Greece is a Member of the Schengen Area

The Schengen Area consists of 26 European countries, not including Cyprus and the UK. Holders of the Greek residency permit enjoy the same travel privileges with a Greek citizen in the Schengen Area. This means they can:

• Travel directly from their country of origin to any Schengen country

• Travel freely within the Schengen zone without lengthy customs’ checks

• Reside to any other Schengen country up to a period of three months every six month period with the right of multiple entries

Residency to Europe through property acquisition in Greece• Greece offers permanent residence permit for owners of real estate, the

value of which exceeds 250,000 Euros. After 7 years of residency the investor may apply for citizenship.

• Residency permit can be obtained by main applicant (investor) and family members, including children up to 21, parents of the investor and spouse.

• No minimum stay requirement. Holders of the Greek residency permit are not burdened with annual travel expenses in order to retain their rights

• The investor may sell the property before the expiration of 5 years and transfer the residency permit together with the property to another foreign citizen.

• The investor may establish and operate his own business in Greece.

• Greece offers the lowest cost “European golden Visa” among the Mediterranean countries. With 250,000 Euros compared to 300,000 Euros of Cyprus and 500,000 Euros of Spain and Portugal.

• The property transfer procedure is very formal, with notary officials that represent the state plus two lawyers representing the two parties. Before the transfer the lawyers are obliged to thoroughly check all documents and deeds to make sure that the property is clean with no debts or under any dispute.

• Because it produces good income. There is a growing demand for holiday homes. Property near and around the coastal areas are usually only rented out on a short term basis to tourists and yields during the peak season of June to September can rise from 5%- 30%.
