PREconSTRucTIon SERvIcESPlanning a project involves strong pre-construction skills. From schematic design

through bid documents, ICI is committed to providing the leadership needed to

manage the budget and schedule. Cost estimates completed at each phase of

design, value engineering studies, material cost analysis, life cycle studies, detailed

project and construction schedules, cash flow projections, and site logistic plans

are the services and tools that we provide to our restaurant clients. These tools give

you better information to make better decisions.

coST ESTImaTIng / vaLuE anaLySISProject cost estimates are completed at each major phase of design development.

The first cost estimate is presented at the conceptual/schematic design phase of

the project. These initial cost projections are derived by building a Cost Model

based on program square footage and using historical bid data.

As the design progresses and more detailed information is made available, the

cost estimate further develops. Detailed “line item” cost estimates are produced

through quantity take-offs by building trade and summarized into both CSI Division

and Bid Package break-downs. Building and site costs are kept separate to better

understand building construction vs. site development as each site has its own

unique characteristics. General conditions, insurance, bonds, and fees are also

calculated. A Cost Variance Report is used to explain the variance in costs by trade

from the last cost estimate to the current cost estimate.

We also feel it is just as important to keep the project team informed to cost

changes that may occur between the formal cost estimate presentations by utilizing

a Cost Control Log which tracks project changes and corresponding cost impact.

This allows for a timely method of assessing cost impact generated by meeting

discussions and/or other team correspondence without waiting for the next formal

cost estimate presentation to asses the impact.

Value Cost Analysis is investigated on all of our projects. We will identify

alternative materials, methods of installation, equipment, or products specified on

your project which may offer a cost savings to the project. Project cost savings can

be realized in both its initial capital investment and/or it can be realized over the

life of a project. ICI will investigate and present this information at the appropriate

stages of design.

Throughout the process of developing the drawings and specifications, our team will

provide construction advice and feedback. Please see the column to the right for a

detailed list of deliverables broken down by project phase.

PRE-conSTRucTIon / DESIgn

Our team approach will integrate the design team, International Contractors, Inc.

and our sub-contractors into the process. Using construction narrative and phasing

diagrams, conceptual design strategy meetings are held to review costs and assess

various strategies that may be used on the project. Using design and engineering

narratives, along with drawings and specifications, pricing estimates are provided at

various stages of drawing development. At each stage, the scopes of work and design

intent are assessed.

Throughout the pre-construction period, material availability, long lead items and

scheduling are reviewed to ensure there are no conflicts with the building renovation

and expansion construction, contractor and/or pre-construction schedule. Coordination

and communication between the Project Team members are essential. Teamwork

eliminates working around each other and ensures all work has been fully executed

and the spaces are ready prior to our work commencing. Our team analyzes and

coordinates work being performed by all trades and service providers to ensure the

project is on schedule and meets the requirements set forth.

vaLuE EngInEERIng

During design, we analyze each building component and system. Alternate materials

and methods are evaluated by these criteria: construction feasibility, material/labor

availability and installation/construction time requirements. We also analyze first cost

vs. life-cycle costs. We get the best value for systems by factoring life-cycle costs into

the evaluation.

(For example: an all-electric heating system may offer the lowest initial capital

cost, but its operating cost could be prohibitive.)

We provide input on material substitutions, design modifications, quantity reductions,

alternate procedures and/or installation methods. Throughout the design phase, we will

also analyze the project documents in order to identify potential construction sequence

issues and system conflicts.

ScHEDuLIng

Our approach to schedule control begins at a project’s earliest conceptual stages

where we begin by developing a comprehensive plan of how to take the project from

ground-breaking to dedication. ICI develops all schedules using critical path techniques

with SureTrak Project Planner software. This program allows us to determine any activity

by date and provides a logical sequence of activities based on the established time

constraints.

The schedule is a management tool, continuously updated to serve as the actual plan

for executing the project. Construction schedules become more detailed as the project’s

design continues to develop; it reflects the quantity of work for an activity and shows

when work should or must occur to achieve the completion date. Once the schedule is

approved, it becomes the standard by which we measure progress.

ScHEDuLE DEvELoPmEnT IncLuDES:

• The master Schedule - The master schedule is completed early in the pre-

construction process and contains critical milestones and interfaces between the

design phases, construction phases and occupancy phases.

• Pre-construction Phase Schedule - This includes project team review and

decisions, bid packages, code issues, permitting, value engineering, long lead

items and pre-bid meetings.

• construction Phase Schedule - This schedule introduces dozens of new prime

contractors. Once contracts are signed and all parties have provided input, the

master schedule is modified if necessary and milestones are agreed upon. Other

schedules are created as needed such as delivery schedules, shut down and tie in

schedules and submittal schedules.

ScHEDuLE conTRoL aPPRoacH

Our Project Superintendent develops a three to six week look-ahead schedule each

week for review with the subcontractors at the on-site weekly meeting. This schedule

outlines in specific terms accomplishments from the preceding week and what needs

to be accomplished in the present and upcoming weeks. This look-ahead schedule is

based in reality; creating an excellent method of accomplishing a “recovery schedule”

due to unusual weather conditions and/or market availability of labor and materials.

During construction, the Superintendent conducts weekly coordination meetings with

the architect, prime contractors and the Client to review progress and to prepare for

the upcoming activities. We will continually compare the actual schedule versus the

approved schedule to monitor compliance. The schedule is updated, as required, by

any changes to the scope of work.

Opening to the public in early October 2011, the build-out of this

3-story, 16,000 SF restaurant and roof-top garden in Chicago’s rapidly

developing Lakeshore East Neighborhood was a welcome addition to the

city’s restaurant scene.

With six other locations in Texas and Florida, III Forks Steakhouse has

perfected the fusion of great food, great service and a great atmosphere.

The restaurant is located in the Village Market Center and features high

end finishes, including walnut millwork and marble accents.

A steel and glass staircase with leather-wrapped handrails leads guests to

a rooftop deck. Elegant trellises with lush plantings highlight the space,

softening the surrounding urban landscape. The deck offers unsurpassed

views of Lakeshore East Park and the surrounding skyline. ICI completed

the project in a highly aggressive schedule.

The surrounding retail complex, developed by Magellan, is designed to

seek LEED© Silver Certification and plans include a 15,000 green roof,

dedicated space for bicycle storage, preferred parking for alternative and

fuel-efficient vehicles, and high efficiency window systems and plumbing

fixtures.

A peek inside Chicago’s new gourmet Mexican restaurant, Cantina

Laredo, offers sweeping views of richly textured walls with custom

artwork, white limestone fireplaces, sleek Italian leather seating and a

show-stopping glass staircase. Located in the heart of River North at

State and Illinois Street, the newly constructed two-story, 17,000 square

foot restaurant will undoubtedly be one of city’s new hot spots.

The first floor dining area exudes a feeling of cozy sophistication with

multiple fireplaces, douglas fir tongue and groove walls, polished

concrete floors, and LED lighting throughout. Two private dining areas

are separated by glass partitions; the smaller of the two features a rack

with space for over 1,000 bottles of wine. An outdoor patio facing State

Street offers additional seating during these final weeks of summer

weather and a 38’ tall fireplace clad with natural stone is sure to keep

guests warm as the season shifts.

A glass and steel staircase leads guests to a second level with a second

full-service kitchen, bar area and additional seating. Retractable walls

open for a view onto State Street and the city skyline is the backdrop.

International Contractors, Inc. served as Construction Manager for the

fast-tracked, complicated, build-out of this unique, historic structure.

ZED451 opened to rave reviews, not only for its food, but also for its

unique design.

Located within River North in Chicago, this historic building has taken

on a new life and contemporary look. The two-story atrium of steel and

glass is strikingly modern and tastefully decorated; a steakhouse with an

international twist. Clean lines and warm wood overtones combine to

give customer’s a comfortable meeting, mingling and eating experience.

Downstairs several waiting areas, a circular bar, wine room and dining

area with a “fire pit” table make ZED especially unique. The second

floor features more dining and a roof-top bar complete with wooded,

cushioned seating, a grassy seating area and a skylight that allows a view

of diners below. The floors are concrete pavers. Exotic wood finishes

add to the unusual decor.

Because the ZED building is over 100 years old, it was extremely critical

to “field” measure all aspects of the area to ensure that the steel and glass

for the new atrium fit to perfection.

The renovation of this turn-of-the-century, terra-cotta building

in Chicago’s River North area included rebuilding seven existing

storefronts and turning them into one 30,000 SF bar/restaurant/

brewery. Through International Contractors’ value engineering services,

the owner saved over $350,000 in accepted alternatives.

The project was on a fast-track, 12-week schedule and the brewery area

was completed in just six weeks. ICI’s project management coordinated

crews working around the clock to meet the grand opening date.

During the course of the project ICI provided intense coordination,

including a complete interior demolition with major structural

modifications. Upon completion of the first floor, construction began

on Phase II, an 8,090 SF banquet facility located on the second floor,

and roof top deck.

In the years following the project, ICI provided ongoing maintenance

and repair work at the facility. Coordinating with the City of Chicago,

ICI reinforced the building’s foundations in order to accommodate the

neighboring Red Line “El” station expansion.

As general contractor, International Contractors, Inc. provided the

build-out of a “vanilla box” in downtown Chicago for the new Brazilian

steakhouse, Brazzaz, The name Brazzaz means “hot embers” and the

design of the restaurant lives up to its name. The contemporary setting

features a raised area of Brazilian wood, fine Italian tile, intricate glass

work and a decorative water feature. A magnificent grill (churrascaria)

is the kitchen centerpiece allowing the chef/server gauchos to satisfy

up to 280 patrons. A variety of meats are brought to the table directly

from the grill on skewers and expertly served by Brazilian cowboys. In

addition, a spectacular salad bar includes over 40 items, from seafood to

pastas. Vegetarians and those wanting a lighter dining experience may opt for the salad bar only. The construction of this Brazilian eatery was challenging; there was only one entrance / exit in the building and the elevator was not always available. International Contractors worked with the base building contractors and was able to then establish three entrances.

After successfully completing the Fogo de Chão restaurant in Chicago’s

River North neighborhood, ICI hoped to do more work for the

Brazilian company. Their concept for a fine dining establishment with a

Brazilian churrascaria steakhouse theme fit right in with ICI’s experience

completing theme-based restaurants and entertainment facilities.

When Fogo de Chao contacted ICI to discuss working with them on

a new restaurant in Washington D.C., we were honored to have an

opportunity to begin a relationship that has produced more than a

dozen successful projects.

“They felt,” according to Bruce Bronge, President of ICI, “that we

understood what they were about. They realized what high-level

construction management services could do for them.”

West Highland Capital Partners hired International Contractors, Inc. under a construction management contract to complete extensive demolition and remodeling of this existing restaurant in Westmont, IL.

The permit was expedited based on a phased, fast-track, design and construction schedule; and ICI began the site work while the shell and interior packages were still being designed.

As design progressed, ICI worked closely with West Highland Partners and WD Partners to keep the team updated on any design changes that would affect the budget and/or schedule.

The demolition will include removal of three existing exterior walls and a complete gut of the interior of this 7,400 sf existing restaurant.

Construction of the new restaurant will incorporate the addition of outdoor canopies, a port cochere for outdoor dining and include a new car drive. The space will receive all new mechanical systems, extensive high-end millwork and finishes, and a temperature controlled wine room.

Construction will continue through the winter and completion is expected in early April.

With renowned sister restaurants in New York, Miami, Las Vegas and

Mexico City, China Grill in Chicago is bristling with a high-energy

atmosphere and globe-spanning cuisine. The restaurant has an exotic

reputation for artfully prepared meals amidst lavish decor. This colorful

restaurant, housed in the swanky Hard Rock Hotel, boasts vaulted

ceilings, multi-level dining areas and luxurious and energetic bar and

lounge areas.

Finishes in the 6,000 SF restaurant are both elegant and edgy. Walls are

lacquered and interspersed with mirrored panels. Lighting is dramatic.

Flooring includes portions of veined stone tile as well as detailed wood-

inlaid areas. China Grill offers an exhibition kitchen, visible from the

main dining floor and also from the raised platform seating encircling

the restaurant. An expansive bar at the front of the restaurant looks out

onto pedestrians and traffic on North Michigan Avenue

The Barish Group selected International Contractors, Inc. to serve as

the general contractor for the construction of their upscale martini bar

and restaurant concept in the Legends Shopping Center in Plano, Texas.

Shortly thereafter, ICI was selected for the construction of a second

Martini Park in Chicago, Illinois at 151 W. Erie.

Both restaurants were 7,000 SF interior build-outs and were designed by

the world-renown architect Jeffrey Beers, whose credits include Japonais

in New York and Chicago, Rum Jungle in Las Vegas, and Ono in New

York. Both Martini Park locations boasted high-end finishes, subdued

lighting and intricate detailing. Each featured an amber stone bar and two

limestone waterfalls that could be uplit in custom colors. Several private

booths and a myriad of flat-screen televisions added to the ambiance of

the restaurants with their “look” of sophisticated, upscale ski lodges.

The Barish Group was well known for its acclaimed Light Night Clubs in

Las Vegas and New York and the exclusive Marquee in New York.

Within the past several years, International Contractors, Inc. completed

8 build-outs for Oberweis Ice Cream and Dairy Stores. Each project was

approximately 2,800 SF and was completed in under 10 weeks.

After the interior underground plumbing was installed and the demising

walls erected, the concrete floors were poured and the quarry tile was

placed. The stores are tied into the existing HVAC, but new ducts and

returns were also installed. These are exposed in some ceiling areas, but

lay-in tile was used in some areas as well.

The stores tie into the developments’ electrical supplies, but

supplemental panels were also required to service the walk-in freezers,

refrigerators, dishwashers and limited kitchen equipment. The millwork

package includes ice cream sales counters as well as a service area with

seating for 30 customers.

Located in the renovated Railroad Union Building, the 13,277 SF

restaurant and lounge has an 8,777 SF ground floor and a 4,500 SF second

floor. The restaurant features a 350-seat, two-story dining room accented

with hand-crafted mahogany millwork, stained glass and a grand staircase

leading to the second floor. Warm English racing-car green carpeting,

Tiffany-style lamps and framed prints depict Chicago in its heyday. Booths,

known as “Snugs,” for up to seven guests can be curtained off with luxurious

velvet draperies for privacy. The interior was designed and constructed

to provide an inviting and relaxed atmosphere. The second floor loft area

overlooking the bar features live piano music. The atmosphere is reminiscent

of an old fashioned way of dining.

ICI is committed to supporting our clients’ desire to construct buildings

that are environmentally conscious.

ICI is an active member of the U.S. Green Building Council. We have nine (9) LEED

Accredited Professionals on staff. Additionally, our staff members have numerous other

certifications and training hours with sustainable activities, including nine (9) members

who are SWPPP (Storm Water Pollution Prevention Plan) Certified.

Our portfolio includes the first Volvo dealership in the nation to pursue LEED Silver

Certification. The new 27,500 SF, Volvo Dealership in Northfield, Illinois incorporates

a number of unique features, including wind turbines, a rain water harvesting

system, solar panels, and an “eco-garden.” During construction, ICI implemented a

comprehensive Construction Waste Management Program with a goal of diverting

95% of all construction debris from the waste stream.

Selecting and creating a site that allows for minimal disturbance to the environment is the

first goal of any project. When involved with the site selection and design processes, ICI

chooses and creates sites that will lend themselves toward easy access for pedestrians,

environmentally friendly locations, and rehabilitation of previously disturbed or populated

areas.

While water is our most abundant resource, ICI emphasizes water efficiency for potable

and non-potable water as well as creative methods for water disposal. Care regarding

creation and usage of energy, as well as potential effects on the Earth’s atmosphere,

are taken into consideration throughout design and construction phases. Competent

selection, use, and disposal of construction materials is a day to day focus of ICI field

personnel.

Comfort and quality of life of the end user is always a main objective and ICI aids in

accomplishing this objective through constant assessment of quality issues regarding

materials used on the project as well as HVAC and lighting systems.

ICI has completed numerous projects with Wal-

Mart Stores, Inc. The Wal-Mart Corporation goes

to great lengths to incorporate “green” elements

into their retail stores. Through our experience

with Wal-Mart, we have been involved in the

purchasing, coordination and installation of

sustainable elements and have been able to

integrate them into projects in a variety of

markets.
