An investment offers you several possibilities; you can enter into an agreement for rental with or without guarantee combined with a yearly increase in value after a 3 years ownership (minimum) and up to 10 years if you want to sell. Furthermore we guarantee a sale within 3 months. In this way you are able to calculate your returns on the investment, which for the time being is mini-mum 10.5 % pro anno and up to 20 % pro anno depending on the type of investment and agree-ment.

Concept for partners - We offer 3 different agreements for rentals1. A rental guarantee of 7 % pro anno for your investment plus you can use your holiday home 2

Fixed rental guarantees

This guarantee is either for a period of 2 years with a 7 % guarantee of return or for 5 years with a guarantee of return of 6 %. The owner can use the holiday home for 2 weeks per year from 1st May to 30th September, provided the home is available. If rented we will assign another holiday homeifpossible.Youmayofcourseuseyourholidayhomeformorethan2weeksorforotherperiods of the year against a reduction of the rental guarantee.

During the periods of rentals we will carry out regular inspections, take care of maintenance and administration. Rentals are paid to you quarterly in arrears.

A rental agreement is an easy and secure solution. The owner can at any time cancel the agree-ment for any reason or sell the property.

Flexible Rentals Agreement

This rental agreement implies that the owner at any time can use his holiday home provided it is available. This agreement may get you a higher return as on the agreements for 6 % or 7 % guaranteed rentals (rentals/rental guarantee). The rentals are paid based on the actual rental pe-riods (one day, one week, and one month). From the table below you can see the net amount of rentals after deductions for commission and service charges. As you can see the rentals are higher for a period of 160 days per year than by a guaranteed rental agreement.

Theonlyexpenseforyouistheyearlyadministrationfeetothetenantassociation.Wecanpaythis on your behalf and deduct it from the rentals.

As owner you will receive quarterly statements specifying rentals, possible expenses plus a settle-ment of the due balance. For owners with more than 3 properties we provide monthly statements.

How does a price guarantee function?Our special offer for investors comprises a yearly guaranteed increase in value from 3 % to 7 %. From the table below you can see the related costs. As investor you decide the periods and guar-anteed increase in value if you resale your property. The periods vary from 3 years to 10 years. At the same time we guarantee resale within 6 months, but only after a 3 years ownership and up to 10 years ownership. The related costs for the guarantee are paid by 25 % on the day of signing the contract and the balance of 75 % on the day of the transfer of the ownership of the property.

There is no obligation to take advantage of the guarantee. If you wish to claim the guarantee the property must have been for sale by D2 Real Estate Co. Ltd. for a period of minimum 3 months. The sales commission is from 3 % to 5 % of the sales price. The agreement is between the investor and VIP Real Estate Co. Ltd. established in 1988 with a registered capital of 200 million THB.

D2 Real Estate Co. Ltd. - in cooperation with its sister companies- offer investment projects along the coast line of Thailand. The prices start by 1million THB for private investors and up to complete condominium or resort projects, varying from standard projects to tailor-made projects.

Large projects are offered in the form of joint ventures, in which D2 Real Estate Co.Ltd. or one of its sister companies will act as a partner with up to 50 % of the total investment. The expected return is from 6 % to 7 % depending on location, standard and the structure of the project.
