the real estate
sector in India, encouraging greater transparency,
citizen centricity, accountability and financial
discipline - All the things we value here in Embassy.
RERA is timely as India’s economy is growing and

Conquered the Rough
Miles... Many More Miles to
Go Forward!
It is a moment of great pride and a feeling of
accomplishment to announce that ESPL has had a
landmark quarter. Our years of hard work towards
becoming a more process oriented organization
culminated in us achieving two significant industry
standard recognitions - a first for multi-tenanted
business parks in India.
First, a first-ever Platinum certification from the
Indian Green Building Council (IGBC) for Embassy
Manyata and Embassy TechVillage. This has made
us India’s first IGBC platinum certified business
parks.
Second, 5-Star ratings from the British Safety
Council for Embassy Manyata, Embassy TechVillage
and Embassy TechZone.
These are huge accomplishments for the entire
group and everyone associated with it. I believe
that these certifications, in addition to our
IMS certifications (ISO 9001, 14001 & 18001),
comprehensively validate our commitment to our
customers -end to end operational excellence.
Be it processes, upholding green standards, or
maintaining security, we run a tight operational
ship that enables our clients to focus on their core
business.
We also celebrated our annual marquee event on
the 5th of June, World Environment Day, across
our business parks. Our customers joined us to
celebrate and reiterate our commitment towards
contributing positively towards the environment.

a go-to place for park employees for releasing
stress and getting some healthy activity on a daily
basis. More than 5000 employees participate in
numerous activities every month. We anticipate
greater participation from the employees of the

With such overpowering enthusiasm and support
from everyone associated with the Embassy, we
hope to achieve many more laurels in the future

We’re pleased to announce that Embassy has
received five-star grading in our Five Star
Occupational Health and Safety Audit conducted
by the British Council. Our facilities - EMBP,

objective evaluation of our occupational health and
safety management system. With this rating, ESPL
became the first multi-tenanted PM company to
receive the certification in India.
In this audit, our performance was measured against
several key safety management indicators and has
achieved the highest rating on all the parameters.
This is a huge achievement for the group because

Right in the first quarter of the year, our two large
ventures- Embassy TechVillage and Embassy
Manyata Business Park have received the
prestigious Platinum Green Campus certification,
the highest green building rating by Indian Green
Building Council (IGBC), part of Confederation
of Indian Industry at the World Environment Day
celebration. This has made us India’s first IGBC
platinum certified business parks.
Both business parks have incorporated the best
practices that make them the finest green buildings.
These features include - sustainable transportation,
water conservation, energy management, and
waste management. We have always promoted
green buildings and other green initiatives like
cycles for an intra-park commute, carpooling, and
other initiatives that support sustainable growth
and will continue to do so in the future. Our efforts
have set a benchmark across business campuses in
the country encouraging them to go green.
We are proud to forge a partnership with IGBC
on the green pursuits and look forward to their
continuous support. We support IGBC’s vision to
enable the sustainably-built environment for all and

environment by 2025.
The Platinum rating is the highest rating any
organization can achieve and it has enabled
Embassy Office Parks to address the compelling
issues like water efficiency, fuel efficiency, energy
efficiency, and conserving natural resources for the
happiness and well-being of one and all.
Most importantly, these concepts enhance
occupant health, happiness, and well-being. In the
green project, basic amenities within the campus
to reduce the negative impacts of automobile
use has been incorporated. Further, outdoor and
indoor sports facilities are offered to the occupants.
Designated parking and toilets for differently abled
are provided near the entry of all main buildings.
Our Team was awarded the plaque for the
achievement on World Environment Day in each of
the park and that makes it even more special for us.
We hope to keep up the good work in the future
and receive many more laurels to keep ourselves
and others inspired.

from strength to strength. The graduating class of
2017 have now received their IB Diploma results,
and are on their way to the universities of their
choice. Three of our graduates received scores of
43, out of a possible 45. This is especially impressive
considering the small size of our graduating class
— only 23 students — and the fact that Stonehill is a
non-selective school.
The class pass rate was 33 points, and the class
average was 31 points-- above the worldwide
average of 29.95 points and representing steadily
improving IB Diploma results for Stonehill

In the M2 design class, our task was to make a 3D
model that would represent any culture or any
country. We could use any software like Tinkercad,
or 123D Design to prepare the model. Some
students even used paper to make their 3D models.
Some students wanted to represent countries by
using monuments like the Eiffel Tower or the Taj
Mahal. My friend and I made a combination of two
monuments - Taj Mahal and the Chichen Itza.
I chose Taj Mahal because it is the place where my
friend and I met and became friends. The purpose
of using the Chichen Itza was to show Mexico,
where my friend comes from. I wanted to make this
model so I could cherish both these memories.
The D2 class of 2017 celebrated their graduation at
a lovely ceremony held on a beautifully decorated
outdoor stage in our own campus. The ceremony
featured a message by Stonehill’s founder, Mr. Jitu
Virwani, Chairman of Embassy, who also presented
the diplomas to the graduates.

I combined two monuments to represent two

I found it really challenging because the sculpture

easy to make.
I hope the end product comes out as I have
imagined it to be so that my friend and I could
cherish it forever as a mark of our friendship.
The graduation ceremony was followed by an
impromptu sharing of memories from teachers,
students, and parents, and a sumptuous buffet
dinner. We were honoured to have several alumni
members present as well, which served to make

Lending a Helping Hand to Champion the Cause of Education
The road to development begins with quality
education. At Embassy, we aim to create an
educational environment at government schools
that were safe, clean, and conducive to learning.
Currently, there are extremely few government
schools equipped with facilities beneficial to a
child’s growth - this is why we have taken on the
onus to create the right environment for them.
Whether it’s providing them with starter kits or
contributing basic amenities, we have made it our
purpose to do the best we can. A clean climate
breeds a better individual. With this belief in mind,
much of this quarter was spent preparing the
government schools we have adopted for the new
academic year. This included conducting repairs
and renovations, as well as deep cleaning that
enhances the daily experience for each child and
provides them with functioning spaces.
Throughout the month
of June, Embassy Senior
Management teams
were actively involved in
distributing new starter kits
that included a backpack,
uniforms, shoes, books,
and stationery to the 4000
students whom we support.
SHAINA GANAPATHYExecutive General Manager
Editor’s Note
This quarter was also spent developing relationships
with our Corporate Tenants, who actively
supported our initiatives. We joined hands to build,
clean-up and beautify government schools, as well
as take ownership of our immediate surroundings.
With palpable enthusiasm, each person worked to
ensure a better educational future for the children.
We hope to continue championing collaborating
with other Corporates and cultivating a culture of
social responsibility within our organization with
the goal of impacting more students at government
schools and providing basic amenities to our
neighborhoods. The support from our corporate
tenants was commendable and we will continue to
work towards creating a brighter future for each
child.
Page 33 | Issue 13
NEWS/ FEATURES
Encouraging children to educate themselves is the
way to secure a better future for the country and
we work towards making that possible. Here are
two key initiatives taken in this direction:
1. Distribution of Starter Kits @ Government Schools
At Embassy, we aim to create an environment
that inculcates learning, which starts with ensuring
that children have the basic amenities required
to succeed in school. The starter kit we distribute
includes a school bag, uniforms, shoes, books, and
stationary. The Embassy Senior Management Team
is actively involved in attending these distributions
and interacting with the children. In addition, due
to the close relationship between SIS & SGHPS,
parents of our Stonehill International School raised
funds to support the distribution of the starter kits
at Stonehill Government School. The following SMT
attended the events:
1. Gopinath AT, Director of Corporate Finance attended SGHPS distribution
2. Rajesh Kaimal, Chief Financial Officer attended Cox Town distribution
3. BS Narayanan, President Land Acquisition
Education
4. Silva Storai, Director of Embassy Riding School
5. Ramesh Menon, Advisor - Risk Governance
6. Alex Susai, Head - Corporate Solutions
2. Readying Schools for the New Academic Year
Embassy likes to ensure that all the schools it adopts
have a clean and safe environment for students to
thrive. As such, we engage in various activities to
create and maintain these schools, including repair
& renovation and deep cleaning.
During the summer, a walkthrough is performed
along with the HM of each school, and areas of
improvement are listed. The requests vary from
functioning toilets, repair of classrooms, playground
fixes to added amenities for the children. Preference
is given to the repairs that would enhance the
daily experience of each child and provide a safe,
useful space. This year, Embassy sponsored repair
of classrooms, toilets, play area, drainage fixes,
compound walls and roofs, as well as the painting
of the interior and overall exterior of our schools
and the build of a sump tank.
Page 34 | Issue 13
Providing basic amenities and infrastructural help
to the communities around our workplace remains
a key mission of Embassys Community Outreach
Programs. The public-private partnership is a key
means to achieve such a goal and we are glad to
share two key achievements in which we were able
to partner with the government.
1. Corporate Connect with Bangalore Development Minister
Mr. KJ George, Honorable Bangalore Development
Minister, provided an opportunity for park users to
share feedback on how to develop Bangalore. Along
with Mr. KJ George, this esteemed panel included
the BBMP Commissioner, BDA Commissioner, Shri.
Priyank Kharge - IT, BT & Tourism Minister, Mike
Holland - Embassy Office Parks CEO, and Rajesh
Bajaj - Liasioning Head, Embassy. With more than
150 park occupiers in attendance, a lively discussion
over 2 hours emerged amongst citizens. This
event allowed an open dialogue of how citizens
and corporates, along with the Government,
can maintain our cities and help alleviate various
problems such as traffic, waste management,
infrastructure, ease of transportation and more.
2. Signing the Metro MoU
Sustainable Infrastructure
As we strive to promote Public - Private partnerships,
Embassy signed an MOU with the BMRCL for
the construction of the Kadubeesanahalli Metro
Station, just outside Embassy TechVillage on the
17km long recently approved North-South metro
corridor on Outer Ring Road. This adds another
project to our list of ever-growing public amenities
that both park users and the general public will
greatly benefit from.
For more details on the MOU signing, please refer
to Commercial Section
Twice a year, our Services teams visit the schools
along with their vendor partners and perform a
deep cleaning of classrooms, roofs, toilets and
the outside premises. In the month of May, all 14
Government Schools supported by Embassy were
deep cleaned and readied for the start of the
academic year.
3. Onward Bound
Beyond providing basic amenities and holistic
educational programs, Embassy along with
Colours of Life, finds ways to incentivize students
and support them in their journey to become
employable. As part of the annual scholarships
program, 61 students from the Featherlite Govt.
High School, Higher Primary School - Pottery town
and Govt High School - Cox town were awarded
cash prizes based on their class 10 board exams.
COLA (Colours of Life Academy) ID cards were
also handed over to the students. COLA launched
in collaboration with LXL - ideas (the Life Skill’s
Partner of Colours of Life) to support students
after they leave school by mentoring, counselling
and rendering guidance and support in their choice
of careers.
Colours of Life and Embassy have sponsored the
college education of many such graduates through
the years. One of them, Ameer Pasha, an ex-student
of Cox Town pursuing his civil Engineering course
was invited to speak to the students to inspire
them to pursue higher aspirations. Providing such
a platform, allows us to continue to engage these
students beyond their schooling years at our
Government Schools.
Page 35 | Issue 13
Our goal is to provide opportunities for our various
stakeholders, including Embassy employees,
Corporate occupiers, Residential Associations and
partners to engage and better the neighborhoods
around where we work and live. As part of this
endeavor, multiple events and new collaborations
were created this past quarter that spanned both
Educational and Environmental themes.
1. Nvidia graphics Private Ltd Government School Beautification
We collaborated with Nvidia and The Ugly
Indian to initiate a Community Outreach Activity,
which made significant transformation to two
government schools at Hegde Nagar that support
1200 students. Over 250 Nvidia employees took
charge as volunteers and involved themselves in
cleaning the school premises, painting murals and
sprucing up both the schools - resulting in a cleaner
and friendlier atmosphere. etc.
Embassy has adopted these two government
schools for a period of five years and we will
oversee the execution of holistic programs, annual
maintenance of the school and find ways to provide
amenities that enrich the student experience. for
Community Engagement
Another Corporate supplementing our efforts
created an opportunity that allowed the impact of
our efforts to manifest even more.
2. Government School Build with Swiss Re
We partnered with the philanthropic arm of
Swiss Re, the eminent reinsurer firm, as well the
North Bangalore Round Table Trust with the goal
to develop and nurture Government Schools
in and around Bangalore. This partnership will
see Embassy working with Swiss Re and Round
Table in the construction and extension to the
existing Government Model Primary Girls School
in Devanahalli. The first phase of construction
was completed independently by Swiss Re in
2016. Last year, in collaboration with an Embassy
partner, Kitab Korner, Swiss Re setup the library
and reading program at the school. Embassy will
provide support through project management and
infrastructural expertise to oversee the design and
project management activities end to end. Once the
remaining construction is complete, both partners
will work together to provide several holistic
and innovative educational programs which will
positively impact the 212 students enrolled at this
school.
