As part of our support for the community, our magazine is helping to promote the first Bavaro Festival: Art, Food, and Music, with local events taking place from 7 to 20 April.

Given the sustained growth in the resident population, the business community of Bávaro-Punta Cana has responded with a great many new ventures, including restaurants, shops, schools, shopping malls, hospitals and property developments. The arrival of professional people, the increased activity in arts and entertainment, and the diversity of the businesses in the area all indicate sustainable growth in opportunities for planning and investing in Bávaro-Punta Cana.

This new edition again includes advice from professional experts in medicine, law, cosmetics, food and travel, together with commercial recommendations from our advertisers, to whom we are grateful for their great unconditional support for our magazine. Thank you!

En nuestra línea de apoyo a la Comunidad, sirva nuestra Revista para promocionar el primer Bavaro Festival: Art, Food, and Music, con eventos locales que tendrán lugar desde el 7 hasta el 20 de Abril.

As soon as I stepped out of my car I realized that this is a place that wants their guests to feel special - and I did! Tronco Beach creates a romantic, elegant dining experience with a charming setting that you will remember and come back to always. It is nestled in the heart of Los Corales, Bavaro, just off the ocean. Tronco Beach features only the finest and freshest produce and the service is personal, as the owners, Alona and Ignacio, greet and tend to you as if you were guests in their home.

When asked about the concept for the restaurant Ignacio expressed that, “personal service, a unique menu and the finest produce combined with a fresh, elegant look sets the scene for a memorable evening. It is very important for us to cater to our guests and they seem to linger for the evening long after their meal, just soaking up the atmosphere. This is very special for us.”

With Ignacio’s 15 years in the restaurant business and Alona’s many years in hospitality it is no surprise that they are a winning combination. “We now have special lighting that changes during the evening- we even have some people who request their favorite colors! We opened on January 17 of this year and we are continually working on improving and adding elements to please our guests”

When asked why they chose to participate in Bavaro Festival’s Restaurant Week, Alona replied, “ We want to support our community and our goal is for all the people who live locally to feel at home while dining with us. Over 90% of our guests live locally and some come as far as Santo Domingo. We are making a very special type of Paella for the festival called, Fideua Seafood.

Tan pronto como salí de mi coche me di cuenta de que este es un lugar que quiere que sus huéspedes se sientan especiales, ¡y lo hice! Tronco Beach crea una romántica y elegante experiencia con un ambiente encantador que recordará siempre y siempre querrá volver. Está situado en el corazón de Los Corales, Bávaro, justo al lado del océano.

Tronco Beach cuenta únicamente con los mejores y más frescos productos y el servicio es personal, ya que sus propietarios, Alona e Ignacio le recibe y saludan como si ustedes fueran invitados en su casa.

Cuando se le preguntó sobre el concepto del restaurante, Ignacio dijo «servicio personal, un menú único y los mejores productos combinados con una apariencia fresca y elegante establecen el escenario para una tarde memorable. Es muy importante para nosotros satisfacer a nuestros invitados y ellos permanecen con nosotros mucho rato después de cenar, sumergiéndose en el ambiente. Esto es muy especial para nosotros.»

Con los 15 años de experiencia de Ignacio en el negocio de los restaurantes y la hospitalidad de Alona no es de extrañar que formen una combinación ganadora. «Ahora tenemos iluminación especial que cambia durante la noche, ¡incluso hay personas que piden sus colores favoritos! Hemos abierto el 17 de enero de este año y estamos trabajando continuamente para mejorar y añadir elementos para satisfacer a nuestros invitados».

Cuando se le preguntó por qué decidieron participar en el Bávaro Festival’s Restaurant Week, Alona contestó, «queremos apoyar a nuestra comunidad y nuestro objetivo es que toda las personas que viven en la localidad se sientan como en casa cenando con nosotros.

Más del 90 % de nuestros invitados viven en la localidad y algunos vienen de más lejos como Santo Domingo. Estamos haciendo un tipo especial de Paella para el festival llamado Fideua Seafood.

Тронко Бич - элегантный романтический обед в очаровательной обстановке. Вы всегда будете хотеть вернуться. Ресторан располо-жен в центре Лос Коралес, в Баваро, непосред-ственно близко к океану. Здесь вы найдете самые свежие продукты и персональное об-служивание, ведь владельцы Алена и Игнасио как правило сразу приветствуют вас, словно вы у них в гостях.

На мой вопрос о концепции ресторана Игнасио ответил: "Индивидуальное обслужи-вание, уникальное меню и лучшие продукты в сочетании со свежим, элегантным видом создают условия для незабываемого вечера. Для нас очень важно, удовлетворение наших гостей и мы хотим, чтобы они задержались по-сле еды и провели чудесное время, впитывая атмосферу. Это многое значит для нас".

Игнасио в ресторанном бизнесе уже 15 лет, Алена имеет многолетний опыт в сфере го-степриимства, потому не удивительно, что они составляют выигрышную комбинацию. "Теперь у нас есть специальное освещение, которое меняется в течение вечера и даже уже есть посетители, которые просят включить их любимые цвета! Мы открыты с 17 января этого года и постоянно работаем над улучшением и добавлением деталей, чтобы порадовать на-ших гостей".

На вопрос, почему они решили принять уча-стие в Ресторанной Неделе Фестиваля Баваро, Алена ответила: "Мы хотим поддержать наше сообщество и наша цель - общность местно-го населения и домашнее гостеприимство во время обеда у нас. Более 90% наших по-сетителей - местные жители, некоторые при-езжают из Санто Доминго. Для фестиваля мы готовим специальную паэлью - Фидеуа из морепродуктов."

Flavors Flavors

Ингредиенты на 4 человека:

400 г белой рыбы ( окунь, панга )

¼ одного перца чили (острый перец )

Соль по вкусу

6 лимонов ( сок)

2 столовые ложки свежей измельченной кинзы

1 красная луковица

Ананас для сервировки

Приготовление:

Разрежьте рыбу на кубики 1,5 см

Положите их в миску с нарезанным перцем чили и солью

Смешайте ингредиенты так, чтобы соль и перец равномерно распределились и дали аромат рыбе

Полейте лимонным соком и перемешайте снова

Охладите в течение 15 минут ( если вы хотите , чтобы он был приготовлен лучше, можно оставить на 2 часа )

Добавьте кинзу и перемешайте, чтобы блюдо пропиталось

Выньте сердцевину из ананаса, украсьте им блюдо, выложите лук, который до этого стоял нарезанным в хо-лодной воде, чтобы улучшить его текстуру и избавить от горечи.

Это севиче может подаваться с попкорном, или чипасами из зеленых бананов.

Совет: Чтобы удалить острый перец с рук, потрите их кусочком ананаса в течение 2 минут.

Ingredientes para 4 personas:400g de pescado blanco (mero bassa)1/4 de unidad de habanero (ají picante)Sal al gusto6 limones (zumo)2 cdas cilantro fresco picado1 cebolla roja picada en plumas (Juliana transversal)Piña para montar

Preparación:

Cortar el pescado en cubos de 1,5cm

Ponerlos en un bowl y poner el habanero picado y la sal

Mezclar los ingredientes para q la sal de distribuya uniformemente y el ají perfume el pescado

Cubrir con el zumo de los limones y mezclar nuevamente

Poner en refrigeración por 15 minutos (si lo desea mas cocido puede dejar 2 horas)

Incorporar el cilantro y mezclar para servir

Con la piña sacar discos trasversales y eliminar parte de la comida q puede ser usada en otra preparación

Montar el ceviche y poner cebollitas q después de picadas las hemos puesto en agua fría (para q tengan más textura y eliminar parte de su acidez.

Se puede acompañar este ceviche de palomitas de maíz y chips de plátano verde

Consejo: Para eliminar la presencia de habanero en las manos después de haberlo picado, se puede frotar por 2 minutos parte de la piña, así evitamos luego momentos incómodos

Ingredients for 4 people400g of white fish (grouper panga)1/4 of one Habanero chilli (spicy bell pepper)Salt to taste6 Lemons (juice)2 tbsp of freshly chopped corianderI red onion chopped into shreds (Julienne cross cut)Pineapple for set up

Preparation:Cut the fish into cubes of 1.5 cmPut them in a bowl with the chopped habanero pepper and the salt.Mix the ingredients so that the salt is evenly distributed and the pepper gives aroma to the fish.Cover with the lemon juice and mix again.Refrigerate for 15 minutes (if you wish it to be cooked more you can leave for 2 hours)Incorporate the coriander and mix to serve.With the pineapple, take out cross sectioned discs and remove part of the food which can be used in another preparation.Set up the ceviche and put the onion shreds which after being chopped we have put in cold water (so they have more texture and gets rid of some of their sourness).This ceviche can be accompanied by popcorn or green banana chips.Advice: To remove the presence of Habanero pepper on the hands after chopping, you can rub with part of the pineapple for 2 minutes, and so avoid uncomfortable moments later.

The Dominican Republic, nestled on the edge of the Caribbean Sea, is famous as the bridge between the West and the East. It is here where Columbus and his fleet landed in 1492, changing the world forever. La República Dominicana, enclavada al borde del Mar Caribe, es famosa como puente entre Oriente y Occidente. Aquí es donde Colón y sus naves llegaron en 1492, cambiando el mundo para siempre. Este país, lleno de exuberantes bosques y playas de arena, también es el único lugar del mundo donde se puede encontrar la deslumbrante gema llamada pectolita azul, también denominada más comúnmente Larimar. Los primeros informes de esta gema preciosa aparecieron en 1916, pero no se le dio nombre ni se extrajo hasta 1974 cuando un par de hombres, un dominicano y un voluntario del Cuerpo de Paz estadounidense, descubrieron un gran pedazo de Larimar en la costa de la provincia de Barahona. The festival had an immediate acceptance within 2 months of planning, and received sponsorship by local media groups such as CLG MEDIA Group (BavaroClick.com and PuntaCanaClick.com) and Punta Cana Lifestyle MAGAZINE (PuntaCanaLifestyles.Com), which helped secure support from Grupo Rescue (Centro Medico Punta Cana) and Plaza Palma Real Shopping Village and the support of the Ministry of Culture and the Ministry of Tourism.

The Bavaro Festival® Music- Arts-Food has been created to support and showcase musicians, local artists and restaurants in the Bavaro - Punta Cana area. The festival will take place in the heart of Bavaro during Easter Week, April 12-20, 2014.

Spearheading the festival is Fred Rubin, a local musician/songwriter with over 15 years of experience playing in many different venues in the Dominican Republic, Montreal and New York. “My intention was to set a precedent in the cultural development of the area, and position Bavaro-Punta Cana on the map, nationally and internationally, as a destination offering more than sun and sand, while encouraging a much needed sense of community.”

The idea came to life when Rubin met Duane Pinkney, who encouraged him to pursue this idea, and offered to help with his experience in coordinating over 30 festivals and 400 concerts throughout Canada. They then employed the help of Maria Postell, a local Jazz Vocalist, Photographer and Event Planner, who has worked in the planning and execution of events for corporations such as HBO, AOL, Time Inc., New Line Cinema, People Magazine and Entertainment Weekly. She is also the founder and organizer of the weekly Bavaro Bazaar, which showcases artisans and businesses in the Bavaro-Punta Cana area.

FLAMENCO!ARTURO FUERTE began his musical career in 1977 as professor of the Pinar del Rio School of Arts after he graduated, in classical guitar, from the Amadeo Roldán Conservatory in Havana, Cuba, where he was born. After coming to the United States in 1980, Fuerte created his band with his wife, the renowned composer Mari Lauret, and began performing at Miami’s most popular places.

ARTURO FUERTE comenzó su carrera musical en 1977, como profesor de la Escuela de Arte de Pinar del Río, después de graduarse de guitarra clásica en el Conservatorio Amadeo Roldán, en la Habana, Cuba, donde nació. “In October of 2011, due to reiterated requests by different people who wanted me to teach them how to paint, I felt the need to look for somewhere with the characteristics that I deemed necessary to give classes. One day I asked Miguel Pumajero if he could think of such a place and he said...”Of course, my house”. That is how the beginning of the Open Workshop of Art and Drawing is described by Tiano Solana, an Argentinian artist trained in Fine Arts and Graphic Arts with a 26-year career.

Miguel's house is perfect; it's a little oasis, full of nature, with all the essence of the tropical Caribbean, and with the marvelous, smiling energy of the house owners, Miguel and his wife Alba; taking into account that Miguel is also a photographer with various years of experience, digital artist, artist, saxophonist and passionate about art in general.

From the beginning I describe the workshop as an “Open Workshop of Art and Drawing”. Why open? Because the idea, in broad terms, is that everyone paints or draws whatever they want and that I adapt myself to them and guide them, that's to say

that each one goes at their own pace, in their own way and I accompany them according to their work and their concerns.

Miguel is who is organizing the whole part about Visual Arts of the event, and organizing the classes of the workshop which will take place during the Bavaro Festival®, on the 12th of April in the afternoon in the Palma Real Shopping Village to be precise, during the display of artwork.

“My friend Maria Postell invited me to participate in helping in the coordination of the Visual Arts group and seeing that I am a happy resident of Bavaro since the year 2002, I want to support the serious initiatives that produce an improvement in the quality of life of the region.” Those were the words of Miguel to define his participation in the Festival.

They both think that Bavaro urgently requires the creation of community bonds which support the social growth in the region, which bring together the present inhabitants in a relatively homogeneous group, in spite of the varied origins and ethnic differences.

“En octubre del año 2011, debido a reiterados pedidos de distintas personas que querían que les enseñara a pintar, sentí la necesidad de buscar un lugar con las características que consideraba necesarias para impartir clases. Un día le pregunté a Miguel Pumarejo si se le ocurría algún lugar y me dijo: “claro, mi casa”.” Así describe el comienzo del Taller libre de Dibujo y Pintura, Tiano Solana, un artista argentino formado en Bellas Artes y Artes Gráficas que cuenta con 26 años de trayectoria.

La casa de Miguel es perfecta, ya que es un pequeño oasis, repleto de naturaleza, con toda la sustancia del trópico caribeño y con la energía maravillosa y sonriente de los dueños de la casa, Miguel y su esposa Alba; tomando en cuenta también que Miguel es un fotógrafo con varios años de experiencia, artista digital, pintor, saxofonista y amante del arte en general.

Desde el comienzo describo el taller como un “Taller libre de Dibujo y Pintura”. ¿Por qué libre? Porque la idea, a grandes rasgos, es que cada uno pinte o dibuje lo que quiera y que yo me adapte a ellos y los guíe, es

decir, que cada uno vaya a su ritmo, a su manera y yo los acompañe según su trabajo y sus inquietudes.

Miguel es el que está organizando toda la parte de Artes Visuales del evento y las clases del taller que se llevarán a cabo durante el Bavaro Festival®, el día 12 de abril por la tarde en el Palma Real Shopping Village, más precisamente durante la exposición de obras.

“Mi amiga María Postell me invitó a participar para ayudar en la coordinación del grupo de artistas visuales y, en vista de que soy un feliz residente de Bávaro desde el año 2002, quiero apoyar las iniciativas serias que produzcan un aumento de la calidad de vida de la región”. Fueron las palabras de Miguel para definir su participación en el Festival.

Ambos piensan que Bávaro requiere generar de manera urgente lazos comunitarios que apoyen el crecimiento de lo social en la región, que reúna a los habitantes actuales en un grupo relativamente homogéneo, a pesar del variado origen y de las diferencias étnicas.

"В октябре 2011 года, в связи с неоднократными просьбами разных людей, которые хотели научиться рисовать, стала понятной необходимость в таких уроках. Мигель Пумахеро предложил проводить уроки в его доме". Так было положено начало открытых семинаров искусств и рисования Тиано Солана, аргентинского художника с 26-летним опытом.

Дом Мигеля подошел идеально, поскольку это маленький оазис с собственным характером, отражающий сущность Карибов и с чудесными, гостеприимными хозяевами - Мигелем и его женой Альбой. К тому же, Мигель также фотограф, цифровой художник, художник, саксофонист и вообще, увлеченным искусством человек.

С самого начала я бы описал семинар как "открытый семинар искусств и рисования". Зачем он? Для того, чтобы все люди, желающие научиться рисовать, могли получить индивидуальную помощь в обучении, направление и решение проблем.

Мигель участвует в Фестивале Баваро, организовывая открытый семинар, который пройдет 12 апреля во второй половине дня в  Palma Real Shopping Village.

"Моя подруга Мария Постел пригласила меня принять участие и оказать помощь в координации группы визуальных искусств. Поскольку я счастливый житель Баваро с 2002 года, я хочу поддержать чудесную инициативу, которая приведет к улучшению качества жизни региона" - так Мигель определил свое участие в фестивале.

Они оба считают, что Баваро нуждается в срочном создании общественных связей, которые поддержат социальный рост нашего региона, объединят нынешних жителей в относительно однородную группу не смотря на различие в этническом происхождении.

At the same time, a titled property gives the buyer the opportunity to determine, through the existing routes, whether the person seeking to sell it is its real and true owner, if the property exists in its total size and characteristics, as well as that there are liens, encumbrances, limitations or disputes over the property.

More widely, we can specify that acquiring a titled property gives the buyer a series of advantages over an untitled property, such as:1-It enjoys the protection and complete guarantee of the Dominican government.2-It is a right not subject to a statute of limitations and enforceable upon third parties from the moment it is registered in the Register of Titles.3-It is protected by the guarantee funds for registered real estate property.4-It may never be subject to confiscation, except in cases of eminent domain, upon payment of its real value, determined by a competent court.5-It may be used as collateral for financial loans.Notwithstanding the advantages of acquiring a titled property, it is necessary, prior to purchasing, to clear its legal and tax status, its real location, and the legality and legitimacy of its holder, for the purposes of guaranteeing the investment being made, with the assistance of a trusted legal advisor.

La ImportanciaDe Adquirir una Propiedad Titulada

El Certificado de Títulos es el documento oficial emitido y garantizado por el Estado Dominicano, que acredita la existencia de un derecho real y la titularidad sobre el mismo.

De la definición indicada precedentemente se evidencia la importancia que tiene adquirir una propiedad titulada, en el entendido de que el Certificado de Títulos es el documento oficial de la propiedad, garantizado por el estado, que determina e indicada sobre quien recae la existencia del derecho real de propiedad.

Al adquirir una propiedad inmobiliaria con su certificado de título, le otorga al adquiriente una certeza de que los derechos reales existen y la persona con la calidad legal necesaria para disponer de la misma. A su vez la propiedad titulada otorga la oportunidad a la persona adquiriente de determinar, por las vías existentes, si real y efectivamente la persona que pretende vender es el verdadero propietario, si la propiedad existe en su total dimensión y características, así como las cargas, gravámenes, limitaciones o Litis que recaigan sobre el Inmueble.

De manera más generalizada podemos indicar, que el adquirir una propiedad titulada otorga al adquiriente una serie de ventajas sobre la propiedad no titulada, tales como:

1-Goza de la protección y garantía absoluta del Estado Dominicano.2-Es un derecho imprescriptible y oponible a los terceros desde el momento de su inscripción en el Registro de Títulos.3-Está protegida por el fondo de garantía de Inmuebles registrados.4-No puede ser objeto de confiscación, salvo por causa de utilidad pública, previo pago de su valor real, determinado por un tribunal competente.5-Es susceptible de ser utilizada como garantía para créditos financieros.

Current legislation for residential and commercial property rentals and vacant plots is in a sort of legal limbo due to a number of different laws, of which some of them are partially contradictory, and therefore affect ownership rights and the supply of rental property to the market.These laws include, among others:• The Dominican Republic's Civil Code.• Law No. 1490 dated July 26, 1947, concerning Monte de Piedad, as amended by Law No. 2098, dated 1 September 1949.• Law No. 4314 dated October 22, 1955, which regulates the provision and use of Tenancy Deposits and Securities.• Decree No. 4900 dated June 13, 1959, regarding deposits to Monte de Piedad.• Decree-Law 4807, as amended by Decree No. 6943 dated June 22, 1961 on Rent Control and Eviction.• Law No. 6232 dated February 25, 1963, which establishes an urban planning system and introduces changes to municipal institutions.• Law No. 38 dated October 24, 1966, which specifies rental rates for houses or apartments used as family homes.• Decree No. 428-89 dated October 29, 1989, which allows for a 10% reduction in rent and suspends evictions.The Dominican Republic is currently making a huge effort to make the laws on residential and commercial lettings clearer and fairer for both parties, both renters and property owners alike. However, we are still waiting.
